Bedroom 4: 1 queen bed and 1 single bed downstairs (rollaway 75' x 31").
Bedroom 5: 1 queen bed downstairs.

6. HOME ACCESSABILITY:
NOT RECOMMENDED FOR HANDICAPPED OR MOBILITY IMPAIRED PERSONS.

7. There is no access to the three (3) car GARAGE.

8. PARKING:
Parking area is limited to a MAXIMUM OF FOUR (4) CARS.
House is located in an upscale residential neighborhood on a quiet cul-de-sac. We have an agreement with our neighbors that there will be no parking allowed on street in front of their homes. All vehicles MUST be parked in our driveway.

9. OUR HOUSE is ideal for up to a maximum of 10 persons.
(guests staying plus visitors combined)
For example; if you have 7 persons staying then only 3 visitors may set foot on this property.

10. LAUNDRY ROOM:
There is a laundry room that provides storage and full size Washer and Dryer.

11. SUMMARY
Guests can enjoy a memorable vacation in this fully furnished, 5 bedroom, 2 1/2 bath Home.
Master bedroom has a king-sized bed with ensuite bathroom, private desk, walk-in closet and sitting area. Remaining 4 bedrooms are furnished with queen sized beds (roll-away bed is kept in closet).
*Living room is fully furnished with comfortable recliner seating throughout.
*Large formal Living room.
*Free access and play to Owner's private collection of coin operated Arcade game machines, pinball, and Air Hockey (all machines are set to free play).

12. BEFORE BOOKING:

- EXTRA GUEST FEES
The base price is for 2 persons. For any additional guests over 2 years old and up there is a $14/night per person fee.
When submitting an inquiry, please include all information regarding guests and visitors.

* Per person charge includes normal extra cleaning costs. Prior to your arrival, we provide LINEN SERVICE. It is determined by the number of registered Guests in your party. Your registered guests determine the correct number of beds to be made-up with linens, sheets blankets and pillows. Additional towels are also provided based on the number of registered Guests in your party.

a. NO VAPING, SMOKING or PETS allowed in the house or anywhere on property.
NOTE: there is a $250 fine if you or anyone in your party smokes or brings a pet on this property.

b. You must be at least 25 years of age in order to make a reservation. Otherwise, please contact us prior to making a reservation.

c. Before making a reservation please state in writing to us If there is a special event or group gathering function planned and if any additional visitors will be invited during your stay (defined as anyone who might set foot on this property but not staying the night).

*CHECK-IN time is 4:00PM.
*CHECK-OUT time is 11:00 AM no exceptions.

13. Overnight GUESTS and Visitors:
ADDITIONAL PERSONS POLICY: Some Guests have not been honest about the number of people in their party so I'd like to be very clear about this policy. I will always try to be as accommodating as possible so if you have a special request please ask. That said if you do not honestly state the number of people in your party it will result in a loss of your damage deposit and potential additional cleaning charges.
LINEN SERVICE WILL BE PROVIDED ONLY FOR REGISTERED GUESTS.


POLICY & PAYMENTS

IMPORTANT
Only persons you’ve registered with us in advance are permitted on this property.
You must pre-register any persons with us who may set foot on this property during your stay.

a. If you check-in with more guests than what is on your reservation and the total number of guests does not exceed 10, you will be charged an extra fee of $100 per person per night over what is on your reservation. If you check-in with more than 10, your reservation will be terminated and we will keep the total cost of the reservation. Maximum occupancy per reservation is always 10 persons.

b. Once you check-in, you will not be able to add/invite more guests including visitors for the duration of your stay without prior written approval of management. If these terms are violated, we will terminate your reservation and keep your security deposit.

c. We do not provide housekeeping services after check-in. It is guest responsibility to stock up on amenities and groceries during your stay.

d. MAXIMUM aggregate occupancy for this home is 10 people.
(Number of overnight guests + visitors = 10 persons maximum/combined)
For example; if you have 7 persons staying then only 3 visitors may set foot on this property.

e. You're required to sign a short-term rental agreement and provide ID prior to arrival.

f. Parking for 4 cars maximum allowed. NO GARAGE ACCESS.


- FOREST RIVER HOUSE IS FOR YOUR COMFORT. PARTIES OR GATHERINGS OF ANY KIND ARE NOT ALLOWED.

- Outdoor TREE-HOUSE IS NOT AVAILABLE TO GUESTS. This is due to: Insurance, legal and liability issues.
