Absolutely perfect. I needed a quick one night stay, walking distance from Kyoto Station and it had everything I needed. The room is small but no bigger than it needs to be when you just want a bed to fall asleep on after a long journey. The owner met me at the door, welcomed me in, gave me a tour and was generally very helpful and friendly. Room so small that suitcases would need to be stored outside of room when futons deployed, Bathroom tiny cubicle in corner, Room facilities quoted on tiny table at floor level in corner and not very useable. No clothing storage. Air conditioning did not work. To sum up totally uninhabitable for a couple.
