Conway, 15min to pleasant mountain, Dogs ok Cozy Fryeburg, Maine Chalet in the quaint & rural community of Kimball Lake Shores. Just a short drive to North Conway. Perfect for families to relax & spend quality time together. In the Summer, enjoy access to Lower Kimball Lake with beach & (kayak or canoe) launch. Nearby year round hiking trails in the area as well. In the winter, the Chalet is situated between ski mountains: Cranmore Mountain & Pleasant Mountain. Close access to Snowmobile trails. Enjoy relaxing in the hot tub after a day of exploring the area! Whatever your vacation interests are; the area boasts it all! The Chalet includes two bedrooms downstairs, each with queen beds. Upstairs is a loft with three twin beds. One bathroom downstairs, full kitchen, living space with t.v. & Roku tv included w/ dvd player. Satellite Wifi is also available. There is a three season screened porch with a 6 person hot tub, 8ft picnic table, and comfortable seating area. We have a selection of DVD’s, board games, and playing cards. Outside is a fire pit, bring firewood. Outdoor gas grill w/ propane provided. This Cabin is in a RURAL area. It’s a place to escape and unwind. In the event of a storm; you could experience a power outage. Please note: The rate is based on a 4 person occupancy. Additional guests: $35 per night/per person. Pet fee $50 per stay(2pet max). Quiet hours are to be observed between 9:30pm-8am. Thank you! NO SMOKING INSIDE Please read our policies carefully: \-Due to local laws or H.O.A. requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. \-No smoking allowed inside the cabin. If evidence of smoking inside, renter will be charged an additional $100 cleaning fee.. If found littered on the property an additional $50 fee will be charged. \-The property shall not be used by more than the number of adults and children listed in your reservation. An additional $35 will be charged per person per night. \-All guests shall abide by Kimball Lake Shores Association's Good Neighbor Policy (see below) and shall not engage in illegal activity. Quiet hours are from 9:30 p.m. to 8 a.m. \-If early check-in is available for your reservation, you will be notified on the morning of your arrival. At this time, we cannot offer late check-outs. \-Due to Association guidelines no tents or other structures may not be erected. \-Due to Association guidelines no R.V.s or Campers are permitted on the property. \-Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy. \-The lake is a ten-minute walk from the cabin or there is a ballfield area on the left before the lake for parking. Do not park on anyone’s property or at the lake gate. If this rule is violated, you may be asked to leave. \-We are not responsible for inclement weather. Check the weather before your trip. If you decide to continue with your travel plans; BRING SUPPLIES! We provide a power outage kit with flashlights, batteries, and candles. It's located in the storage room in the Cabin (labeled "power outage kit"). Note: We do not offer refunds for inclement weather. Very easy to find and check in, very safe property off the road with little traffic and as it's a small neighborhood all the traffic is slow. Took 3 young kids (3,3,8) and they loved it. The chalet is warm and cozy, two lower bedrooms and the loft which can sleep 3-4\. the kids loved sleeping in the loft. There were plenty of heaters and a gas stove so the chalet gets nice and warm. The screen porch was great with the hot tub and the kids were in it multiple times a day. The neighborhood is quiet dirt roads and we'd take the kids cycling down to the beach area and had fires out in the fire pit in the yard. It's only 15 minutes from Fryeburg or 25 from North Conway which has basically anything you could need. Just up the road you have Hurricane Mountain Road and access to Black Cap/North Kearsarge and to the North Evan's Notch and all the peaks in that area. The wifi is slightly slow but didn't really impact the stay, the kids could watch what they want, we could work, it was just slightly slower than what we were used to. Certainly keen to go back. It felt very homely and we could relax and let the kids relax too. ##### Iain R. The property was a good size, lake access right down the street with beautiful views. The hot tub, fire pit & screened in seating area were enjoyable. The house does get very hot during the day but mostly cools down at night & during the early morning. Additional fans are needed otherwise. ##### Laura C. Enjoyed the hot tub. Although it’s mentioned in the listing that the internet service is very limited I don’t think I realized how much I wanted that. We wanted to drink wine, hot tub, read our books and relax with no agenda. We LOVED that the wifi wasn't decent as it forced us off our mobiles and into a time before phones. The house had everything we needed! Perfect location near the lake but near Conway for shopping and restaurants.
