No Canal. A lovely, ground-level, 4 bed/3 full bath, single-story home. The perfect river location with a million-dollar view – one of the best in Crystal River. This home has been recently renovated and sports a new lanai, fire pit, and dock. The “bunk room” has two sets of sturdy bunk beds (both twin over full) making this house a great option for families with kids. Mooring whips for two boats to be moored at the sea wall and there’s a long driveway for plenty of trailer parking. For more fun on the water, 2 kayaks and a stand-up paddle board are included with your stay. As the moonlight spills over the bay, make magic as you turn firewood into memories in the flicker of a campfire – the perfect end to a perfect day. Giant Jenga and board games will keep your indoor time lively and a growing book collection awaits bookworms. Please know that outdoor security cameras are in use at this property A note from the owner: Thanks for considering being our guests. Part of our joy in being stewards of this fun property is sharing it with others. To ensure that we may continue to do so, I’ll offer a few thoughts on our expectations. Before booking, please be sure you’re in absolute agreement with what follows. I don’t want your deposit – only peace. We like our neighbors and they like us, and I have zero patience for anyone upsetting that balance. If your name is on the credit card used for the deposit, make sure your guests know the rules, too. Fun is absolutely encouraged - but abuse of our neighbors and/or the property is not allowed. 1\. Please limit gatherings to our thoughtful occupancy limits. If you’re looking for a place to party, look elsewhere. This property is NOT AN EVENT SPACE for parties and special occasions. 2\. This is a smoke-free property. No smoking inside or outside. 3\. For a few reasons, we charge a fee for bringing a pet. You can avoid an awkward conversation and a charge (pet fee x3) by adding this fee at the time of booking. We are “pet friendly” under the following terms: a. preapproved pets must remain under your control at all times. b. dog must be on leash when outside. c. clean up after your dog. d. incessant barking is forbidden. Be a good neighbor. e. keep pets off beds and furniture. 4\. Wrap up your outdoor noise by 10pm. Make sure it happens. Outdoors, after 10PM, no loud music, no obnoxious shouting, no drunk-laughing, and no fireworks – I don’t care what the calendar says. 5\. We provide kayaks and a paddleboard, a dock, a fire pit and a lovely house. Please care for them like they’re your own. We understand things get worn when used, but please don’t abuse. More details about the property: BOAT MOORING WHIPS: The big view of the river means the water can get rowdy from storms and heavy boat traffic. Mooring whips are provided for protecting your boat. When properly deployed, they are very effective. This is not a time to assume you know what you're doing. Spotless, modern, spacious and comfortable for 8 of us friends with two kids. The outdoor space with grill and adirondacks and expansive view of the bay was divine. Even the indoor living/dining rooms had massive waterfront views! We dropped our boat at Pete's Pier, which is less than 1 mile away from the home where we tied up to his whips. Justin was kind enough to take the time to call us to talk us through some of the shallow spots to watch out for in the bay. Very nice guy! His home is minutes away to the spring heads, and about 45 minutes out to the scallop grounds. Large driveway fit our trailer with ease. From easy access to the Gulf for fishing to paddle boarding and fishing off the dock, our family had a great time. The home is well equipped with anything you would need and has fantastic views of the water. Renting a boat is made easy at this home with your own boat dock. The property manager was fantastic and responsive if needed and even put up a Christmas tree for us for the holidays! Beautiful open and spacious floor plan that is tastefully decorated and not crowded with too much stuff. Very comfortable beds and ample closet space. Wow! Did I mention the VIEW! Not only that, but the house itself is even more spacious, open, and uncluttered than the photos show. It was impeccably clean and very comfortable. The kayaking from the dock was easy and fun even for my eight year old, despite the wake from motor boats further out in the river. Our family needed a little break from the day to day so we came up from South Florida to get away for a few days. The house was very clean and well maintained. The outside area and view was amazing. It was great to have the kayaks and paddle board we took advantage of those when the weather allowed. We did have to contact the owner about the a/c panel not working and they responded right away and got someone out to fix it within 24 hours. Things happen and that we understand I just mention it to assure future guests that if there is a problem the owner is VERY responsive. ##### Jessica L. The house is in a great location- love the water in back yard and we drove a rental boat up to the dock, that was very nice! The sofa is comfortable, the bed was comfortable, TV worked well! Kitchen was a bit scarce on essentials- like pasta strainer, cutting board, etc... Kitchen Drawers were dirty and utensils were just thrown in. Many of the utensils looked dirty. Hot pads were dirty with someone’s food, and master bath rug had toothpaste stuck to it - I washed them all! Towels were very old and just enough - no extras! But even with these issues I’d prob rent again because of the positives and location was great! ##### Lynn D.
