Quiet Hours are from 10PM-9AM 7 days a week; sound level monitored by NoiseAware Automation to ensure you and the neighbors enjoy a safe, peaceful environment. PLEASE understand that this is a quiet neighborhood with very involved neighbors, and even outside quiet hours if they can hear loud music, shouting, etc across their property line, they will complain resulting in a breach of house rules and a potential cancellation of your reservation. 2\. For insurance reasons, please ensure that only registered guests are invited to the property. Any undeclared guests on the property will be incur a $40 per person fee. 3\. Please no smoking of anything inside the home. If there is smoking inside the home a $200 additional cleaning fee will be charged. 4\. Please remove your shoes upon entering the house. 5\. Accidents happen - but willful damages/destruction exceeding the coverage amount will be billed to the guest and unfortunately reported to the booking company. Upon issuing any complaints about any aspect of the property, the Guest authorizes the Host or his designee to enter the property in order to provide a resolution. 6\. Must be at least 25 years old to book - Exceptions considered, please inquire before booking. 7\. We warmly welcome pets, but please note that prior approval is required along with payment of a pet deposit and nightly fee. For the comfort and health of future guests, it\`s important that pets are crated when left alone and are not allowed in sleeping areas. If any evidence of pet hair or waste is found in living areas, the $500 pet deposit will be retained to cover the deep cleaning and de-allergen fees. 8\. Because many of the house safety and environmental systems rely on being connected to the internet, please do not unplug or disable the internet routers/modems as this will cause damage to the home. 9\. Because this home is booked virtually 100% of the time, any guests who have not left the home within 30 minutes of the 10am checkout without authorization will be billed for an additional full night rate to pay for extra cleaners to come and make the home to be spotless for the next guests. 10\. Please under no circumstances bring any food/drink other than water into the sleeping areas - if our cleaning staff finds leftover food items and/or drinks in the sleeping areas a $200 pest control fee will be charged. 11\. Guests agree to read, understand, and adhere to the Liability Waiver at the end of the house rules. 12\. Fully executed rental agreement is required to book. When we were not involved with wedding festivities our younger family members greatly enjoyed the pool. The kitchen is big enough to have 3-4 people working and not running into each other. One evening we were able to host a dinner and invite more family. The outside seating and dining area was just prefect for that. Any time I had a question, the owner Tim, always responded quickly and helped with all our needs. We would highly recommend this place, especially if you would like to gather with family or friends, just to chill or take in some of the incredible sights in the area. ##### Hylin P. We came upon this location and it suited all our needs. It offered plenty of room to spread out, enough sleeping space where nobody felt uncomfortable. The outdoor pool & gathering area was nice for day & night use. The outdoor kitchen helped greatly in cooking for so many people. House was exactly as described and clean. We came here for a men’s adult softball Worlds tournament and fit our whole team perfectly. Plus enough bathroom everyone could get ready at the same time. Everything was well stocked, the pool felt amazing and kept the kids busy. We really enjoyed the back yard space to grill out and the next door neighbor was very friendly! Tim was very responsive and quick to address anything we asked. The house is very spacious and all the beds we’re comfortable. The shower and water pressure was great. The property is all that it said it was and MORE. Our family had the ability to be together and YET we each had our own space when we needed it. The backyard had everything that someone could ask for swimming in the private pool, cooking, sunning, watching TV or swinging. It was wonderful. The inside of the home was even better with bedrooms and bathrooms galore. There was no need for waiting in line for a bathroom. The kitchen was fully equipped oh did I mention BOTH kitchens. Yes, with the number of family members we had we needed both kitchens. This wasn't just a house it felt like a home to us, believe me we will be back. A special 'thank you' to Cassidy who is a member of the Property Management Team. She responded to all of my texts quickly and provided us with such care during our stay. As a side note Cassidy became my sister's best friend...my sister Cheryl ALWAYS travels with her favorite well-seasoned cast iron skillet (she makes the most wonderful breakfast meals that we all enjoy!!!). Cheryl left her skillet when we left the home. Cassidy was kind enough to go to the house, find the skillet, and then meet me the following week so I could deliver it to GA where Cheryl was anxiously awaiting its arrival. The house is great for a large family gathering and has a good separation of space, with several gathering spots for games and hanging out. The driveway is large and will accommodate many vehicles.
