Overlook the River, Walk To Town & Hot Springs

Riverfront C1 is one of the few places you can rent where you can walk out your back door and enjoy the San Juan river flowing by. This townhome is spacious, very well decorated and loaded with everything you will need to enjoy your vacation in Pagosa Springs. You can easily walk the Riverwalk to historic downtown Pagosa where you can enjoy a variety of restaurants, shops, spas and the world-famous hot springs.

This is a 3 bedroom and 2.5 bath townhome, on 2 levels, that sleeps 6. On the main floor, you will enjoy a large living room, dining room all open to the kitchen with 3 bar stools. The living room is very comfortable with a gas fireplace, HDTV and DVD player. The kitchen is easy to cook, well stocked and plenty of dishes. There is fun deck that overlooks the street with chairs and private BBQ grill.

The king master suite is down the hall and a sofa sleeper living room area that shares the master bathroom from the hall. Downstairs there are 2 bedrooms, one with 2 twins and the 3rd bedroom with a double bed that has a walk out to the covered patio where you can enjoy the views of the river, the mountains or the town. It's easy to relax in the gazebo or the BBQ grilling area by the river. Both bedrooms share a full bathroom. The utility closet is across from the downstairs bathroom.

This home is non-smoking and that includes the balconies/decks as well. All smoking must be outside.
This unit comes with a private garage for you to use and store your toys.
All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.

This is a pet friendly home. Dogs only, 2 max. The pet fee is $75 per pet, as well as an additional $100 refundable security deposit per pet.

This home has one portable AC unit in the living room area.

Check in time is at 4:00 PM. Check out time is 10:00 AM.

Beautiful River Home

The rental was the perfect size and just as described. Being close to the river was a big bonus. The walk to downtown Pagosa Springs and hot springs was so convenient. All the beds were very comfortable and the house had all the basics we needed.The two cons were the downstairs shower didn’t drain (we told the management about it) and whoever stays in the upstairs main bedroom should not be a light sleeper. The person upstairs wakes up early and has a heavy foot.

Great property and a great price

This property is in a great location to most of the touristy things to do in Pagosa Springs. Easy access to the hot springs and to the shops and restaurants is ideal. The kids rooms are downstairs and the main room is upstairs which was nice. Oh and the property was perfectly heated! After staying at a hotel that was either freezing cold or boiling hot, it was nice to be in a place that was comfortable all day and night.

Gem in Pagosa Springs

We had a lovely stay in Pagosa Springs in the unit that backs to the San Juan River and a couple of blocks from a new, well-maintained park area complete with a dog park for our dog. We were able to walk into the historic area of Pagosa Springs along a well-maintained trail that bordered a conservation wetlands area with abundant bird life and along the river with views of the various hot springs. The home was well-equipped, spacious and comfortable. It made for a lovely vacation.

Perfect spot on the river

We had an amazing stay at this house in Pagosa Springs! Its location near the river and the park was perfect for our activities, and it was also just a short walk to downtown and the springs. We enjoyed floating down the river several times and had a blast playing pickleball at the new courts. The management company was outstanding—extremely responsive and helpful throughout our stay. We’ll definitely be returning to this fantastic spot!

Townhome in the wrong side of the town

This was our first time visiting Pagosa Springs. We used.this trip and this property is an opportunity to learn more about the community so that we could consider buying a second home there. The townhome itself was adequate but it's in a neighborhood and area that is turning over. That doesn't mean the area is unsafe it simply means there aren't any sidewalks installed and you're living in an area with construction and blighted homes. Just not a place where I wanted to spend two weeks. On the positive side it is along the river, and there were several deer out our back door multiple times per day which added a nice touch. The last thing I would say about this home is that is clearly used as a passive income property for its owner. It needs investment in terms of amenities. Generally the place was dirty, pots and pans old and tired, dishes old and tired, ice maker didn't work, shower heads were clogged with lime and hard water buildup (that I had to repair on my own), master shower covered in mildew, and no cleaning supplies and no cleaning supplies.

Wonderful location but not enough attention to detail

This property is in an amazing location very close to the river and walking distance to downtown Pagosa. The master king sized mattress was comfortable and the unit is very spacious. First impression, the unit was nice to walk into but a closer inspection revealed a different story. The large sofa cushions have lost their integrity, so it was very uncomfortable to sit on. The upholstery on kitchen chairs are stained and there were stains in the carpet as well. Unfortunately, it looked like housekeeping forgot to clean the pantry floor, nearly all the dishes needed to be washed before use and we made the property manager aware of what appeared to be rusting silverware and cutlery. In the master bath, spots of mildew/mold were growing along the grout lines. The biggest problem, however, was being greeted with 88 deg. house temperature. Visiting in mid-July with highs in the low 90's quickly revealed, there wasn’t an effective way to cool the unit. Despite the continuous use of the provided portable air conditioner brought some relief to the master bedroom only. The main space living/dining/kitchen on the other hand stayed at 84-88 even after following the instructions we were given regarding running the box fans & the portable a/c in that space during the day. The property manager did respond quickly but there really wasn't a way for her to do anything about it. For the price I would have expected more attention to detail and a way to keep the space comfortable.

Summer Family Getaway

We fell in love with Pagosa Springs and this property. The house had everything we needed and was very comfortable. Loved having a garage and a view of the river. It was close proximity to the river and walking to town. We would definitely stay again. The only downside was the lack of air conditioning and air flow. There were plenty of fans and a window AC but with the east/west facing windows it was still too warm for us. Granted we stayed at the height of summer! This is a great place and location for your next trip.

Great Ski House

We've been coming to Pagosa for years and would love to stay in this house again. The beds are comfortable, everything works, and the fireplace warms up the living room very well. We used the garage to stage/thaw our ski gear. The only downside is the couches, which others have mentioned are very worn out. The property management communicates via text, which makes staying here pretty easy.

Great home close to downtown Pagosa!

The house was great and very clean. It’s close to downtown and all of the action, but was very quiet during the day and at night. You are steps from the river and we had a deer walk right passed us as we were standing out back enjoying the sounds of the river! They supplied us with plenty of towels and blankets, as well as toilet paper and paper towels. Kitchen was well supplied for a large group of people. Would definitely stay here again!
