Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Bedrooms are large and comfortable. Well stocked with towels and linens. Kitchen is reasonably well equipped. A few minor tweeks would make the place more comfortable. First, but an inexpensive bluetooth stereo system for the main level so that guests can connect and play music during meals. That would add a lot and cost very little. Also, all of the recessed lights are LED and EXTREMELY bright when turned on. For instance the dining room has 6-8 recessed lights that when turned on are super bright. You feel like you're in an interrogation room. Install a 50 dimmer switch to solve this problem and it would greatly enhance the comfort level. Also, leave very clear instructions regarding how to turn on the heater in the pool and spa. We could never get the spa up to temp. Even your pool guy couldn't explain how to do this. Spa was at the exact same temp as the pool (which btw was comfortable for the pool but not hot enough for a spa). ##### John R.
