Desert light pours through stackable glass doors as the Santa Rosa Mountains frame your view in every direction. Step outside and the private pool shimmers, the hot tub steams, and the fire pit is ready to be lit the moment the sun dips below the ridgeline. January afternoons here are mild and bright - ideal for lounging on the sundeck or grilling in the backyard as the sky shifts from gold to violet. Inside, the indoor fireplace keeps evenings warm and unhurried.

The home
Situated in the Signature PGA West community, this single-level home sits just a two-minute walk from Ernie`s Bar & Grill and the Stadium Course clubhouse. The Empire Polo Grounds - home to Coachella and Stagecoach - are less than 4 miles away, and Old Town La Quinta, the Indian Wells Tennis Garden, and area golf courses are all within easy reach. A private entrance and free parking on premises mean arrival is always straightforward.

Sleeping arrangements
Three bedrooms sleep up to 8 guests across 4 beds. The main suite features a king size bed, patio access via a sliding door, a 50` smart TV, and an ensuite bathroom with dual sinks and a walk-in shower. Bedroom 2 has a queen size bed and a 50` smart TV. Bedroom 3 is fitted with two full size beds and its own 50` smart TV. A crib and Pack `n play/Travel crib are available upon request. An in-unit washer and free dryer take care of longer stays.

Living & entertainment
The living room brings everyone together - large sofa, loveseat, leather armchair with ottoman, a 75` smart TV, and an indoor fireplace that earns its keep on cool desert evenings. The converted garage game room (fully air conditioned) is a destination in itself: pool table, ping pong table, poker table, basketball arcade, darts, arcade games, and a game console. When work calls, high-speed WiFi, an Ethernet connection, and a dedicated workspace in a common space have you covered.

Kitchen & dining
The fully equipped kitchen is stocked for serious cooking and easy breakfasts alike. Refrigerator, freezer, stove, oven, microwave, dishwasher, toaster, blender, baking sheet, Keurig coffee machine, and a dining table are all on hand. Cooking basics and coffee are provided, and barbecue utensils are ready for outdoor grilling sessions.

Outdoor living
The private backyard is built for full days outside - pool, private hot tub (available year-round, open 24 hours), fire pit, hammock, sun loungers, outdoor furniture, and an outdoor dining area. The pool heats to 88°F for $50 per day (typically needed October through May); in summer months it naturally reaches 85-95°F without additional heating. Hot tub heat is always complimentary. Guests also have access to a shared gym nearby, community pool, clubhouse, bocce ball, and shuffleboard.

Practical details
Check-in is after 4PM and check-out is at 11AM - early check-in and late check-out are accommodated at no extra charge whenever possible. A mid-stay clean is available for an additional fee. The home uses keyless entry with a unique code issued per reservation. The HOA sets noise limit requirements. We do not recommend shipping packages directly to the home, as we are unable to take responsibility for deliveries.

NOTE: We have many homes in PGA Signature either connecting or within a few doors of this address. If you`re planning a larger group trip, multiple homes side by side are available - please inquire.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-8AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 8am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
