Cozy and bright renovated apartment, about 100 square meters, surrounded by greenery and overlooking the mountains, able to accommodate up to 4 people, located on the ground floor of a two-family house (NO elevator, ramp for access).  
  
Located just 10 minutes by car from Menaggio, the perfect location for relaxing, trekking, playing sports or swimming in Lake Como.  
  
The apartment consists of a living room, full kitchen, two bedrooms, and full bathroom.

The internal space is organized as follows:  
  
\- LIVING ROOM with sofa, armchair, TV and fireplace (NOT usable);  
  
\- FULL KITCHEN with gas hob, dining table and chairs, fridge, freezer, coffee machine, dishwasher, oven, microwave, electric kettle, toaster, kitchen utensils and wine glasses.  
  
\- BEDROOM I with double bed, wardrobe and chest of drawers;  
  
\- BEDROOM II with two single beds, chest of drawers and coffee table with chair;  
  
\- FULL BATHROOM with raised shower cubicle, bathtub, bidet, sink and WC.  
  
FURTHER SERVICES AVAILABLE TO GUESTS:  
  
Unlimited Wi-Fi, central heating, 2 fans (available on request), cot, hairdryer, iron and ironing board, clothes rack, outdoor furniture (sofa, armchairs and coffee table).

To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. The payment of the tourist tax is required for the first 15 days. The amount is € 1 per day per person. Disabled people and children under the age of 14 are exempt.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).  
  
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings  
  
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.  
  
Como Climatic Zone E: 14 hours a day from October 15th to April 15th.

The accommodation is located in Codogna-Cardano, a hamlet of the municipality of Grandola ed Uniti, in the province of Como. A place where time seems to slow down, perfect for those seeking peace, authenticity and nature.  
  
From here, the doors open to Val Sanagra, a valley full of nature trails, old mills, waterfalls and chestnut woods. Trekking and mountain bike lovers will find a little paradise here, an ideal place for those seeking a slow holiday, genuine flavours and the chance to rediscover the pleasure of simplicity.  
  
A few minutes' drive away, the beauties of Lake Como open up:  
  
\-Menaggio, with its elegant lakeside promenade, boutiques and outdoor cafés, is perfect for a romantic stroll: 10 minutes by car or 18 minutes by public transport;  
  
\-Bellagio, the "pearl of the lake", fascinates with its well-kept gardens, historic villas and flower-filled alleys: 38 minutes by car and ferry or 54 minutes by public transport;  
  
\-Varenna, is one of the most suggestive villages on the lake, with panoramas that seem to come out of a painting: 39 minutes by car or 1 hour and 9 minutes by public transport;  
  
\-Ristorante 800: 5 minutes by car;  
  
\-Crotto Buba (restaurant): 6 minutes by car;  
  
\-Farmacia di Grandola: 4 minutes on foot;  
  
\-CONAD City: 11 minutes by car.  
  
If you are travelling without a car, the options to reach the house are:  
  
From Como (San Giovanni Station) bus C12 direction (Menaggio-Porlezza-Lugano) or hydrofoil and then take a taxi to the accommodation;  
  
From Colico (FS Station) bus C10 direction Menaggio and get off at the "Menaggio Piazza Roma" stop or hydrofoil and then take a taxi to the accommodation;
