Located in a gated Saw Creek Estates community. Saw Creek flows through Silver Fox homes property, and our guests have full access to it. The kitchen is fully equipped with all that you will need. We provide you with towels, clean linens, soap, and shampoo. Property under surveillance. FIVE outdoor surveillance cameras. At each entrance. No refunds will be issued if canceled last minute due to personal Covid-19 issues. Full refund due to Covid-19 will be issued only if the governor of PA bans short term rentals. Important Hot Tub Information: \*\*\*\*Please attach the spa cover after each use. \*\*\*\*Not having a cover on may prevent the hot tub from heating up. \*\*\*\*The hot tub must always be ON! Never turn the hot tub OFF! \*\*\*\*Turning off the hot tub, especially with water in it may cause the pipes to freeze and lots of other damage. Any damage caused to the hot tub be will be charged accordingly. \*\*\*\*Please refill the hot tub if the water has been splashed out. \*\*\*\*When the water level is below the jets, the hot tub heater will stop working. Please call me and I will guide you on how to fill up more water. \*\*\*FAILED TO DO ANY OF THE ABOVE YOU WILL BE FINED $500\*\*\* 1.Must be at least 25 years old to rent. 2\. Smoking is prohibited. Prohibited smoking items include cigarettes, e-cigarettes, marijuana, any illegal substances, and hookah. $500 penalty if smoking is detected. 3\. The guest is solely responsible for all members of the party and their guests. Guests are not allowed to exceed the occupancy limit of 16\. 4\. While the house offers a fun and relaxing environment, please be mindful of your noise outside especially in the evenings, and do not venture on to others’ properties. Not everyone who lives in the Poconos is on vacation so please respect the community rules and neighboring properties as the community is very strict on any rules that are broken. \*Quiet hours after 11 pm. 5\. Hold Harmless: The Homeowner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest/guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. The homeowner attempts to properly maintain the vacation rental. Guest agrees to immediately notify the owner of any maintenance problem, so the situation can be remedied as soon as possible. The homeowner is not responsible for any inconveniences that may occur for which Homeowner has no control. This includes, but is not limited to power outages, adverse weather conditions, construction, a mechanical failure such as hot tub, TVs, etc. No refunds will be given for occurrences beyond the owner’s control. 6\. Cleaning: There is no daily housekeeping service. While bed linens, pillows, and blankets are included with the rental, daily maid service is not included in the rental rate. As part of the cleaning service, it is standard for beds to be made for Guests’ arrival. The home is provided with a starter set of septic safe toilet paper, paper towels, and basic cleaning supplies. The homeowner does not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, and laundry detergent, etc. Cleaning is included in the total rent, which includes house cleaning and hot tub maintenance/cleaning. If the premises need additional cleaning to return to the state prior to Guest arrival, the Guest shall bear those additional costs. Some examples are stained carpets and marked walls. Guest agrees to keep house, furniture, and furnishings in good order. Guest is responsible for the cost of replacement of any damage to furniture or premise and replacement of missing items. All winter equipment including but not limited to skis, snowboards, ski boots, poles, must be stored outside. Equipment is not to be brought into the house to avoid damage to the floors and walls. 7\. Garbage: Trash must be taken to the nearest community dumpster. They are located on the way to each exit. I will send a map of where the nearest community dumpster locate to your location. Each bag of trash left behind will be charged a $25 fee. 8\. Hot Tub: No children under the age of 16 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with usage. Use at your own risk. We sanitize and replenish chemicals in the hot tub prior to your arrival. Do NOT stand or sit on the hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Also, please be very careful when removing the hot tub cover– lift as a team and set down gently. Remember when not using the hot tub, leave the cover on so the hot tub will stay warm. The informational binder will contain additional guidance on hot tub use. 9\. Water and Septic: The property is a private water company (Amerivcan Water) and in house sewer grinder pump. DO NOT FLUSH anything other than septic safe toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer pump, you could be charged for damages. 10\. Locked Areas: Guest will not be provided a key for Homeowner’s personal storage spaces. Any attempt to enter locked areas is cause for immediate termination of this agreement, forfeiture of all monies paid, and Guest will be liable for any damage and or missing items. 11\. Use of Security Cameras: The guest understands and accepts that the property is protected with outside security cameras. These cameras are used to protect the property. There are NO cameras inside the house. 12\. Security Deposit: You will be charged if there are damages to the property or furnishings, dirt or other mess requiring excessive cleaning, any fines charged, and any other costs incurred by the homeowner due to guests' stay. The homeowner may use all or part of the security deposit to repair any damage caused by the Guest. Should the damage amount or fines exceed the amount of the deposit, the Guest remains liable for the balance. If you are respectful of our home and neighborhood and treat it with care your security deposit will not be charged. If the premises appear dirty or damaged upon Check-in, the Guest shall inform Homeowner immediately. 13\. Falsified Bookings: If your booking was made under false pretense, including, but not limited to, a falsified name, age, or size of the party, you will be subject to immediate eviction and for feiture of all amounts paid. It offers everything for a family with young and old kids as well as adults. The property is setup so well for outdoor entertaining with a beautiful landscape, creek dock with a retaining rock wall to allow for floating and deeper water, paved fire pit area with a lighted walkway to add to the whimsical feel along with a huge hot tub. The house was the best equipped house we’ve stayed in with quality linens, utensils, appliances and so much more. The Host, Luba, was absolutely wonderful!! She responded to every message immediately and was so sweet and accommodating. Our family with 5 adults and 3 kids under 6 had the time of our lives. The community offered everything you need. The only downside was… a week just wasn’t long enough!! Best mountain/lake vacation yet!!! ##### Pauline C. House was beautifully set up for Christmas. All the amenities where included from bathroom necessities, kitchenware, cookware, bedding, to a hot tub, entertainment, bar, and so much more. Very clean and cozy for a family of nine and two dogs. We all had a fanastic time and plenty of room for everyone. Creek in the backyard was so relaxing to sit there and listen to the water flowing. Will definately stay there again and highly recommend this house for your next getaway. ##### maria c. The house was great for all ages including a hot tub, games, a large screened in patio where we spent lots of time. My favorite was the lovely fire pit and patio area down by the creek. So peaceful, wish I had more time to hang there. Lots of nice touches around the house, and the amenities in the community were nice too. Clean pools and a beach. The home accommodated our large group well with plenty of space for four little ones inside and out. A large deck offered a nice place to relax and watch the children run and play. The community offered indoor swimming which we took advantage of as the weather was a little too cool for outside swimming. We were only 15 minutes from Bushkill Falls where we spent the morning on a short hike and panning for gemstones with the little ones. We were 15-20 minutes from East Stroudsburg which offered dining, a public library, a playground and a miniature golf course. Communication with the owner was excellent. Luba was extremely communicative and very accommodating. The property itself is a great size even for a group of 10-12\. While we didn't avail of the shared community amenities there looked to be a great pool, tennis courts, etc. Luba made sure all rooms were stocked with linens and all bathrooms with necessities like soap and toilet paper, a really nice touch that we appreciated. Everything you need is available. Although you need to bring your own wood, previous guests left plenty. Game room, bar, hot tub and karaoke were a hit with the young adults. Drinking coffee in the morning on the dock was amazing. The open concept and multiple decks kept the flow moving and there was plenty of room to gather. The sunroom was perfect for family meals. Just a heads up that the canoes kayaks and paddle board rentals could only happen on the weekend, so plan accordingly. Definitely would rent this home again! This property was perfect for our weekend getaway. We loved all of the little details in the decor, fully stocked kitchen, and outside layout. Unfortunately, laundry was listed as an amenity, but we did not have access to that or a hose to fill up the hot tub. Our use pushed some water out below the top jets and we had to tediously fill small trash cans to put water in the tub to avoid burning out the motor, as the jets automatically turn on every couple of minutes. It would have been nice to have bath mats or extra towels to use for that, as we ended up running out of towels because of putting one down on the floor in each bathroom. None of this ruined our stay, and we still enjoyed ourselves and the property. The owner was in contact with me all weekend and was very responsive and tried to remedy the laundry access, just wasn't able to get resolved. We appreciated the little extras provided upon check-in and the cleanliness. Thank you for allowing us to use your property for our event! ##### Joni C.
