The lighting in the room could be improved and it's impossible to lower the temperature in the room sufficiently to overcome the heating system. The staff is amazingly helpful and goes out of their way without looking for a tip!

"Great location, wonderful people"
This is a lovely little guest house which is close enough to the city center to make getting around really easy, but on a beautiful quiet street for a relaxing stay. The owners Edward and Maria couldn't have been more welcoming or helpful, they were so delightful and really made our stay special. Our room was absolutely perfect, and the interior of the hotel is beautifully decorated in the original Georgian style. We were pleasantly surprised to find out bathroom was at least as big as our (well sized) bedroom, and came with both a bathtub and separate shower. The bed was comfortable, and the room was just the right temperature for a snug night in Edinburgh's winter. Breakfast was hearty and delicious, really setting you up for the day of wandering around the streets of Edinburgh. A couple of minutes walk takes you from the front door to bus and tram stops, and most of the main sights in central Edinburgh are less than 30 minutes walk from the hotel. It was absolutely perfect for our long weekend in Edinburgh for sightseeing and a wedding.

"Live like a local"
So, to start, this is not a hotel with a front desk or really even a single building. This is a collection of different apartments in different buildings right in the heart of Edinburgh. As we walked into the small office in the basement of a shop, we were a little apprehensive, and thought maybe this would be like staying in a hostel or something. Almost immediately, the very courteous and professional staff laid our minds at ease. After a little paperwork, Patrick walked us the 3 blocks or so to our apartment, carrying some of our luggage and telling us about the town and where to find everything. We entered the building, which, in our case, was an old block building right up from St Giles church. The apartment was obviously old, but modernized, well appointed and very clean. It had 2 spacious bedrooms, a fairly small bathroom and a nice kitchen and living room. The beds were comfortable and it was amazingly quiet considering that it was about as close to the best parts of the city as you can get. Overall, this was a fantastic experience! The price was better than a hotel and it was much more comfortable. Do not hesitate to book. You will not be dissapointed!

"Great hotel - excellent location"
Very good hotel - ideally situated just off the Royal Mile and close to the town centre and transport links. Standard of décor and cleanliness very good. Stayed in the Classic Deluxe room which was a little on the small side but perfectly adequate for a short stay and good value for money. Our room was at the back and on a low floor so we didn't experience the view but it was very quiet. The room and bathroom décor both very good. Didn't use the microwave but the fridge was a very useful addition.

Beautiful, but shallow on functionality. No place to put things in bath room, for example. Must lay clothing, etc., on floor. Only one chair in room.

"Great hotel and very convenient "
Great hotel with great customer service. Breakfast was somewhat limited but otherwise we had a great stay. Rooms are spacious. I was traveling with my son who is 6'4" tall and it is not easy to find a comfortable room in the UK

"Nice hotel great location "
Stayed here for 3 nights whilst on business coupled with an extra couple of nights leisure. Room was small but more than adequate, no view with a basic rate room but that was our choice. Nice continental style breakfast. Will use again if I get the chance!
