Room was just about spacious enough for a family of four but a bit tight with the sofa bed out. Double beds were a bit soft (if you move, your partner moves!) and aircon wasn't best effective, though it did eventually cool the room down. Kitchenette was fine though no space to eat. TV was basic and a bit small. Typical Japanese bathroom (wet room for shower/bath separate from sink area and separate toilet). Friendly and helpful staff on check-in. Entrance to room (fourth floor) directly overlooked a local railway line - wasn't too noisy and actually we liked trainspotting anyway! About 15 mins walk from Kyoto station (though make sure you come out of the south side of the station) and more or less opposite a decent shopping mall with a big supermarket, though you have to cross a busy road to get there and you're awkwardly between two crossing points so it's a bit of a longer walk round.
