It is located in the historic center, San Niccolò district, a part of Florence much loved by Florentines. It consists of 2 double bedrooms: one with a private bathroom with shower and the other with a double bed and in the mezzanine of this room there is also 1 single bed (folding). Another complete bathroom with shower and washing machine. Large living room with double sofa bed, TV, with dining area and fully equipped kitchen (hob, oven, fridge-freezer, dishwasher, kettle and toaster). The apartment is also equipped with all comforts: free A/C and Wi-Fi, independent heating. Fire extinguisher. Dining options near by the apartment. Apartment itself was large with plenty of space. Note that you need to climb three flights of stairs which may be challenging with large suitcases or mobility issues. Plumbing a bit of a concern as hard to control temperature water in the shower likely due to age of building. Also in the main bathroom the toilet is within the shower glass which causes it to get wet. The couches were stained and dirty, we covered them with the extra sheets that were in the unit. There are holes in the kitchen counter, no amenities in the kitchen at all, zero. Most places will include salt, pepper, oil, a few packets of tea or instant coffee, dish soap. There were none of these items. The Master bathroom shower door is broken. It works but you have to maneuver the doors just so. The other bathroom is strange, the toilet is practically in the shower with no door dividing them, the floor gets soaked when you take a shower. Great location and very easy to find. Nimoe gave excellent instructions to find the lockbox and was always very easy to communicate with. The apartment is light, open, and modern. The 2nd bathroom is tight (there is a small washing machine in there, which is a nice perk I suppose, but crowds the space), but has everything you need. The location in San Nicolo is excellent. Great restaurants, bakery, bars, coffee shop on the street but still a quiet more mello neighborhood. Walking distance to everything just over the bridge . Around the corner from the Tuscany Wine Tours ( that I would definitely recommend) for a really nice wine tasting experience. This place worked perfect for me and my friend as we needed the 2 bedrooms and 2 bathrooms. The hall bath is very small but I’ll take small over sharing a bathroom. There is a washing machine, but not a dryer… not a problem for us..just an FYI. Only thing to know, there is a coffee maker but no coffee and it was a Krups single use that I wasn’t familiar with ( not the same as a Keurig). We did bring some ground coffee and there was a pour over in the unit that worked for us. If I could come back tomorrow I would :) ##### Marci M. We had to carry our luggage up on our own. This was not listed on the VRBO website. The place was clean but smelled of mold. The apartment was supposed to be in a quiet neighborhood but the noise from surrounding restaurants stayed loud until 2 am. Construction work started at 6 am. The location is perfect. We walked to everything and it’s on a nice quiet street. It has a hair dryer and washer. The negatives for us was the fact that the man who checked us in spoke no English. The apartment smelled very musty like no one had been in to spruce things up or even check to see if it needed anything before we arrived. The daily amenities in the apartment are very few. We had one towel per person for our entire stay with a hand towel. One roll of toilet paper in baths. There is no microwave. The beds and pillows were absolutely terrible as were the couches and pillows. There were black like scratches all over the fake hardwood floor. The place definitely needs some tlc and updating. We had a wonderful time in Italy however, if we return we will not stay in this apartment. ##### vacation v. You are not allowed to talk at all after 9pm, the neighbors will bang on the walls and come to your door and yell at you. Even on the weekends, I'm not joking they even hear you when you whisper. The hosts had to come to the house because the shower was leaking to downstairs, I get that, its totally fine to come. But it was clearly a design flaw in their shower(it has no door), and was clearly preexisting, still blamed it on us and charged us for damage we did not cause. Overall they are very nice people who mean well, I'm just not sure it was great for a vacation renting situation. ##### Zoe B.
