The house sleeps 8 LONG TERM WINTER RATES AVAILABLE. Highlights-> \-The Master has a king bed, smart TV and ensuite bathroom! This room was just completely remodeled and features knotty pine on the walls with cedar trim! The whole house smells like cedar \-The 2nd bedroom has a queen bed plus a smart TV. This room features rustic tin paneling on the walls! \-Guest Bathroom with shower/tub combo \-Living room has a TV and spectrum internet. Couch with a pull out bed and a Comfy Chair with a twin pull out bed. Plus there is a twin bed with a twin trundle underneath for extra sleeping. \-The kitchen is brand new and features live edge wood epoxy counters, and cabinets with all new appliances! New refrigerator, new stove, new in counter dish washer, new microwave, new toaster, and new Keurig plus 12 cup coffee maker!! Please do not cut on the counters - cutting boards, cooking utensils, pots, pans, cookies sheets etc all provided!! All rooms have TVs- Outside features - \-Screened in bar area \-Commercial Ice Maker \-Docks \-Outdoor shower \-Fire pit \-Grill Whole house Newly remodeled! Walk out the living room into the screened in porch that over looks the water has an awesome wood bar and refrigerator. Go out the front door and up the stairs to the new roof top viewing area. There is a bench up there to sit and enjoy the water view and nature! Enjoy the silence of the river from the comfort of your home. The house has a washer and dryer, ice maker by the dock, propane grill, outdoor shower, 4 kayaks for your use along with 2 adult life jackets and 2 children's life jackets-the new docks have steps down to the water for easy kayak launching. The A/C works great. New furniture and bedding. You can put your boat in at the Mason Creek boat ramp and you will be minutes away from the house. Keep your boat(s) right at the NEW Dock! The summer depth is around 4' and 2' in the winter. Located near the heart of Old Homosassa near great restaurants - Florida Cracker Monkey Bar, The Freezer, Margarita Grill, Crumps, Seafood Seller and The Crab Plant to name a few! You can ride your bikes or use your golf carts to explore the neighborhood! This is a golf cart friendly area! Come see the manatees, otters and dolphins play. The winter months you will see the manatees! Pets welcome- with a $150 pet fee. Declare your pets. No cats! RENTAL RULES-These will be emailed to you to read over, sign and email back. Guest acknowledges the Property is on Mason Creek, there is no fence blocking access to the river from the Property and there is no lifeguard on duty at or near the Property. Guest assumes all risks of damage, personal injury or death, arising from the proximity of the Property to the river and the use of the river for swimming, diving, boating and other recreation. This provision extends to Guest, the rental party and all other persons on the Property at the request or with the consent of Guest or any member of the rental party during the term of the lease. Guest will indemnify and hold Homeowner harmless from any and all claims, loss, cost, damage or expense arising from or relating to such risks. Smoking is NOT allowed in the house or on the porch, Smoking is allowed outside - $50.00 fine for cigarette butts left in the yard. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Keep the property and all furnishings in good order - call us immediately when something isn’t working. Only use appliances for their intended uses. PETS are permitted with a $150 pet fee and only with prior approval and the Pet Addendum must be completed. $50.00 fine for leaving dog poo in the yard. No Cats. Parking: PARKING – Parking is limited to \_\_2\_\_\_\_\_ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. Kayak and Paddle Board usage waiver- I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such exist in my use of paddle sport equipment and my participation in paddle sport activities. (B) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability; ( ; the negligence of participants, the negligence of theirs, accidents, beaches or contract, the forces of nature or other causes. Risks and dangers may arise from foreseeable or unforeseeable causes including, but not limited to, guide decision making, including that a guide may misjudge terrain, weather, trail or ocean conditions, and water level, risk of falling out of or drowning while paddle sporting and such other risks, hazards and dangers that are integral to recreational activities that take place in a wilderness, ocean, outdoor, or recreational environment. I also verify that I am in good health, Not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession , and am capable of pursuing paddle sports, and that my participation in this activity is voluntary. They had games, kayaks, a brand new grill, even the dishwasher was unique. Even after seeing all the pictures the house was different than expected. I don't want to give spoilers because some of them are just fun to react to. I would say if you want to use the fire pit there make sure that you have access to firewood and you will really enjoy that experience as well. Overall our stay was comfortable and had plenty amenities especially being close to Crysta River. We had as much fun at the house as we did abroad. Of course it was spring time, I wonder what it would've been like in the summer but either way our stay was perfect. The host were very responsive. Don't hesitate to stay there. ##### Maurice G. Perfect location for scalloping and springs. Boat ramp is one street over to launch and house is conveniently on a canal with dock. House was clean and fully stocked. The house was extremely clean when we arrived. The owners patiently answered our questions and promptly answered any questions. It is well located in Old Homosassa nearby all of our planned activities. Our family loved having the use of the kayaks and the hot tub. The house was exactly like it was described. Dock was perfect for our 2 boats. Outside shower was great. Ice machine was extremely nice along with bait freezer! Hot tub was very nice! The Creek was accessible to the gulf on all tides but need to learn the creek before running on low tide. we really enjoyed are stay! ##### William H. Everyone was very friendly. To say we would be booking this again goes without saying. Food was great at Florida cracker. But I must say best meal was caught in the Homosassa river. We had mangrove snapper redfish, and spotted sea trout. Great times. ##### MATTHEW B. My husband caught several catfish off the dock. I wouldn't advise launching kayak at the house. It's hard to get in/out of. The boat ramp is right around the corner. They had plenty of towels, etc. I would bring beach towels if u want something bigger. Outdoor shower had hot water and was really nice. You may want to bring a travel clock and night lights for the bathroom. Take bug spray! I bought the organic no deet kind and they just laughed at that. I went to Walmart and bought the industrial kind. I only went in hot tub once and it was great. There is a nice dog park not too far if you are bringing your dog. ##### Michelle W. It was very clean, well stocked with everything you could possibly need in the kitchen. We really appreciated the Keurig and how well it was stocked. The layout of the house is unique, reminded us of an old Florida home. The beds were extremely comfortable, best night sleep we all had in a long time. We loved the off the beaten path loacation and quiet neighborhood. We would definitely recommend and would love to stay at this beautiful home again. ##### Brenda T. House is very clean and has everything you would need to enjoy your stay. Many new updates in the house. Hot tub on enclosed porch was very popular with our group. Lots of good restaurants nearby. Very quiet neighborhood. Many things to see and do in the Homosassa and Crystal River area. Would highly recommend to anyone wanting to kick back and relax! ##### Kenneth L. The house was clean and way accommodating and the outside was everything you would ever want for a vacation in Florida We made friends with Charlie the Heron as well as the neighborhood River Otter We would definitely visit this paradise again Thank you Dani great job ##### vickie r. My family of four (2 teen boys) enjoyed our 4 night stay. House had everything we needed with room to spread out. Located in a more full-time residential area but nothing is more than a couple minutes away. We rented a golf cart which made parking easier in town (Sunset Carts delivered to the rental). The weather was uncooperative on one of our days, so we enjoyed fishing from the dock to entertain ourselves. We ate all meals but breakfast at restaurants, though the kitchen was stocked with all needed supplies and there was a grill outside. Ice machine in back yard was hugely helpful. We recommend this property and hope to get back on another occasion. ##### kim s.
