Secluded location is just minutes walk from the beach but with many of the luxuries of home. Chef-quality kitchen, gas stove, built-in fridge and quartz counter tops are perfect for cooking up the local seafood. Comfortable beds and spa-like master bath with jetted tub offer ideal relaxation after a long day at the beach. Rooftop deck is designed to take in the sunsets with a glass of wine surrounded by family and friends or at night gaze at the bright stars that aren't visible in urban environments. You will hear the soothing ocean waves from the rooftop deck and master bedroom if you sleep with open windows. The cool nightly fog envelopes the house and is perfect for a good night's sleep. The home has three private bedrooms -- two with private baths -- and a private bedroom downstairs with laundry and a washroom across the hall. The back media room doubles as kids quarters with one futon mattresses and a l-shaped couch. The futon frames have been removed as guests were damaging the walls so mattress are on the floor. The room has a TV for watching DVDs (bring your own or watch the ones supplied). Downstairs there is a small couch that folds out into a futon that is probably best for smaller children. Ocean Acres is a 90-minute drive south to Anderson Valley wine country. A couple hours drive north is the Lost Coast and giant Redwoods so it is a perfect base for family vacations. Westport-Union Landing State Beach is right across the street and guests can walk miles on the beach to enjoy secluded quiet (make sure to check the tide tables as at times some areas are impassable). The water is also too cold to swim in year around without proper wet suit. The house is far from neighbors, which adds to the peace and quiet but rural living does have its compromises. Starlink was recently installed allowing for better connectivity but it is still slower than urban internet. The closest large grocery and supplies venues are 30 minutes south on stunning Highway One so stocking up before arrival is a good idea. Fort Bragg's stores, restaurants and seafood markets in the harbor offer a nice day trip. Westport, five miles south, only has a small convenience store with alcohol and basic sundries. The Old Abalone Pub is a nice bar and restaurant in Westport but the house is designed for people who want relaxation and quiet to escape the everyday stresses. Being in a rural location, the house is on well water and septic system. There is a whole house filtration system but occasionally the water will be discolored or have odors. Despite being perfectly safe to drink, bringing bottled water is recommended for people accustom to city water. The driveway is steep so four-wheel drive or vehicles with good traction are recommended, especially in the rainy winter season. As coastal temperatures usually hover between 50 degrees at night and 70 during the day, none of the coastal properties in Mendocino have air conditioning and there isn't even an air conditioner dealership in hundreds of miles. The master in Ocean Acres has a ceiling fan to help circulate the air. In Feb 2022 we got rid of our management company but you can still see more pictures and reviews on their website: https://www.vacasa.com/unit/41916 Up to two dogs per visit are welcome (with additional dog cleaning fees and damage waiver) but we ask they are kept off furniture and beds. Please put any pets in the provided kennel under the stairs if leaving them in the house by themselves. The rural location also comes with some risk to animals and children as mountain lions and bears have been spotted in the area and deer often graze on the land, risking that a prey-driven dog might take off into the woods or find himself on the busy highway. Guests are urged to make sure animals and children are kept under constant watch and leashed when not in the house. Warning: there is absolutely no smoking in the house or anywhere on the property. Fire danger is extremely high and one wind-blown embers could start a catastrophic fire. That is also why there is no outdoor cooking facilities like a grill. If our cleaner or security camera have any evidence of smoking inside or outside the house, guests will be assessed a $500 penalty for the stay. If you must smoke the place to do it is the camp ground parking lot across the street from the property on Highway One. We didn't get an address to find the property, your instructions were backwards and we didn't get a code from VRBO . When we finally were able to get in we were quite surprised by how big & beautiful it all was. The queen bedroom shower never got warm, so 2 of us took fast COOL showers. There was nothing to clean & mop the floors with except a broken broom and half working vacuum. I would highly suggest a Wet Jet Power Mop, I love mine for all my floors.The driveway up could really use some trimming of the bushes & Pompous Grass, as well as trim the Pompous Grass blocking the view out the big windows in the living room.I didn't read anywhere yet about getting any of the fees back, as we left it a little cleaner than we found it.Other than that it was a great weekend with family and many memories were made! ##### Sandi H. The location of the property is absolutely amazing with access to many beautiful beaches in close proximity. The property does full justice to the surrounding views of mountain, ocean and star gazing in the night. It was clean and well maintained. Appreciated the small thoughtful articles placed in the house by the hosts to make the satay very comfortable. Highly recommended! ##### Srividya S. Due to a storm, we lost power, which means not only no electricity but no water, no flushing of toilets, no cooking. The information provided online and in the house notebook provided nothing about the fact that there was a generator. We learned about that after notifying the owner, who said it should have kicked in automatically. My son is familiar with generators and was able to get it going. We were fine for about 12 hours when the generator went out and would not turn on for more than 5 minutes at a time. Also, the propane tank was only at 15% full. After informing the owner, he claimed that the generator was not broken, he could not get an emergency propane delivery, and that he was not responsible for our predicament. He didn’t advise us that we should use the generator sparingly. This was the key. I wouldn’t advise staying here unless you are prepared for power outages and broken generators. ##### Martha R. Unique modern home with a terrific views from the living room and master bedroom. Cleanliness was not good: food and dirt in the couch and chairs, dirt and dried food on the doors off the kitchen, stains on the walls and around door handles, unfinished looking paint on the walls and baseboards. Outdoor furniture was old and ripped up with duct tape. Windows were dirty with spider webs all over on the outside of windows. The front entrance was over-grown with weeds and the concrete walkway had broken concrete with weeds growing through the concrete. Cable Tv did not work, there was a problem with the connection. Emailed the owner and offered to send him pictures, his response was: "interesting, no one has previously complained and you will not find another house in the area for xxxx a night." Offered to refund me, but I was not looking for a refund or discount, my intent was to make him aware and possible get the cleaning service out to clean properly since I paid a cleaning fee. Overall, I was very happy with the location and house and I overlooked the cleanliness issues. ##### forbes a. The kitchen is very well equipped (wonderful fridge and range). Nice bathrooms with plenty of towels. Very nice roof-top deck (missing umbrella and a couple of the chairs were duct-taped). Lovely beach nearby. The only negatives were that the the floors were very dirty, especially downstairs, and the "4th" bedroom is really more of an open rec room with two futons. This did not substantially impact our enjoyment of the house and area, but I expected better given the very high cleaning fee. ##### Barbara T.
