Stay in this spacious 5-bedroom, 5-bathroom home just 10 miles from Disney! Perfect for up to 10 guests, it features a fully fenced private pool, washer/dryer, and a smart TV for relaxing after your adventures.  
  
Universal, Downtown Orlando, and Kia Center are all within 30 minutes. Whether you’re here for the parks or just to unwind, this cozy villa has everything you need for a fun and comfortable stay!

Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.  
  
➤ Just a heads up, guests can't use the closet in the entryway, but you will have access to the entire unit. Please make yourself at home.  
  
➤ Two parking spot passes available. You can find extra parking at nearby stores. No commercial vehicles allowed – violators might get towed.  
  
I will be your personal concierge for your stay. If you have any questions, you’re lost, or just need some great recommendations, I’ll be there for you around the clock.  
  
This home is set in a peaceful, family-friendly community, offering a quiet retreat while still close to all the major attractions. The area provides a relaxing environment, ideal for unwinding after a day of fun-filled activities.  
  
You'll find plenty of local dining options and shopping centers just a short drive away. Whether you're in the mood for a quick bite or a leisurely meal, there's something for everyone nearby.  
  
For those who enjoy outdoor activities, golf courses and scenic parks are within easy reach, offering a great balance of relaxation and recreation.  
  
Car: A car is the easiest way to get around, with major attractions like Disney and universal.  
  
Rideshare: Services like Uber and Lyft are widely available for convenient transport to theme parks, dining, and shopping.  
  
Biking: The community and nearby areas are bike-friendly, with scenic paths for a relaxing ride.  
  
Public Transport: Bus services operate nearby, offering connections to key locations across the area.  
  
Walking: Enjoy walking to local amenities, including nearby parks and community spaces.  
  
➤ The property is equipped with both heating and air conditioning; however, we cannot guarantee that you will achieve a comfortable temperature if your preference falls outside the range of approximately 17 to 25 degrees Celsius. Additionally, due to the nature of short-term rentals, where guests may frequently come and go, we cannot promise 100% uptime, as some guests may inadvertently push the systems beyond their capacity, necessitating repairs.  
  
➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.  
  
➤ Please keep in mind that I am not responsible for any packages you order to the unit.  
Please take a moment to go over my booking policies and confirm your understanding. Be sure to send a message indicating you have read and agree to the rules.  
  
1\. Please contact me via Airbnb Messenger for any questions.  
  
2\. Smoking of any kind is strictly prohibited on the property, including the balcony. ($400 fine for smoke odour removal)  
  
3\. Please be cautious of noise, especially after 10 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.  
  
4\. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.  
  
5\. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary, so i can effectively prepare for next guests.  
  
6\. Please note that check-out time is by 11 am, and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last-minute changes may result in a $25 charge per additional half hour stayed.  
  
7\. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.  
  
8\. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.  
  
9\. A $50 fee will apply for any missing parking passes after check-out. Guests are required to return all parking passes to the original pick-up location and provide photo confirmation before departure.
