### Family Retreat: Near Town, Hot Tub, AC,

Check out this incredible home! It's perfectly located within walking distance of shops, restaurants, and schools. This custom-built gem has amazing features, including plush carpeted bedrooms, beautiful wood laminate flooring throughout the main floor and downstairs, and a spacious great room with an arched ceiling and a free-standing wood-burning fireplace. The island kitchen is top-notch, boasting a built-in microwave and double ovens, and there's a convenient half bathroom just off the kitchen in the hallway. The primary bedroom is a dream, featuring a luxurious King bed and a fully upgraded bathroom with a walk-in shower, new tile flooring, and double sinks. Heading to the next level, you'll find two fantastic bedrooms, one with a Full bed and the other with a Full bed and a twin daybed with a trundle. Both of these bedrooms have access to a Jack and Jill full bathroom with shower/tub combo.  
  
But wait, there's more! Downstairs, get ready for endless fun in the spacious bonus room equipped with Exciting features including a spacious bonus room with a Smart TV, board games, two twin-bed rooms, and a bonus garage game room with ping pong and foosball.  
  
PLEASE NOTE THE FOLLOWING IMPORTANT INFORMATION BEFORE BOOKING:  
  
Streaming services are available, but guests must log in using their accounts.  
This vacation rental is equipped with air-conditioning.  
  
\-Cancellations: Bookings canceled at least 60 days before the start of the stay will receive a full refund, with a $150.00 cancellation charge. Bookings canceled at least 30 days before the start of the stay will receive a 50% refund plus a $150.00 cancellation charge.  
No Cancellations are Allowed for November, December, and January.  
  
\- Pets: We do allow dogs, however, please note that there is a fee of $35 per dog per night. If you plan to bring more than one dog, you must obtain prior approval and additional fees may apply. When booking through selected third-party sites such as Airbnb, once your booking is confirmed, you will receive a payment request for the dog fee, which should be paid separately.  
  
Parking: Free parking is available for 5 vehicles (Seasonal Restrictions Apply; chains are recommended in winter, and 4X4 is HIGHLY Recommended).

\- Rental agreement: Please review our rental agreement for our house rules. You will receive an emailed version to sign, but if you prefer other options, please inquire.  
  
\- Age restrictions: Due to the new County of Ordinance 927.2: We no longer accept reservations for anyone under 21 years of age.  
  
\- Seasonal wood delivery: If available, there is a $25 fee per bundle (approximately 20 pieces). Please provide at least 5 days' notice for a Friday arrival date or at least 3 days' notice for any other day of the week. Please note that there are no refunds for this service.  
  
\- Confirmation: Upon booking this property through Airbnb, New Spirit Vacation Homes will send you a direct email confirming your reservation. Attached to this confirmation will be a contract you need to review, sign, and send back within 24 hours.  
  
\- Incidentals: We reserve the right to request payment for any incidentals. This includes but is not limited to firewood, pet fees, special occasion requests, personal grocery drop-offs, pay-per-view movies or sporting events, and damaged property.  
  
Guests booking this home under the age of 25 years of age will provide an additional insurance for $70.00 non-refundable on the day of arrival.
