Beautiful room, exceptionally comfortable, clean and with excellent amenities. Every little detail had been well thought through. Glad we booked the boutique room, noisy outside but this was far enough away for that to be barely audible. Areas around the outside of the property (on the beach side) not quite as well kept but that would be very difficult in such a busy location. Good secure parking. All of the hotel staff were also brilliant even helping us to search through road closures during the marathon so that we could ensure we were able to get to the airport easily.

The bathroom was terrible. Mold on the shower tiles and all over the shower door grout. The paint was peeling inside the drawers of the bathroom cabinet. We got one hand towel and two bath towels that were very thing. The room needed painting as there was paint chipped everywhere. The chairs in the kitchenatte area were ripped. The bed was comfortable and the bedding was clean. The hotel was in a good location. One of the lifts was broken and it took a long time to go up and down. Luckily we were on the second floor and just took the stairs. The staff was standard. If you don't mind mildew in the shower it is a place for you.

Nice hotel in good location. Most of the staff were friendly and helpful. Our card was charged a $10 minibar fee after we had checked out and we did not take anything from the minibar. Attempted to get in contact with the hotel multiple times to get it refunded with no success - very disappointing. Be careful about them charging for things they shouldn’t.

Not what I expected unfortunately. Room was nice and cosy with a comfy bed, blanket and heater (handy as it was freeeeezing) however the place felt so isolated and desolate. The kitchen amenities did not even have a sink or hob, and the bathroom did not have a sink either? Was a shame as I was looking forward to my visit there, but felt the need to leave a day early.

Positives: *Contactless property; the owner Mark was very nice & respectfully answered my questions via text regarding parking. *Check-in process very well-organised w/ clear instructions for key access/code etc. *Electric block-out blind helped w/ privacy, noise & light in the mornings. *Bathroom sink & vanity: Somewhat clean w/ good bench space. Negatives: *Really unfortunate to report the negative aspects of this property as Mark was so polite & helpful (as per above). *Generally, a very uncomfortable stay. *Guest house hasn’t been well-maintained; old house needs attending to. *When it rained, the front porch almost flooded w/ rain coming down the gutters. *Needs to be routinely fumigated & then surface-sprayed frequently. Had to deal w/ two cockroaches during my 2-day stay! *Only two parking spots on the property & street parking not timed ONLY during the weekend. *Smell upon arrival & during my stay was a mix of mould, air freshener & chlorine. *Room was nothing like the photo on Expedia. It hadn’t been cleaned / vacuumed at all well so I had to place my luggage on the bed & slept on one side of the mattress. *Mattress was old & so soft, felt like quick sand; it was really difficult to actually get out of it, nearly strained my wrist extensor / flexor muscles! During sleep,felt like I was sinking! *Furniture very old, second hand & dirty & not at all functional or computer-user friendly. *The fridge appeared clean on the outside but was mouldy on the inside.

There was no show head , mould in the fridge and something in the microwave that I can’t describe .. staff said they knew the shower was broken but couldn’t fix it . I know it was budget but that was terrible
