Panoramic Views: Ocean, Marsh & Intercoastal Waterway Await You. 2nd Row in Holden Beach. Enjoy spectacular summer sunsets over the marsh from the back decks. Inverted floor plan allows for the most incredible panoramic breathtaking views of the OCEAN out the front and the MARSH and INTERCOASTAL waterway in the rear. Watch the boats, deer and wildlife! 4-bedrooms w 2 masters (sleeps 12), 3 1/2 baths & 4 decks with ocean, marsh and inter-coastal waterway views from inside and all the decks! Easy PRIVATE deeded beach access is less than a 2 minute walk away. Inverted floorplan allows for the best views. Upper level is full of windows to show off the panoramic views which makes it full of light to show off the beautiful marsh, waterway, ocean views and summer sunsets off the back decks. Large open concept family room has a smart TV and is open to a large Farm style dining table. A half bath is available off the living room. Well appointed Kitchen features Marsh views. Keurig and a standard coffee pot are both available. Upper level features two decks to experience the ocean or the marsh / intercoastal views. This house has two Master Suites. One Master Suite is on the upper level featuring a large master bedroom with ocean views and a queen bed and a completely remodeled private bathroom. Refresh in the luxurious master bath that features a new tile shower with dual shower heads and a soft feel pebble tile floor. Dual vanity and granite counters. Downstairs has a second family room / den with a TV and three bedrooms. The Second Master Suite has Marsh views that opens to a deck with a king bed and a remodeled private bathroom. The luxurious master bath features a large walk in shower and granite counters. The third bedroom has a queen bed and opens to the deck and features spectacular marsh views. Fourth bedroom features a full size bunk with a twin on top and a triple twin bunk bed and is attached to the 3rd full bathroom that also opens to the hallway. The 3rd bathroom has been completely remodeled and features a tub and tile shower. Exterior amenities include rocking chairs, an outdoor shower area (mid April-October) with hot/cold water to rinse off after a day at the beach. Please note that there are cameras on the exterior of the house. There are no cameras inside the house. Linens and Bath Towels are provided at no extra charge. Ceiling fans in all rooms as well. Parking for up to 6 cars with 2 covered parking spots.

Family vacation

Beautiful location! Loved looking out of the kitchen window, especially at sunrise and sunset. Perfect for our large family. Clean space and responsive host. We had 2 under 2 and wish we would’ve considered bringing a baby gate since the common area is upstairs; so here is your sign if you have infants! :) Would recommend & would stay again!

Beautiful and Comfortable House

We had a fantastic stay. The house was laid out well and was very comfortable. The private bathrooms make it a great place for family vacations. This was everything we expected and more with beautiful views of dolphins jumping in the ocean from the front porch and the tide coming in and out in the marsh from the back porch.

We had a great time at the Sandy Reef! The house and marsh views are beautiful and it’s only a minute or two walk from the beach! Great spot for a family vacation!

This property was very nice. Our only complaint was the musty smell on the 1st floor entrance area including the stained carpet on stairway. The odor did not go beyond the entrance. All the bedrooms were beautiful. We enjoyed staying here and felt safe.

Perfect Vacation Home for a Large Family!

Well stocked kitchen and huge table for family dinner nights! Easy beach access and plenty of room for our large family. The outdoor shower was awesome and we really enjoyed the views of both the marsh and the beach.

Vacation getaway

This is a very nice home, overlooking the marsh and the intracoastal waterway. The beach is just across the street, an easy couple of minutes away. The main level with kitchen and dining, is actually the second floor. Has a result of use of the marsh and surrounding areas are fantastic. The hosts were very responsive and great to work with.

Sandy Reef Beach Week

Our family enjoyed our stay at the Sandy Reef and our first time visiting Holden Beach. The house was just as described and fit our family perfectly. The views were amazing - the best of both worlds! And the beach access was a quick and easy walk to the beach. No complaints and already looking forward to our trip next year.

First visit to Holden Beach. Great property and it had all the necessary amenities. Very low key beach and it was not crowded. Beach was awesome, and water was refreshing. Great week.

A great house in a great location!

The house was perfect for our family vacation. We had 12 in our group and there was plenty of room for all. The house was updated, clean and just as described. The beach access was just a short walk away and the downstairs shower/water hookup was nice to have when coming in from the beach. My family was pleased with this area and we would definitely return to this house in the future.

Great Getaway!

Great second row location and we loved the marsh view! Loved the second floor and since there were only two of us, that's where we stayed. Master bath is awesome! The other bathrooms looked updated as well. Only recommendations to consider would be to replace the clothes dryer and remove carpet from lower level and steps. Wonderful time at Holden Beach as always. Only downside was our stay came to an end. But we will be back! Thanks! Jerry & Karalyn Beaudion

Family beach trip

Everything was great. Only issue was the upper was warmer tban normal. Bottom level was cool. You may want to have upper unit checked for needing freon.
