All amenities you would need are nearby. We had a very pleasant stay and would be happy to come back again.

Pros:
Clean property: No dust, no hair on the floor when we walked in.
Plenty of towels, shampoo and soap provided for the family.
Great space for a family of 6 to 8. Spacious master bedroom and the second bedroom has 2 queen size beds. The living room is spacious and one of the couches is actually a sofa bed. Kitchen is functional to prepare meals with pots, pans and utensils available and therefore family can save by cooking simple meals while in the property. The dining room is spacious.
Cons
outdated furnitures, kitchen, bathroom, windows and blinds, over-all 1980's vibe except the TV and the Woozoo fan.
Unreliable wi-fi.
Other: This property has lots of rental potential once updated to modern style and furnitures.

The room was not very spacious, and the motel does not have an elevator. It also does not offer complimentary breakfast. There was an issue with the bathtub drain, but after I reported it, the staff resolved it within an hour. I appreciated their prompt response and found the staff to be helpful.
I wasn't expecting much based on reviews but it was worse than we expected. The towels in our room were dirty. Not just stained (some other towels throughout our stay were stained) but dirty. Someone's crusty toothpaste wipe after brushing teeth on one, and dirt on the other. It was disgusting. The only two reasons this place gets two stars is because the staff agreed it was disgusting and gave us new ones and the pool was okay. The pool was across the road from the part of the hotel motel that we were in - this is a 4 lane busy road, so not something to just run across. make sure you grab pool towels before you cross the road; there's no towels or change room on that side. They did have a pool attendant or life guard, which was great. The tv didn't work. There was a really awful weird smell in the hallway that seeped into the room as well.
The breakfast has been cancelled since 2023 but the Expedia listing still includes it.
I would not recommend this hotel.

I stayed there for 2 nights with family.
The washroom door lock was not working, I have compliant about it, but they were keep apologing instead of fixing it.
Also the light in the washroom, one above the mirror did not work the whole time.
Also I called for iron, they said they don’t have it first, then they said someone will drop it off. It did not come, next day I had to go pick it up.
And the worst coffee u can drink. Thing are only there for name shake
Also over paid for the room, my friend got the same room for half price.
The building and rooms are very old and rundown. The room had a very strong smell of moth balls, old yellowed bedding and pillows. Bring your own pillows if you can. The towels were also mostly stained and should have been thrown out. We booked for 5 people; 2 adults and 3 kids 2-9, were charged for an extra person in a 5 person room and were not provided with enough towels or pillows for 5 people, not sure what the extra charge was for...
The room has a small fridge with tiny freezer and a microwave which is handy, but there is no coffee maker or kettle.
What the listing didn't specify is that the pool is at the motel location which is across a boulevard and is only open from 2pm to 9 pm for some reason. We booked this place thinking we could pop out to the pool with with the kids in the morning or before lunch...we didn't get to use the pool at all because the hours didn't work out for us and I wasn't running across a busy road with 3 little kids.
The location was perfect, 10-15 mins to everything; Old Quebec, Aquarium of Quebec, Montmorency Falls, etc. Too bad it was unkempt and smelled so bad.
"Courtyard view" = parking lot/highway.
The "hotel" side has 2 floors, the bottom floor makes it easy to bring stuff in and out from the patio doors to/from your car, but very loud if you have heavy footed neighbors on top.
I would only recommend this place if it's the only option in your price range as it was for us since we booked very last minute.

We were hesitant initially, since our was unplanned trip when no other hotel available, we finally decided to stay here. Turned to be very good experience.
Very quick check-in and received a single door key (without a key chain). I had trouble to unlock the door. The dead bolt probably needs to be change. First impression from the inside: it’s very spacious!
Kitchen is ok but everything is outdated and very old. I was afraid to use the kitchen faucet as everything was loose and moving around. There was air conditioning in the bedroom with a queen bed but just a little fan in the bedroom with 2 beds. Another air conditioning unit was in the dining room area with access to a patio. A lot of curtains were missing everywhere. It’s looked clean but there were dark crumbs inside the sofa bed and the sheets were all crinkled. Inside the shower, there was soap residue and a lot of hair on the floor. The kids didn’t feel safe staying in that apartment and didn’t trust the bedsheet. I had 5 night booked but was able to cancelled the last four. The staff was helpful for this. In the end, we booked another place so we didn’t stay overnight.
The hotel motel is very well situated, you are close to everything. Very easy to get to old quebec about 10min. About 10 min to the big shopping mall with rides and a skating rink, good for a rainy day to visit. About 20-30min to Ile d'orleans and the monmorency falls. About 40 min to Mont St Anne and canyon. You are walking distance to several restaurants and convenience stores as well as Tim hortons. The hotel rooms were clean but the overall building needs alot of updates. The heated pool was a plus. Its a good place if you don't want to spend a fortune for a hotel in quebec city and spend it on better activities.
Good connectivity. Property was clean..easy check in and checkout. Amenities need improvements. Found little costly as compared to other motels in this area.

It is actually 2 hotel/motels across the street from each other. We stayed at the hotel side. The pool was across the street so we did not get to it.
The room could do with some maintenance . The towel bar was gone and there was toilet paper stuffed in the hole. The bathtub filled up with water when you showered, so you got to soak your feet at the same time! And very slippery!
The night time staff was great and funny. Seem to enjoy his job.
No coffee/tea in room.
