Every corner of this home reflects our dedication, making your stay as cherished as our own family moments. Back in the 1920s, as Merritt Island thrived amid sprawling pineapple plantations and Florida pulsed with the rhythms of the Jazz Age, The Parkhouse emerged as a practical symbol of its time. Strategically built along South Tropical Trail—the island’s only north-south road and a lifeline for shuttling fruit to the commercial docks at Hacienda Del Sol on the Indian River—it reflected the ingenuity of its visionary builder. Beyond crafting a home, he laid the foundation for a lasting legacy: the land he owned would one day become Rotary Park. For years, his horse-drawn buggies hauled golden pineapples to the river’s edge, and in the 1970s, he cemented his impact by donating 40 acres to the Brevard County School District, creating a cherished space for generations of children. So deeply woven into Merritt Island’s identity was The Parkhouse that it remained untaxed until the ‘70s, a quiet tribute to its enduring significance. But that was then. Fast forward a century to 2023, and we found her—a grand dame fallen on hard times. Formerly breathtaking in the 1920s, The Parkhouse was sinking, rotting, a neglected shell of her past. Before we move forward, I just wanted to point out that the SEARCH option for this digital guide is at the bottom. Consider it your fast pass to answers - or you can get there by tapping here. Rental Agreement: Must sign electronic guest agreement (guest agreement reflects the same \`house rules\` & agreements provided below). Failure to sign will result in cancellation with applicable cancellation penalties. 1\. Parties or Events are not allowed. Quiet Hours are from 10P-9A 7 days a week; sound level monitored by NoiseAware Automation to ensure you and the neighbors enjoy a safe, peaceful environment. PLEASE understand that this is a quiet neighborhood with very involved neighbors, and even outside quiet hours if they can hear loud music, shouting, etc across their property line, they will complain resulting in a breach of house rules and a potential cancellation of your reservation. 2\. For insurance reasons, please ensure that only registered guests are invited to the property. Any undeclared guests on the property will be incur a $40 per person fee. 3\. Please no smoking of anything inside the home. If there is smoking inside the home a $200 additional cleaning fee will be charged. 4\. Please remove your shoes upon entering the house. 5\. Accidents happen - but willful damages/destruction exceeding the coverage amount will be billed to the guest and unfortunately reported to the booking company. Upon issuing any complaints about any aspect of the property, the Guest authorizes the Host or his designee to enter the property in order to provide a resolution. 6\. Must be at least 25 years old to book - Exceptions considered, please inquire before booking. 7\. We warmly welcome pets, but please note that prior approval is required along with payment of a pet deposit and nightly fee. For the comfort and health of future guests, it\`s important that pets are crated when left alone and are not allowed in sleeping areas. If any evidence of pet hair or waste is found in living areas, the $500 pet deposit will be retained to cover the deep cleaning and de-allergen fees. 8\. Because many of the house safety and environmental systems rely on being connected to the internet, please do not unplug or disable the internet routers/modems as this will cause damage to the home. 9\. Because this home is booked virtually 100% of the time, any guests who have not left the home within 30 minutes of the 10am checkout without authorization will be billed for an additional full night rate to pay for extra cleaners to come and make the home to be spotless for the next guests. 10\. Please under no circumstances bring any food/drink other than water into the sleeping areas - if our cleaning staff finds leftover food items and/or drinks in the sleeping areas a $200 pest control fee will be charged. 11\. Guests agree to read, understand, and adhere to the Liability Waiver at the end of the house rules. 12\. Fully executed rental agreement is required to book. Because your safety and privacy matter, the property features security cameras that monitor the grounds around the home and inside the garage- there are ABSOLUTELY NO cameras inside the living areas of the home. This Agreement is between Altus Resorts and its agents (“VRM”) and (\`Guest\`) GENERAL TERMS. Terms include those in this agreement (“Agreement”); any online agreement or terms, confirmation; directions, instructions (check-in, checkout…), house rules, house signs, & similar documents; any condominium or homeowners’ association rules & applications, including required approvals; and any options, optional agreements, and waivers. However, if Guest remains then disputes a credit card charge, Guest is guilty of a felony. Violators will be prosecuted. Cancellations & Changes. Cancellations must be in writing. A fee equal to all payments received applies to cancellations, missed or late payments, failing to complete the reservation process, & not occupying the Property, unless cancelled 60 days prior to scheduled check-in date, when a 10% cancellation fee applies. Changes, when available, are subject to a $250 fee, plus any rate & fee increases. Reservations are cancelled without refund if Guest provides false information when reserving or fails to provide a matching ID and credit card. The indoor spaces met our needs well, but the best part was outside. The kids spent hours in the pool, we saw dolphins and a space launch from the dock, and we all fit around the table in the screened patio. The beach is only 11 minutes away. So when I booked this lovely home, I was so impressed with how accommodating Tim and his manager Cassidy were with our last minute booking!We got a call immediately from Cassidy, thanking us for our booking and touching base with us for the house rules. Nice!Tim, the home owner, was so quick with his responses if we texted him with questions. Excellent!They actually provided us a link for a 3-D, and a video guided, tour of the home. WOW! That really helped!! :-) This home is GORGEOUS! Heated pool, fire pit and the bedrooms are plentiful! The kitchen layout was easy and condusive for family gatherings. Plenty of bathrooms, too! Very scenic exterior with a large yard, views of the water and a great covered patio. We had people over to grill one afternoon and the outside space worked great for it! We had an excellent time exploring the beaches and doing the boat trip on Banana river. We were able to spot a few manatees and dolphins and enjoy glorious sunrises. The host was fantastic! We had warm and friendly communication at every step of the way and making our stay very memorable. The house is right across the street from the Indian River Lagoon and the view was very enjoyable right from the house. We wish we had a few more days! We enjoyed every minute of our stay. Check in was straightforward. The property was clean, spacious, and impressively stocked compared to some other properties we’ve rented. The pool and accompanying backyard was our favorite along with the dock. A+++ We had originally booked another property in the area that cancelled last minute on us (after speaking with VRBO, multiple properties in the area that offer a "LOWER" price property cancel multiple times on other people in the last two years) and Tim was awesome to work with from the first conversation. The property is updated, well kept, extremely clean and comfortable and above all- the communication with Tim and his staff were amazing. We were given all the info for the property and they had the pool warm and ready for us! There were paddle boards at the property and plenty of towels, blankets, bedding, etc. This was one of the BEST experiences we have had with VRBO and highly recommend Tim's property! ##### Will R. We could not have had a better stay and we will book again at this wonderful home. Our family made a last minute trip to visit family. We arrived in the middle of the night and because witness so last minute needed assistance with the booking etc. Every need or question we had was met. This was the best rental experience I have ever had in terms of how attentive the owners and service are. It felt like family ! This home has everything a family needs- from tons of towels, fans and tvs in every room, all the kitchen supplies, toys for the kids and even beach needs and even many many extras. It is so spacious and comfortable to relax and has a lot of space to spread out. The outdoor space is just as nice if not nicer than the photos and during our 7 days stay the pool was cleaned multiple times. We had random needs and requests that the team went out of their way literally to help with. I am still taken back by how wonderful that aspect made our family feel. The location really felt central to so many things, we were able to easily get food delivered from Restraunt’s and instacart. The dock and view is breathtaking. So many gorgeous sunrises and sunsets. And the heated pool was just perfect for our kids who swam bright and early in the morning and evening before bed. This stay exceeded my expectations and also made us smile and relax because of the owners, care team, the views, the amenities and the comfort of the home. We highly recommend! ##### Maggie G. The host was kind and communicative. We loved the heated pool, which was perfect in the first week of December, with the average temp was 71\. The kitchen was spacious and had all the supplies we needed to spends 4 days there. The view was beautiful from the house and one morning we even saw dolphins by the dock. This house and area is spacious and relaxing and is in easy 10 min drive to stores for a quick pick up of groceries. My only feedback we had was the light switches. This a big house and there are so many light switches that it is almost a game to figure out which switch goes to which light fixture or lamp. I suggest a small label to help future guests. Honestly that was my only concern, which is very small. I highly recommend this place for larger groups and families. ##### Gabryele M. The location is perfectly suited between Cocoa and Melbourne, on the water. Tim is a proactive, fantastic owner. He quickly responded to all requests. Initially, the air conditioner was being serviced as we arrive, but he ensured it worked well through the entirety of our 5 day stay. The kids loved the pool and pool accessories. We took his paddle boards onto the water multiple times, a short 50m walk. The home is fully equipped, with wonderful modern kitchen. The common areas have plenty of space for family togetherness. We had 12 people with everyone having a comfortable bed to sleep. The only warning is that there are "nosee'ums" outside that come out at dusk; typical of most southern beach locations, being so close to the water. Once we put on bug spray, they left us alone; but without it, they would eat us up. Thanks for your hospitality Tim! ##### John P.
