This lovely 1 bedroom guest house is atop owner's detached garage, with private entrance and parking, centrally located only 5 blocks to Pearl Street and across the street from C.U. and Naropa. A short walk to coffee shops, restaurants, grocery, laundry mat, wine shop, etc... (see photos for adjacent amenities) 500 SF size, with separate bedroom for 2 including queen size memory foam bed, 100% cotton sheets sofa love seat and furnished express kitchen with convection / microwave oven, 2 burner stove, sink, full size refrigerator, sorry no dishwasher or washer/dryer. Full bath with tub/Roman shower combo (please see photo as this is a bit different style and NOT full head height), Smart TV and premium sound with fast WIFI. Convenient and private parking space for one full size car or SUV only, otherwise on street parking - with permit provided upon request. Quiet and efficient wall mounted air conditioning. Building includes fire sprinkler system and carbon monoxide detector. Two bikes, helmets and locks provided. No pets and no smoking. I appreciated being able to check in early, and it was nice that the hosts welcomed me when I first arrived. Everything was just as described in the listing details - lovely accommodations! At first I didn't see the note on the refrigerator, because it wasn't pictured in the listing - but I was glad I did because it described where the heat controls were. The only thing I had difficulty with was trying to use the combination microwave, roaster, convection oven located above the counter cook top. I read all the instructions, but I was unable to utilize the microwave feature, my primary interest. But I was able to manage a work around just fine.Although the listing stated that the unit was for 3 people, it would have been very crowded to have a roll-away bed in the living/dining/kitchen area unless the 3 people comprised a family unit. This never distracted from my pleasure in staying there, and I hope to return in the future.Thank you again, for my delightful stay in such an inviting place! The location was absolutely perfect—within a short walk of downtown Boulder, with all its great restaurants, shops, and trails (even though we didn’t walk, it was that close!). It was also an easy drive to both Rocky Mountain National Park and the Brainard Lake area, making it a great home base for outdoor adventures. The space itself was cozy, clean, and had a warm, welcoming vibe. It was well stocked with all the essentials, which made settling in really easy. A slight downside was the bathtub and shower combo which was located under a slanted part of the ceiling, so an adult could not stand up and take a shower. And this was clearly stated in the description.On the up side-the location worked well for our stay; we walked to most of our activities. Also, the owner lives next door and was very quick to respond to any issues or questions.
