Smoking (or vaping) is NOT allowed in the house. Smoking is allowed outside only; PLEASE no butts on the ground. A $3,000 cleaning fee will apply if smoking is reported inside by my housekeeper. 420 outside is totally fine. 2\. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The Homeowner has not represented this unit as an event facility, therefore, there is a limit to the number of people (including booked guests) at any one time of ten (10). At no time may any of these visitors remain overnight or assume any guest privileges whatsoever. 3\. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4\. Homeowner allows children with the following stipulations: \- Guests are responsible for any and all necessary 'baby proofing'. \- Children must be supervised by an adult at all times. 5\. Dogs are allowed with previous permission only (ask and we can discuss it). 6\. There is no daily housekeeping service. While the house has been thoroughly cleaned prior to your arrival and linens and bath towels are included, daily maid service is not included in the rate. 7\. Denver requires all Airbnbs to be primary residences. That means each property is someone's "home" including ours. Our "stuff" is here; condiments in fridge, toiletries in drawers, clothes in closets, etc. The house will be fully clean prior to your arrival, but by booking you agree and understand this is not a sterile "vacation home." 8\. A 25lb dog lives here occasionally (approximately 50% of the time). She short haired and doesn't shed much, but you may find an occasional hair, especially on the bean bags downstairs (she loves them, and so will you).
