Room was basic as anticipated, bed was fairly uncomfortable and the en suite bathroom smelt like a public toilet. The whole room was really dusty and hadn't been cleaned very well, but you're asked to authorise a hefty £250 deposit when you check in incase of damages (although it never actually came out our pending balance). Nearby kitchen is useful as you can't take food or drink in the bedroom, however no recycling facility- a simple recycling bin next to the waste bin would suffice. The main issue was the heat, the whole building has really poor ventilation and it was like walking through a sauna- the windows in the bedrooms only open very slightly so not much let up from the heat at all- ask reception for a fan when you get there as you'll need it (they didn't have any left by time we asked). We stayed on the third floor, I spoke to a woman who'd been staying on the top floor and she said the heat was so bad up there that in the middle of the night she went and opened the fridge and went to sleep Infront of it! How any students live here all year round I have no idea.plus points are staff were friendly and reception is 24hours, although the no noise after 10pm rule didn't seem to be enforced at all, given we were repeatedly woken up by people screeching in the hallways and out in the courtyard at 2am. The accomodation was only a 20min walk or so from Princes Street and was a decent price, but next time we'll just pay a bit extra so we can actually get some sleep ;-)

The room we stayed in was small enough for my and my friend. It had a double bed and small bathroom. I guess you have to remember that uni halls are really meant for one person so sticking two people in the space will feel a bit crowded. I liked it though and the kitchen was massive. Great location too. Only a 10-15 minute walk to the Royal Mile. Only issue was the drainage in the bathroom which was so slow. Probably clogged up.

Very well located but the room is way too hot to sleep at night. The employee at the reception told me to back for a fan latter on in the day and when I did, his colleague let me know that all fans were already out. Basically, they know they have an issue with rooms temperature (many other comments point this out) but they are not willing to purchase one fan per room.

Convenient, if a little hot!!
This is the perfect place to stay overnight in Edinburgh, very affordable. However it is very slightly off the beaten track and is a fair walk to the City Centre, including hills. The staff are always friendly and knowledgable, however, there is one problem with Brae House and that is that because it is a concrete construction, the upper floors do tend to get extremely hot during the summer days and nights, and it is very difficult to control the temperature of the building - being student accommodation there is no air conditioning! Fans are provided but even so it remains a major issue here.
