Perfect location for exploring The Royal Mile and close to the Waverley Station when we were headed to Aberdeen and on to Shetland.
The breakfasts were yummy and the rooms lovely. Book the upper floors if possible, however, as there can be a little bit of noise from the pub. The staff were helpful and friendly 😊

Sadly Not the 5‑Star Experience We Hoped For
We were really excited to stay here for our honeymoon after reading so many rave reviews from others celebrating special occasions. Unfortunately, our experience didn’t match the hype. Other than a quick “congratulations” at check‑in, our honeymoon wasn’t acknowledged at all, which was disappointing given how highly the hotel markets itself for special stays.
Our room was airy, but tired in places. While the heated bathroom floor was a nice touch, there was very little storage and the sink didn’t drain properly. We also had to ask for a hairdryer, and whilst the receptionist was polite, the staff member who came to the room was surprisingly rude and made us feel embarrassed for not being able to find it.
Whilst breakfast was delicious, it was confusing and not well explained. There is no price on the menu and it was unclear if you were paying per item or if there was a standard price and you could eat as much as you liked. The staff were really friendly but portion sizes were small for the price.
Housekeeping came early on the morning we were checking out, which felt rushed. This was a shame as it was one of few interactions with staff.
Overall, if you’re staying in the main hotel, you’ll likely have a much better experience and feel well looked after. But if you’re placed in the house across the road, it does feel like you’re an afterthought, which is a real shame for what was meant to be a luxury honeymoon stay.

Free Breakfast was excellent and second to none.
However for the second time in two years I only got freeview channels on the TV despite the understanding that Sky television was included in the price. Reception advised that the IT Department did not have time to resolve this during my 4 day stay.
Also when I returned to my room on my last day at circa 10 am I was told that the cleaners had already started and that I would find my personal belongings at reception despite the fact that I was informed that 11 am was the relevant time for vacating my room. Reception was helpful however and let me back into the room to fully complete my departure despite the cleaners initial reluctance. It appeared that the cleaners were dictating the issue because because I had to stay outside my room the previous day for over half an hour when all I wanted to do was collect my iphone from the room.
