UNBELIEVABLE DISCOUNT. ENJOY OFF SEASON. MY CONDO IS A 2 BED ROOM, 2 BATH. THE MASTER SUITE HAS A KING SIZE COMFORTABLE BED. THE GUEST BEDROOM HAS TWO "FULL SIZE BEDS" THAT CAN ACCOMMODATE ADULTS WITH TOTAL COMFORT. MY GUESTS LOVE MY BEDS, THEY ARE HOTEL QUALITY. We provide good Discounts year-round since we live just minutes away and we personally manage our condos. We don't pass you off to a busy manager that also handles other owners properties. You get our personal attention. We own 2 condos at Point East resort. They are both on the top 3ed floor near each other and near the elevator and stairwells. We have owned these condos for over 25 years. We are licensed with the State of Florida and also with Volusia County. We live just 20 minutes away and personally manage our vacation rentals so we are always available if you need anything. We can meet you at the property as needed and answer any questions you may have. Our beaches and Inter-coastal river are exceptionally clean and open for your enjoyment. New Smyrna Beach evokes Old Florida. New Smyrna is the Cape Cod of of the South. We are closest beach to Disney World and are their "designated beach". All my guests love the location away from the more crowded areas of the island. But there are great restaurants and a grocery store and gift stores close by. Nautilus Fitness is also just two blocks away. Flagler Avenue stretches from the beach to the Indian river and Intercoastal Waterway, which connects drivers to other Atlantic coast beach destinations. There are dozens of boutiques, retail shops and galleries lining Flagler, selling everything from surf-style clothes to beach-themed home décor, artwork beach knickknacks. There are also dozens of cafes and restaurants. On the main land you have Canal Street Historic district. It frequently hosts events and gallery walks, farmers markets and art markets. For your extra entertainment we have three Smart TVs, A large one in the living room and one in each bedroom. We have recently added Roku in all three TVs so you will have access to hundreds of streaming channels including Spectrum cable network. If you already pay for premium channels like Netflix or Prime, you can log on. If you are looking for a relaxing lay back area with pristine car free beaches and quaint village atmosphere, you will enjoy this beach town. My guests normally return and tell me how much they enjoyed New Smyrna Beach. We have two down towns, one on the island and one on the mainland. The island has two bridges to the mainland so you can do the loop to discover all we have to offer. Great walking areas with restaurants and shops. The Point East resort is located in the preferred non-driving beach zone so cars are not allowed on the beach. This is a non-smoking resort strictly enforced. No smoking anywhere on the property or in the condos. Also renters are not allowed to bring any pets. Point East condominium resort is private with an Olympic six pool, heated in the winter, plus a small pool for little kids to enjoy. Gates to the court yard require a code to get in so owners and visiting tourists have privacy. We have a lifeguard at the ocean front park next door for safety. I also have life jackets for children in a variety of sizes if they are not use to ocean swimming. I also have boogie boards for older children. My front closet has beach chairs, beach umbrellas, beach toys, beach towels, sports for the basketball court in the ocean front park next door. You don't need to bring anything but your bathing suite. The ocean front park next door has a great playground. The City ocean front park next door also has a basketball court, restrooms, outdoor showers and covered picnic tables for private family parties. It's perfect for large families to have their own private place for birthday parties, small weddings and other special events. Our summers are warm and tropical and our winters are mild temperature and sunny. We are called the Sunshine State. Our beaches are beautifully blue and inviting. all year long. This condo has an east facing balcony for warm southern exposure. It overlooks the Olympic Size swimming pool, shuffleboard, and covered pavilion at Point East Ocean Front Condominium Resort. You can see the big blue ocean the minute you walk in the front door. Enjoy your morning coffee on the balcony and watch the sun come up over the ocean. My master suite has a king size pillow top bed and in-suite bathroom. My guest bedroom has two FULL SIZE beds instead of small twin beds so adults are comfortable. I also have a blow up bed if needed. The second bathroom is next to the guest bedroom. I have a comfortable couch and TWO comfortable recliners in the living room. The condo is well stocked for families. I also have a Pack N Play, Highchair, and safety gate for my little guests. My remodeled kitchen is well stocked for family meal planning. It has a pass-thru bar into the dining area that seats six guests. I have Wi-Fi throughout the condo. We have two condos at Point East Ocean Front Condominium resort, so we can accommodate larger groups, family reunions, small weddings, or other celebrations. Each can accommodate up to six guests. Point East Ocean Front Resort is at 3801 South Atlantic Ave, and is located in the preferred non-driving beach zone for family fun and safety. The resort offers a direct ocean front secure access to the beach, an Olympic size swimming pool, kiddie pool, shuffleboard, and covered pavilion. By the way, New Smyrna Beach was voted "Best Orlando Beach" for 8 years in a row by the readers of the Orlando Sentinel. We have bragging rights. New Smyrna Beach is the closest beach to Orlando. It's on the east coast and just a short drive to Orlando and all Central Florida attractions including Disney-world, EPCOT, Sea world, Kennedy Space Center, NASA and much more. It's only a half hour to Daytona International Speedway and NASCAR events. Disney World has designated New Smyrna Beach as "Disney's Beach". Day trips are an easy drive, with Orlando just one hour away. You can visit Disney World,Sea World, EPCOT, Universal Studios, MGM Studios, Kennedy Space Center, Daytona International Speedway, St. Augustine(the oldest city in the USA), and much more! They are all easy "day trips" from New Smyrna Beach. You can easily drive to Central Florida attractions for the whole day, and return to the beach in time to see the sun set. You are within walking distance to shopping and restaurants from my vacation rentals. There's an ice cream parlor, several "pubs," large grocery store, convenience store, gift shops, and several restaurants, all within two blocks walking distance. New Smyrna Beach is a barrier island and a unique seaside community consisting of 12 miles of clean and uncrowded white sandy beach with an additional 24 miles of coastline at Canaveral National Seashore located on the south end of the island. The Seashore is home to a variety of indigenous birds, sea turtles, and other wild life. The Inter-coastal Waterway offers a pristine estuary with a wide variety of ECHO tourism, world famous fishing, and water sports. The average annual air temperature is 72.7 F (22.5C) so you can visit any time of the year. Volusia County offers natural beauty inland too. Visit our favorite old fashion "swim hole" at Blue Springs State Park. If you want a change from the beach scene, try this crystal clear and cool water natural wonder. From November through March, the manatees leave the colder waters of the St. Johns River for the safety and comfort of the 72-degree spring. Go tubing, snorkeling and swimming year around. Take the nature trail to the boil and witness the mystery of this fresh water spring. Visit other Florida State Parks nearby. New Smyrna Beach is also one of the top cities in the USA for art, with numerous galleries and art shows. New Smyrna, and other nearby cities offer live theater with productions throughout the year. There are Jazz Festivals and other outdoor concerts. Daytona Beach is just a half hour drive away and has live celebrity performances and trade shows throughout the year at the Peabody Auditorium and Ocean Center. Don't forget your golf clubs. There are several golf courses in the area with 9 to 27 hole courses. Many more courses are only minutes away, including a new LPGA course. With 22 miles of waterfront, there's always something to catch. Fishing is never a problem with numerous rental shops and charter boats. New Smyrna Beach is also a "Natural Destination" for anyone who wants to discover the real Florida. The Marine Discovery Center offers ECHO boat tours on the Indian River Lagoon. You can observe close views of dolphins, manatees, ospreys and an abundance of wildlife while being led by a marine biologist. Canaveral National Seashore is on southern end of New Smyrna Beach ch includes ocean, beach, dune, hammock, lagoon, salt marsh, and pine flatland habitats. Endangered species include, but are not limited to, loggerhead, green and leather-back sea turtles, West Indian Manatee, Southern bald eagle, wood stork, peregrine falcon, eastern indigo snake, and Florida scrub jay. Be sure to visit Smyrna Dunes at the north end of the island. The communication was top notch, even before the stay with Hurricane Milton on its way. We did end up taking a trip to SC the days that Milton was there but when we returned on Friday everything was absolutely perfect, the patio furniture was moved back out and the power was on! The location was perfect for us easy to get around to everywhere we wanted to go. There was tons of toys for my kids to play with and the life jackets were so convenient to have there already. Perfect location right next to shops and restaurants. Condo was equipped with everything we needed and a added bonus was all the beach chairs, beach toys and boogie boards for everyone. We were able to sit on our balcony and enjoy looking at the large pool and the ocean at the same time. Marilyn was great to work with. She answered every question I had almost immediately. My wife and I stayed here for a wonderful week at the beach and loved it! The condo was exactly as advertised. It's right on the beach, in a section where cars are not allowed on the beach. That tends to make the beachfront less crowded. Our third floor location gave us privacy and a very nice view. The condo itself was clean, nicely furnished, very comfortable, and had everything that we needed- even "stuff" for the beach. Feb 1, 2019 #### Well equipped with very nice ocean view. Everything went well. Good communication with owner using VRBO, text message, and occasional phone call. It is a third floor with steps or you can use the elevator nearby. Steps are easy to negotiate, have rails, and are well lit. Condo has two full baths. Coin laundry is on each floor. ##### Paul F. Marilyn, the condo owner, reached out personally to thank us for renting her unit upon booking and reached out again during check-in to let us know if we had any problems to contact her directly. The condo is cutely decorated & is well equipped with everything you need from beach accessories to kitchen gadgets. The ocean view from the living-room is beautiful! Love the fact that the laundry room is right around the corner from her unit. The grounds are very clean as well. Sad to leave, but we will definitely be repeat clients! ##### Tammy W.
