The hotel needs better signage at reception to help people figure out where they are going. It is also a little run down in areas, while the property needs to invest in more parking, 61 spaces is way too few for such a big hotel. The room was comfortable but with only 1 pillow, i wasn't able to get much sleep. The bath only just had enough room in it for me to wash in.

First receptionist was friendly and welcoming but the second was down right rude and clearly not cut out for such a post. No manners whatsoever, didn’t even offer directions to our room. Hotel was incredibly tired and in desperate need of an overhaul. Hall floors had rubbish lying and were grubby and clearly in need of a good clean. Room was so basic. Walls were trashed, bathroom door was burst and barely closed. Toilet roll holders were hanging from the wall. Shower had mould in it and the shower curtain stank. Actually could be a pretty building in a cute location but the outside was a disgrace with a shipping dumped near the entrance making it hard to find, litter and cages lying about all around the outside of the building making it most unwelcoming. Wouldn’t have even considered eating here. I’ve stayed in many hotels in Edinburgh for the same price which were far superior and certainly wouldn’t be using this one again.

This hotel is tired and needs a shot in the arm. We had a budget windowless room - it was not a nice place to be. The lift landing tiles were dirty, the lift tiles were dirty. Not a great place to stay.
