The hotel is really beautifully decorated, keeping up with Venizian style, spacious and clean. The reason for lower rating are the following: 1/no complementary water in the room (small water bottles available in mini bar for €8!). Water is such a basic necessity I would have expected from a 5\* hotlel, 2/ no kettle not coffee machine in rooms, 3/ Cleaning staff was entering our room every evening without knocking and didn't speak English.

The hotel is in a really convenient location (a very short walk from the Water bus stop). The rooms were clean and comfortable and the hotel has a bit of luxury about it. The staff were welcoming from the first minute and nothing was too much trouble. The breakfast waiters even remembered we were the ones for no coffee!! We had a slight issue with the room. A squealing noise was coming from an area by the heater. We raised it with reception (at gone 10pm) and they came straight up to investigate. It wasn't something that they could fix without maintenance so immediately went to see if they could find another room. Found us another room for the rest of the stay which was a slightly upgraded room too. Their recommendations for restaurants were very good as well.

Price was ok, but the hotel/room poorly maintained. In the room, the heating could not be regulated by the thermostat, the water pressure was not sufficient for the rain shower to work, and the wifi was fine in the lobby but not functional in the room. Breakfast was plentiful and fine.
