"Not the Ritz-Carlton Balboa but on this peninsula, it's hard to justify anything else. This beautiful, historic hotel delivered a wonderful experience from start to finish. Location is everything here, and while parking is an added cost you'll want to budget for, the overall experience is absolutely delightful. Rooms are well-appointed with all the basic needs like a comfortable bed, mini fridge (albeit a noisy one), coffee/tea maker, side tables, desk with office chair, and TV. As a wheelchair user, I had the extra perk of a private balcony above the lobby's marquee, which was a lovely touch. At check-in, Kenny was absolutely phenomenal for going above and beyond to help me get settled after arriving to SoCal battling a terrible flu. The following day, manager Laura was equally fantastic, handling my extended stay with patience and grace. Yes, it may be pricier than newer, more luxurious options in Newport Mesa but you simply cannot beat this location. Their rooftop Jacuzzis (2; both large and standard) are clutch, and the on-site restaurant and bar are open select days. And even when they're closed, there are three dining options open 7 days a week within the same block. 10/10 ... I'd book again in a heartbeat. So if you're heading to Catalina for a day trip, this is the perfect spot to pregame your adventure or unwind afterward. I'd recommend a minimum two-night stay to truly soak in the local amenities and surf town charm."

"Can’t ask for a better location. Right on the beach with the park next door too for games etc. Pretty quiet as you’re down away from the shops. Parking was convenient other than garbage day. The house sleeps a lot of people however the kitchen is very small for the amount of people. The house is old and outdated. It could really use a deep clean especially on the main floor. A few minor updates would go a long way with bathrooms/fixtures etc. We had a son in a wheelchair and although we made it work it was very tricky and tight spaces. Hard to get him in and out and the main floor has lots of thresholds etc. I would not recommend for someone looking for accessibility. The patio is great to sit on and watch the sunset and people, just be prepared to clean things off. Overall our group of 16 had a great experience and loved the location. Wish it was a little cleaner and a few updates. Very responsive communication. The outdated house is reflected in the price for the size and location. "

"Beautiful Balboa beach location! The three bedrooms were spacious and great for our family of six. Restaurants and the pier were only 2 minutes’ walk away. The ferry to Balboa Island was right across the street. The only drawback was the small garage (difficult to park our large SUV). We would definitely stay here again."

The home was so cozy, the extra blankets made us feel right at home. We felt like we were staying at a friend’s house. The host had everything extremely clean and fresh smelling. "

"This was our second time in this house and it was wonderful. We love walking to the nearby restaurants and convenient store. It was great to be able to go out on the stand for a run or roller blade. The convenient large parking lot very nearby made it easy for us to have three cars. Communication with the property manager during our stay was immediate and so friendly and helpful. They sent an electrician to come change a burnt out lightbulb same day..and brought a bag of ice when our icemaker wasn't working. We had a large family staying downstairs but the noise didn't bother us and it was no problem walking through their patio to get to the strand. Overall a great trip!"
