The house is minutes from Sonoma Square (3 miles), great restaurants and wineries. We are only 35 miles from San Francisco. House sits in a .38 acre lot. Professionally designed, the interior features hand-painted, antique and design furniture, linen curtains, sofas, headboards and cushions.
The open floor plan features a gourmet kitchen with a gas range, dishwasher and microwave oven. The kitchen connects to the dining room and has easy access to the terrace. The open living/dining/foyer is perfect for family and friends to gather. The day bed in the foyer is ideal to lounge and to sleep (it has a trundle underneath). The trundle mattress is not very thick, so it is more suitable for kids. The outdoor covered terrace overlooks an expansive garden with views to mature trees at the back. There are individual electrical heaters in each room and a mini split AC/heater unit in the dining room. There is a lounge area and a dining area in the covered terrace.

•The master bedroom features one king size bed with en suite bathroom with a shower.
•The second bedroom has two twin size beds
•The third bedroom has one queen size bed
•The second and third bedroom share a small full bathroom with a shower/tub

Parking: there are 4 parking spots by the entrance of the house. There isn't a garage, all spots are uncovered.
QUITE HOURS are 9:00 PM to 9:00 AM - No music outside is allowed. The terrace or garden should not be used after 9:00 PM.
Groups looking to host parties, receptions, or other events should please look for a more isolated home, a nearby winery, or a hotel. Our home is in a peaceful part of Sonoma Valley and is best for groups of friends and families looking for a relaxing retreat in a beautiful and quiet spot.
We are happy to host you. We have spent a lot of time, energy, money, and love setting up the house. We hand painted a lot of the furniture. Please treat this house as your own.
The house is in a neighborhood with families who live there permanently. We will absolutely not tolerate loud partying, so if partying is in your plans, please look elsewhere. We know all our neighbors and want to make sure that our guests do not disturb them.
MAXIMUM OCCUPANCY: our house comfortably sleeps 6 in the bedrooms. Local laws also strictly prohibit use of the house for weddings, receptions, parties, or any event involving outdoor music. We allow no more than 4 cars on the property during the day and no more than 3 cars overnight.
Noise regulations: full compliance with noise regulations is extremely important in Sonoma Valley. Our vacation permit could be rescinded if our guests do not comply with the Sonoma County rules. Under the new regulation, penalties for violations have increased. Violations of the vacation rental permit or license have been increased to:
Up to $1,500 for first violation
$3,000 for second violation
$5,000 for third violation
If there is a noise violation, guests will be responsible for paying the penalty.
The property is in a 100-year flood zone which means that there is a 1% chance of seeing a flood. However, the house has an elevated foundation, so the house does not flood. There are 6 steps to get to the house. In the rare event of severe weather, we are committed to providing timely updates and guidance to ensure your well-being.
By reserving this house, you agree to accept and agree to Sonoma County laws and rules along with the terms expressed in this listing. You agree to indemnify and hold harmless the owner of the property from and against any and all loss, claims, liability or damage of any kind arising from any nuisance or harm made or suffered on the property by you or your guest or invitees.
If anyone, including our nearby caretaker, our maintenance staff, our neighbors, or the police observe any violations, guests may be evicted immediately. The remainder of the rental, along with the security deposit may be forfeited.
