Please note that there is an additional guest fee of $15 per person, per day.

Please note that a $1,000 pre-authorization hold will be placed on your card upon booking. This is a security deposit and is not an actual charge. The hold will be automatically released after your stay, provided there are no damages or violations.
1. No shoes to be worn inside the home.

2. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking or vaping of ANY KIND in the house. We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.

3. Quiet hours start at 9pm on weeknights and 10pm on weekends.

4. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

5. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$40.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

6. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

7. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

18. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

9. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.

10. No Moving / Rearranging of the furniture.

15. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

16. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

17. We require the primary guest (the one making the reservation) to provide their government ID prior to check-in. Please be aware that we strictly adhere to the building policies and stay requirements for the safety of other tenants and the community.

18. All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

19. Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

20 . Check-out times are strictly enforced unless arranged and confirmed at least 24 hours in advance, to avoid disruption to upcoming reservations. Guests who fail to check out by 10:00 AM will be charged a $50.00/hr late checkout fee, as our cleaning team operates on a tight schedule.

21. Unauthorized Late Checkout: Staying past the scheduled check-out time without prior approval will result in a $50/hour penalty. If the overstay exceeds 2 hours, a full additional cleaning fee may be applied.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.

Excellent House for Multiple Families

We had 3 families with kids ranging from 1 to 12 years old and this was a perfect house for us. For younger kids, there was a high chair and pack n play, as well as kid friendly dishes. For the older kids, they loved the foosball table and connect four game. Also, the house didn’t feel cluttered with furniture or decorations and there wasn’t any furniture that would have been dangerous for the 1 year old.The room set up was also great. On the second floor there are 4 bedrooms, one of which had an en-suite bathroom with a tub (useful for young kids), and another bathroom with a shower. On the third floor there are two rooms with king beds, one of which has an ensuite with a tub, and another bathroom with a shower. The half bath is on the main floor. With 3 families, we felt very comfortable with all the space.The location was excellent because we could walk to coffee and food easily, and also a park. The pictures were very accurate and we had no issues with check in or check out. We’d definitely stay again!

Prepare to be Wow'd - Comfortable and Convenient

Family and friends stayed at this gorgeous property for 2 nights while visiting my daughter at college. The house is conveniently located within minutes of CMU & Pitt but not "on campus". You could walk for coffee or even Trader Joe's if you wanted to get outside for a bit and tour the neighborhood. Inside the house felt very private and quiet throughout our stay.There are 6 beautifully painted and decorated bedrooms and 4 bathrooms. I think one one of the walk-in closets is actually bigger than one of my bedrooms at home! The beds were incredibly comfortable which was wonderful for my parents and friends. Each bathroom was unique and the showers/fixtures/furniture were all current and beautiful. There were washer/dryer combos on multiple floors of the home. The sitting area in the back was also nice to hang out and catch some sun. There was ample parking both in the back of the house (private) and on the street in front of the home. I had some issues with the booking portion of the trip but this was not the fault of my self or the owner. It seemed to be a vrbo issue. Throughout the entire process, Rob (the owner) was very helpful and patient with my multitide of questions. Rob continued to be very responsive to any communication I may have sent and felt supported throughout the entire stay. I would recommend this property to couples or families for convenience, privacy, location, and amenities. We will consider staying here again in the future.
