Great location!

Great place to stay. Easy location, felt very safe and close to everything in the city. We were very comfortable, we just found the city to be quite noisy during the night. Great communication and easy to speak with someone at reception.

Great stay overall. We ran into a check-in issue because we arrived after hours but it was resolved within 10-15 minutes. The space is clean, convenient, and in a very central location. Most major attractions are within a 20 minute walk.

Great home base!

The unit was just as advertised… Very close to Termini train station and walkable to many points of interest. It was a great home base to return to after hours of exploring Rome. The only thing to note is that the shower takes a while to heat up, so just be patient.

It was a really nice area as everything was in a walkable distance. Check-in was easy. Unfortunately due to the air conditioning being broken, this made the room get really hot.

We had a great stay.. it was hard to find the door tho late at night... The only real issue we had was it was to hot we had to keep the fans on full blast and were still hot... But it was nice their!!! Will recomend

We stayed in Urben for 5 nights. The property was secure and accessible to the key areas in Rome. However we did find our room to be extremely dusty and on the odd occasion when our linen was changed, it always had a distinctive odour smell to it.

The location was very convenient to access all wonders of Rome. Close to the train and bus station, while being quiet. The guesthouse is contactless. Although there is no staff onsite, they are very easy to reach and responsive through mobile and what's app.

Everything was really great except for the fact that we found a camera installed next to the fan right on top of our bed. I guess that guests before us saw the camera too because it was covered by some band aids. We found that really inappropriate!!!

The property is in a good location and most primary tourist locations are walkable. The room itself needs a facelift... not much more than a paint job would be a big difference. Key dissatisfactions were the AC was not working so very warm at night, TV didn't work and there was no hot water... I would describe the shower as just above cold for the most part.

The property DOES NOT have AC. Some of the furniture was worn and in bad shape. I’m aware it’s not a 5 star hotel but also not a cheap place. Staff was friendly but I won’t be staying at this property again.

Our luggage has been looked through when we were out. This was obvious as a present had been hidden at the bottom of the bag and was now at the top. Fans are not adequate for 36 degree weather. Had to use a wet towel to cool down enough to sleep. Bed was obviously worn. And the bathroom was a slip hazard

A horror place in Rome

The place was a total waiste. The AC did not worked, the ceiling fan cracked all the time, one window is broken, thus could not be opened to get fresh air, No human being available at any time to handle these issues, I called the number on site a few times only to hear they were not available. DO NOT STAY AT THIS PLACE...

Checking in was very difficult. I had to wait an hour outside because no one answered the door bell. Called but no one answered. Finally called again and let in found envelope with key and card for room. Room was wonderful, but they need to rethink the check in.

Overall, it is a great guest house! The staff makes sure that it is clean and that nothing is missing. The location is suitable for travellers that want to explore many areas of Rome, since it is a walking distance to many of them. There are a few restaurants near the guest house in case you are super hungry, but I recommend to explore other areas to taste delicious Italian food. For the check-in, it is not flexible so make sure to do it in advance (the open hours are from 3 PM to 7 PM). We arrived after 7 PM since our plane was delayed, so it was not possible to enter our room the first night. We tried contacting the guest house through email and phone, but we only received a response the next day.

unfortunately we were there 12-15 july, during a heatwave. Instead of air conditioning (not advertised), or a ceiling fan(advertised), were two extremely noisy floor standing floor fans, which didn't do much more than circulate warm air. Fridge barely worked, non working coffee machine was changed, floor looked like it had been mopped with dirty water,paintwork was chipped and dirty, bottom of toilet door was rotting away, safe was lockable by key (easily duplicated), daughter's sofa bed wasn't long enough for her to stretch out. Terrace area, while large enough to be potentially a game changer, was furnished with 2 metal chairs, a rusty metal table, a number of dead plants, and 4 wall lights, of which only 1 had a working lightbulb, had a unpainted concrete floor, and dirty walls. For the cost of a weekend stay, this area could have been made very nice. The place badly needs some TLC. The weather is forecast to get hotter in the following week, and I feel for the next occupants. On the plus side, Camilla let us store our baggage on the day of departure, although not secured .

The check in system was quite confusing. Apparently the hotel had texted us the check in details, but we never received them so we had to call and someone come and met us. This isn’t a standard hotel, it only has a couple of rooms and is more of an Airbnb type situation. The room looked very modern and clean in the photos, but in reality it wasn’t particularly clean and was very dated. The floors are not carpeted and I stepped on a small piece of glass which cut my foot. We mentioned this via the WhatsApp number and the next day the floor was much cleaner. The thing that would stop me ever booking this hotel again would be the shower. In short, it didn’t work on the first day. The hotel said that we should let it run for a few minutes but that didn’t work on the first day. The second day. It started to work a bit better, but on the first day I had to pick between a cold shower or no shower. It was terrible and only mildly improved. The staff were very friendly when we got checked in. The housekeeping replenished towels, coffee capsules etc each day without being asked. If you’re just roughing it for one night, you’ll be fine. But looking for a relaxing hotel to enhance your trip to Rome… this isn’t the place for you!

Vergognoso! Acquistato 2 notti per 2 persone ad un prezzo elevato. Con la prenotazione vengono allegate foto che non corrispondono minimamente (almeno nel mio caso) alla realtà. Muri scrostati e con muffa, tende sporche, sedie/tavolini/letto in condizioni pietose. Wi-Fi non funzionante. Acqua calda che arriva dopo circa 10 minuti di attesa. La stanza assomiglia a tutto fuorché a una camera da letto. NON consiglio

Die Unterkunft liegt sehr zentral und viele Sehenswürdigkeiten kann man zu Fuß erreichen. Von daher Top. Die Ausstattung ist eher in die Jahre gekommen (wie ja aus anderen Bewertungen schon bekannt war ) und die Dusche im Zi 5 hat so seine Maken. Da wir im Prinzip nur zum Schlafen im Zimmer waren, war das für uns kein Problem. Check-In etc. hat alles reibunglos funktioniert. Das Zimmer wurde täglich gereinigt und die auch die Handtücher getauscht.
