This cozy studio apartment is conveniently located near UC Berkeley campus. Perfect for students or faculty, the apartment offers immediate access to the university and nearby amenities. The studio is compact yet comfortable, featuring a full bathroom, kitchenette, bed and desk. This newly remodeled studio will provide you a comfortable place to stay on the ground floor of a well kept Craftsman home in the Elmwood. Care has been taken to design an aesthetically pleasing environment for you to relax and enjoy your visit.

The studio is equipped with coffee/tea service as well as a refrigerator and a microwave. There is a corner store a block away where you can purchase other items you many need. Because there is no kitchen, you will need to wash dinnerware in the bathroom sink.

The studio also has a gas fireplace with remote, perfect for cold evenings. And the TV is equipped with Roku TV for you to login with your own password. There is no cable TV.

There is wifi at the house and a nice work area if you need to get some work done at the house.

HOT WATER: Due to the attic location of the water heater, it takes 3-5 min for the water to heat up in the sink and shower. Please be aware of this.

For bookings longer than 30 nights guests are required to sign a lease separate from Airbnb.

Guests have their own access and are able to lock and secure the door to their room. No space is shared with the owners. The Studio is completely private.

Our goal is to provide you a clean and comfortable space without intruding upon your privacy. We will send access instructions prior to your arrival and are always available should you need us during your stay.

You may meet the owners of the studio and their two delightful children when you`re coming and going, but sometimes with busy schedules your paths may not cross.

The Elmwood neighborhood is very safe and loaded with charm. From the studio, you can walk to UC Berkeley Campus, performances at the Greek Theater, and shops, cafés and restaurants. Not to mention the hiking trails up the street with amazing views. Downtown Berkeley is a longer walk or a quick car ride.

Lyft and Uber are very easy and accessible from this location.

On the corner of Derby St. and College Ave. you can take the #51 bus North to UC Berkeley Campus or South to the Rockridge neighborhood and BART.

Rockridge BART station is about 1.4 miles down College Ave. from the studio and about a 20-30min walk. On BART you can head further East or you can take it West to San Francisco.

Mail and packages cannot be delivered to the home during your stay. If you need something delivered to you, there are mail centers in the area that can receive and hold packages for you. We are not responsible for any packages delivered, before, during or after your stay.
- No parties or events of any kind are allowed here
-Out of respect for our Neighbors: Quiet Hours are between 10pm - 8am
- No shoes inside (flip flops, slippers, socks are fine)
- No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults and children listed in your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets, (no baby/adult wipes, floss, tampons, etc...)
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
-On check-out, please leave key inside the unit, door unlocked or in the doorknob so the cleaners can get in. There is a fee for misplaced keys.
- During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. We appreciate guests helping to conserve energy.
