The living room and outdoor patio are separated a door to create wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV with streaming services so you can keep up with the game or the news. The living room also features a queen sized sofa bed for additional guests. Just a few steps from the main living area, the express kitchen serves basic cooking and dining essentials - which is fully stocked with cooking/dining gear. You can choose to cook your meal on the outdoor grill or in the kitchen! As you continue through the house, the master bedroom has a Queen bed and private bathroom with a shower. There is a closet with ample space for clothes. Our bathrooms are on the small side, but are well-equipped with amentiies to make your stay enjoyable. The first bathroom has a shower and the second bathroom has a shower, but is built into a small catch-tub that can be used for small children. To fulfill the sleeping arrangements for 4 total guests, please consider that the pullout living room sofa is a queen sized bed, best suited for 2 people. Past the bedroom is a rear patio activitiy room that is fully enclosed that also leads to a fenced in rear patio/parking area. This room is stocked with books, games, and other activities that can be enjoyed at our small beach cottage. Please be aware that this is entirely a non-smoking property, including the front patio. To maximize the indoor space there are private laundry facilities are conveniently located on the side of the house. PARKING: There is a parking space on the inside of the rear gate and a car can also be parked in the alley provided it is a small car and doesn't block the alley. General neighborhood street parking (metered or unmetered) also in area. Check-in time: 3:30 p.m. on the arrival date Check-out time: 10 a.m. on the departure date Summer Rentals are typically 7 night minimum and arrivals and departures are on FRIDAY IN JUNE/JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work! Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion. The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years! Please be advised this is a strict NO SMOKING property. This cozy little cottage was located far enough away from the event. It was quiet and peaceful in Newport Beach. We enjoyed walking over to the beach and down to the pier. Nicely outfitted close to restaurants and easily accessible from Pacific Coast Highway. Scott is a great host. Kind, efficient and responsive. Being a pet friendly rental was great. We will definitely be back. I have never used Itrip before but I would definitely recommend it to others. We were 110 percent satisfied with the representation of the property and its amenities. The instructions were clear and made everything super easy to check in and out. Jan 3, 2024 #### Sweet Place This classic little cottage was perfect for us! Had everything you needed. The location is the kicker. Quiet, close to stuff, bur away from tourists and the craziness of being closer to the pier. Having the park across the street to run our pooch was a big plus too, even though it is not an official dog park and a local mentioned you can get ticketed if you're not holding the leash. The house has many thoughtful touches, comfortable seating inside, and nice patio furniture outside as well. The bed was great and there was plenty of closet space for clothes. Unlike other beach cottages, this home was adequately insulated and thankfully, the heater worked well and was quiet. We visited in February, which was rather cool but it was a good time to enjoy the beach without many people. We would definitely stay here again! ##### carol r. Just the two of us enjoyed spacious comfort. We used the ottomans in the back sun room as luggage stands. Excellent email and text communications throughout our stay. So convenient to the beach. We enjoyed a lot of beach walking. Upon departing to return home to Denver, the rental car needed only 2.5 gallons to fill up the tank! ##### Robert H. Convenient to restaurants, coffee shop, small park, and the beach, of course. Although getting to the beach requires crossing a busy 4 lane street. Easy bike ride to Lido and all over Balboa. The beach is a 2 minute walk and you can also launch paddleboards or kayaks in the bay in a 30 second walk from the property. The front outdoor area is nice with a table and chaise lounges that overlooks the park area. It was incredibly quiet. The bed is comfortable and there is plenty of space. Having a parking space was also a good perk. WIFI was strong and we had no issues with connectivity. We had a minor shower issue that needed to be fixed and Scott came immediately to fix it.The one negative is that the property is not as good condition as it appears in the photos. My wife and I along with our Poochies stayed at Scott’s property for 1 week at the end of September. The home is very clean, with plenty of amenities. The home is ideally located for pet lovers with a dog park directly adjacent. The beach is a very short distance along with many venues. We rented bikes for the week and enjoyed the comforts of Newport and their great restaurants. Scott was very accommodating and made himself available if needed. I would highly recommend this home. Super clean, the decor is so darling. I love how items are labeled, Beach Towels, hair dryer ect. The bed is super comfortable. Outside patio so spacious. Simple Check in and out. Within walking distance to great restaurants, one of our favorite the Alley, coffee shop, Chronic Taco, Italian restaurant and even sushi. And of course you’re only two blocks away to the beach and a great little park across the street. If you’re into kayaking the bay is right by the park. It’s a cute little house. It was well stocked with anything you might need. Im picky about my cookware so I do wish I’d brought my own frying pan. House does not have air conditioning. Probably not a problem most of the year, but we were there on a hot week. There were lots of fans to help, but it was warm. Overall we had a great time.
