This third row home has all the amenities you'll need to enjoy all that Folly Beach and Charleston have to offer. More details about the house: The beach is just 500 feet away, so close you can hear the surf in the evenings from the spacious screened porch. Bert's convenience store is just two blocks away for last minute supplies. If you want to eat in occasionally, you'll love our fully stocked kitchen. We also have a gas grill for you to use. If you prefer, Center Street is only four blocks away and downtown Charleston is just 20 minutes away. Both will provide all the dining, shopping and night life you'll need on your vacation. The entire upstairs unit is yours. The bottom unit of the duplex is mostly used for storage although the owners do occasionally spend time there when work and real life permit. I personally manage this house for the owners. I manage two other properties on Folly, one of which I own. Although I am not the owner of this house, I do take pride in treating it just like I do my own. I will be available any time I'm needed throughout the reservation process and during your stay. 1\. The individual booking this property must be at least 25 years old and must be one of the guests staying the entire length of the stay. 2\. Early check in or late check out may result in an additional charge to the guest. 3\. Propane tank refills are guests’ responsibility. 4\. No "Partying" or loud music. 5\. Please adhere to the maximum occupancy of 5 people. Additional people may overwhelm the septic system which is sized to the house. 6\. Additional guests must be coordinated with the manager prior to check-in. 7\. Hurricane policy. If a voluntary evacuation for Folly Beach is ordered by a government agency you may elect to vacate the property. Notify the manager of your intention to vacate. You will receive a refund for the prorated portion of your stay covered by the evacuation order. If a mandatory evacuation for Folly Beach is ordered, please vacate immediately. You will receive a refund for the prorated portion of your stay covered by the evacuation order. 8\. No smoking within the house. Smoking is allowed outside the house, including screened porches. Please ensure all areas are clear of smoking materials on departure. A $200 charge will be deducted from the deposit if guests smoke inside. Check Out 10\. Remove all items from the refrigerator and set home thermostat at 75 degrees. 11\. Wash dishes, strip bed sheets and pillow cases, take out all garbage. 12\. Close propane tank valve (under BBQ Grill – turn clockwise). 13\. Lock the doors and leave the house key back in the lockbox at check out. 14\. MINIMUM charge is $100 for ANY repairs, additional cleaning or cigarette butts left outside the home. 15\. Comply with the Folly Beach Rules and Regulations. A link to those rules is included in your pre-arrival email and are posted in the vacation rental. 16\. The home is clean, comfortable, and thoughtfully stocked with everything we needed. The walk to the beach is easy, and with fewer crowds this time of year, we had plenty of space to relax and enjoy the ocean.We especially loved spending time on the screened-in porch. It was peaceful, breezy, and a favorite spot for both us and our dogs. It’s such a gift to find a place that feels effortless, and the host truly makes everything so easy from start to finish.Already looking forward to our next visit. It was spacious, clean and bright from the many windows. The kitchen was well equipped with a coffee maker and a Keurig, which I found as a nice touch. It was a short walk to the beach which had warm and calm water to swim in. I mention this because we stayed in Outer Banks, NC three different summers and the water was rough and had extreme winds everday. There is an outdoor shower with hot and cold water which was fantastic for returning from a day at the beach.Kevin, the host, was thoughtful and available at anytime if needed. All though the carpet was stained in one bedroom. There was a good bit of white dog hair throughout the house. I had to clean the filter in the Shark Vaccum to vaccum.(it was black and smelled like a dog). I didn't mind cleaning it, those need cleaning from time to time. (House cleaning is a second job that I have, seriously)The outdoor shower was very nice and handy. The outside areas could have been more tidy. Loved the laundry area and the little extras like soap, shampoo, conditioner, make-up remover wipes and providing a start with paper towels and toilet paper. Oh and the bath towels and linens. Very nice touch with how the towels were left on the beds when we arrived. A very short walk to the beach and from town. We love bringing our dog Abe on his first beach trip. We loved the game/ puzzle table, so relaxing!!! We put one puzzle together twice!! The space is bright and roomy and the screened porch is wonderful. We did not feel the property was ready to be rented; perhaps because we were early in the season, but it seemed there should have been a more careful preparation/checklist in advance. Grill was filthy, stove was old and not working properly, shower curtain had mold and numerous kitchen items were dirty and had to be cleaned before using. The yard has lots of "junk" lying around and just was not presentable as a beach retreat. For the total expense over 4k, this was not good. ##### Janet B. It is clean, comfortable, bright, and so close to the beach. Most days and eves were spent on the porch, the kitchen had all I needed to cook and it just felt so lovely and spacious and airy. The light coming in through the branches in the morning on the porch was heavenly! It felt like great value for what you receive. The host was responsive and kind.
