Overall experience was good, as expected for grade of hotel and price paid. Rooms were OK for a few nights' break. We had 2 doubles with rear "views" over small garden and rooftops - no2 on 1st floor was a bit dark - needed brighter lighting and furniture, no8 on top floor was much brighter and more modern. Beds were reasonably comfortable. Ensuites were small but functional with good showers. Richard and staff were friendly. Breakfast was good, but more choice would have been appreciated. There was a lounge area which could be used during the day, but when Richard had left in the evening, it was locked. We would have appreciated somewhere to sit together rather than in our rooms. Parking can be tricky and expensive, but we managed to leave car just down the road for the 3 days after the first night (£10 per day). Good location to walk to beach, town centre and sights (pier, wheel, Sea Life, etc). A good number of small restaurants in the local area, and convenience stores. A very odd "welcome" arriving in the evening, phoning Richard and being let in by remote control while he talked us through accessing the rooms.

"homely accomodation in a great location"
Myself and my mother stayed in this hotel for 1 night and were very pleased with the room and the location. At the end of the road was the pier and it was also only a 20 min walk into the main city centre. Our room was located on the top floor and there is no lift so maybe wouldn't recommend this for anyone who struggles to walk or is disabled. The bed was extremely comfortable, the room had a TV with freeview and there were also a selection of DVD's to choose from on the landing if we wished to watch a film. The best part of the experience was the breakfast hamper delivered to our room in the morning (at a time that we requested) and it included croissants, toast, condiments, cereal, milk, yoghurt and fruit. It was delightful! The hotel is owned and run by a husband and wife and we dealt with the husband for the duration of our stay who was so pleasant and informative and made the stay even more enjoyable. Would definitely recommend!!
