"Lovely Old Family Home"
We were warmly received by the brother and sister owners of hotel/home which has been in the family for generations. Adria house is historical, beautifully decorated, well-appointed and in an excellent location - we walked to all the historical sights in Edinburgh. It was also walking distance from the airport tram - we never needed a car. The full Scottish breakfast was excellent. I would definitely recommend this gracious hotel.

"100 feet from the Royal Mile"
Perfect. Really. We stayed four nights with friends in three rooms. First, it is a lovely hotel with an exceptionally fine location. The staff was wonderful. They helped with locations of things of interest beyond the mile. They kept our luggage, made change when we needed it, suggested restaurants and were efficient with chech in and out. There was never a wait for breakfast seating even when the hotel was hosting wedding parties. The room was large and well cared for and nicely equipped. Just a short walk to the train station.

"Well located hotel"
Good sized family room. Hotel facilities looked good. Staff were friendly and knowledgeable about Edinburgh. Hotel is located in Grassmarket just under the castle. So very centre in Old Town Edinburgh. Great views of the castle from our room. It is very close to another Apex hotel - the Apex City. Although be warned the area can be noisy in Peak Tourist seasons. They provide ear plugs in the room! There are good facilities such as 2 restaurants - the breakfasts was varied, swimming pool etc. The pool was partially visible from the street - which was a bit odd. The family rooms could have been updated and were slighty poor in condition especially the bathrooms. For example a table would have better than a low coffee table. The bathroom needed updating, the shower tiles needed repair and the door had been repaired but the new wood had not been completely painted. There was a nail poking out from the wood threshold between the bathroom and the room. The pillows in the room were duck feather pillows and had no structure to them and made sleeping uncomfortable. The mattresses needed replacing as they dipped into the middle. Overall it was a well located and good hotel with good staff.

Stayed here for one night. Lovely hotel. Close to new town, train station and tram stop. Staff friendly and efficient. Asked for quiet room which I got even though its in the city centre. Would return.
