It's near from Termini station walkable..But bathroom is out of room, and breakfast bar is out of the hotel building. They will serve you 1 Croissant and 1 cup of coffee: however if you ask more, they will offer you. ^^ Nice hotel..

"Excellent hotel to stay"
When I came to the address of the hotel, it was hard time to find the entrance. The hotel was located in the first floor of the large apartment. The hotel staff may be in shortage, therefore, I had to find them. After I called the number on the front desk, very friendly hotel staff came over to me and took care of my check-in. The room is not large, but it is clean and neat. There are a large space for storage. The bathroom was clean. I stayed there for a few days and their room making was perfect. Overall, I strongly recommend everybody to stay at this hotel. You may be puzzled initially when finding the entrance, but otherwise perfect.

Ciak Holiday House - Rome Hotels

Ciak Holiday House

Via Faleria 63, Rome - Map
The room is small and basic, but still good value for money. Bathroom and kitchen were free most of the time. The kitchen seemed well equipped although I didn't use, but it had coffee capsules. The location is great, the area has a few restaurants and a department store and the metro is very close so you can get around the city very easily. The only inconvenience is that I had to check in at another place which was on a second floor so I had to carry all my luggage up and down. Very good for a single traveller who doesn't care about luxury.

"Hidden Gem in Rome"
Although the hotel is slightly out of the centre of Rome (and thus a bit more expensive to get to in a taxi), Stefano was super helpful with instructions and came to meet us on arrival and help with our suitcases. He was also able to help us arrange a car to get us back to the airport at the end of our stay. My initial opinion was that the area felt a bit unsafe, but he was quick to ensure me that the location of the hotel - right near the Vatican - was well policed and we had nothing to worry about. The hotel is on the basement floor of a large apartment block. The room was clean and spacious, with access to a common outdoor patio. The bed was very comfortable, the shower a decent size and the best thing ever in Rome's humidity - there was fantastic airconditioning in the room! We also had a kettle and a small fridge in our room. Despite being in the middle of the city and on a busy road, once inside the room it was completely tranquil and quiet. The clean white decor is tasteful and serene, and the free wifi a lovely touch as it meant we were able to keep in touch with family while we were travelling. We were a 5 minute walk to the Vatican, and although we didn't attempt the Metro, apparently very close to the train station as well. We absolutely loved our stay at Giuliana Charming Rooms and would highly recommend this hotel to anyone visiting Rome.

"Nice, friendly 3 star hotel"
Good location so it was easy to walk or take the buses to the key sites and it is close to Termini station so don't get hussled into taking a private shuttle bus from FCO airport like we did! Many of the local buses stop outside Termini Station so you won't get lost. We had a useful Roma pass so used the local buses close to the hotel quite a bit. Staff very welcoming, friendly and communicated in English really well (our Italian being so poor). We arrived late in the evening and were recommended a very good restaurant close to the hotel at 10pm at night. We were in room 27 which faces the main road and it did get noisy so if you are not used to city noises then ask for a room facing the courtyard. The room was very clean and tidied daily. The mattress was fine for me but my partner has sporadic lower back problems so he wasn't keen on the bed as he felt that the mattress was thin. Note that the bed had blankets and not a duvet. Our room didn't have room tea making facilities so check with hotel staff if you have one with your booking, if you need to bring a travel kettle or book elsewhere. There was a little kiosk next door and a Co-op shop close by. Breakfast was good with standard continental options of meats, cheese, plain yoghurt, cereals, bread, whole fruit, pastries, fruit juices, jams, tea and coffee made to order. Hotel not suitable for wheelchair users or restricted mobility as you'll need to climb some stairs before reaching the lift

We had a really enjoyable stay the staff where lovely and friendly and we where given some maps and some really good tips for sightseeing when we arrived. Our room was spotless and bigger than I had expected. It was cleaned every day. It really was an ideal base for sightseeing in Rome we couldn't have asked for anything more! :)
