« This house was perfect! We had 10 people for a 50th birthday celebration and we had everything we needed. The whole area was extremely safe and private, we felt like we had our own beach. Edgar and our housekeeper were great and very responsive. Kim was very quick to reply to wordings our needs before and during our stay. The previous reviews helped a lot...bring water shoes is the biggest! We meet a wonderful neighbor that shared some great informant as well and we felt so welcome. 10/10...

The beds are comfortable and the floor plan very comfortable for a group. Jazmin is an amazing chef — don’t miss out on this special treat! We were a group of 19 , 10 adults and 9 kids and the place was spacious.It was a little dated but nothing major , there is no oven only gas stove top but we made it work , could use a new bbq . « The villa is run down - as we expected from previous reviews, but I think it's reasonably priced considering when it's a large group. I'm not sure the pool area is safe, or how clean the kitchen is but we had a nice time. Leo was really lovely and it gets the stars because of him. It's a shame the owners don't invest in fixing things up and investing in it because it has a lot of potential. »

Close to Tulum and many sightseeing and action activities. Newly built Tulum Airport was a bonus for us. Our only dislike was the condition of the road. Very rough and bumpy getting to the villa at the end of the road. »

« Our rental was very clean and well appointed. The property manager was very helpful and available. They put us in contact with private transportation from the Cancun airport and arranged for the kitchen to be stocked when we arrived. Good snorkeling right off the beach. Could not have been more pleased with the pricing and value. We were in Cozumel for the 2020 Ironman race. The location of this rental is perfect for this event right between the swim start and first transition. »

« We had an excellent stay here with friends and family, including four young children. It really is a lovely place. A bit of an issue with the water pressure, so everyone had to shower in the main en suite. Also, the beach is definitely not a five minute walk since you have to walk all the way around a few resorts. Would definitely stay here again. »

"un peu excentré l’hôtel est agréable plein d’animaux et a pied de xcaret nous regretons cependant que l'hotel n'est pas un partenariat avec xcaret pour profitez du parc il faut payer l'entrée standart, les piscines sont jolies la plage fait un peu artificielle n'oubliez pas de réserver les restaurant des votre arrivée pour ne pas manger tout le temps au buffet qui a du choix et est assez bon dans l'ensemble une semaine agréable "

"La plage est vraiment terrible...nous avons été une seule nuit cette année. Nous avons déja été il.y a 9 ans, au Grand Riviera Princess qui est juste a côté avec les enfants. L'érosion a presque fait disparaitre la moitié de la plage, et il y avait trop d'algue du côté du Yucatan...carrément impraticable, elle était fermée et les algues n'étaient pas ramassées et dégageaient une forte odeur...très désagréable...on a marché sur la plage environ 10 minpour trouve un 'spot' correct, mais il y a a peine 2 pied d'eau et c'est très rocailleux avec moins d'algues. Cependant, le buffet et le.personnel et tout ce qui est nourriture, c'est excellent, les chambres sont très biens.Beaucoup de construction/rénovations, le bruit peut être incommodant et visuellement, ça peut être dérangeant. Pour leur hotel soeur, (Grand Riviera et Sunset) juste a côté, tout est en ruine et rénovation, je n'aurais pas voulu séjourner là.. "
