The Lazy River House - Joshua Tree Resort

Welcome to The Joshua Tree Resort (aka “The Lazy River House”), an exclusive retreat that combines the serenity of nature with the indulgence of a private amenity-filled resort. Nestled in the heart of Joshua Tree, this four-bedroom residence stands apart as one of the only homes in the high desert with its own private lazy river - a fluid centerpiece designed for total relaxation. The property offers panoramic mountain views, a complete wellness circuit, and immersive indoor-outdoor living.

Flowing seamlessly through the home's architecture, 20-foot fold-away glass doors dissolve the boundary between inside and out. Mornings begin with sunlight pouring into the open-concept great room, where desert-inspired interiors meet modern comfort. The chef's kitchen is appointed with professional Thor appliances, a walk-in pantry, and a refined espresso bar for slow mornings or group entertaining.

Outside, the property unfolds into a series of private experiences. Drift through the lazy river, relax in the hot tub, or complete the rejuvenating cycle of sauna and cold plunge. A yoga deck and zen garden offer space for quiet reflection, while multiple fire pits and lounge areas invite long evenings beneath a canopy of stars. For playful moments, the garage game room includes a pool table, darts, arcade games, and an 86” Smart TV, while the three-hole putting green and outdoor theater create effortless spaces for gathering and fun.

Each of the four bedrooms has been designed with a sense of minimal luxury - clean lines, soft textures, and restful tones inspired by the desert landscape. The primary suite features a king bed and ensuite bath, while three additional bedrooms with queen beds provide comfort and privacy for families or groups.

Camera Disclosure:
For the safety and security of our guests and the home, this property is equipped with 16 exterior security cameras. These cameras monitor only outdoor areas such as entrances and common exterior spaces. There are absolutely no cameras or recording devices inside the home, ensuring complete guest privacy indoors at all times.

*PRICING
The price listed is for 8 guest. Guest 9 & 10 are welcome with a fee of $100 per person per night. Advertised price does not include the ADU/Casita.

*SERVICE PROVIDERS
Please be advised that the pool / hot tub service provider and landscaping services are conducted on Mondays & Thursdays. They arrive between 8am and 5pm. Additionally, trash service is on Fridays.

*SMOKING
Please smoke at least 20” from any opening of the home and throw away butts in the provided “butts” can on the far side of the home.

*ANIMALS
No animals of any kind are allowed on the premises. An undisclosed animal will result in a fee of $1,000 per animal per night and is as is cause for immediate eviction without refund.

*GLASS NEAR POOL
Absolutely no glass near the pool. Glass in the pool is grounds for completely draining and cleaning of the pool and will result in a fee of $10,000.

*QUIET HOURS
Please observe quiet hours of 10pm to 7am by keeping all outdoor noise to a minimum.

*COUNTY CALLS
Please be advised that a call from a neighbor resulting in involvement from the county for violation of the quiet hours will result in the immediate termination of your reservation without refund.

*COUNTY ORDINANCE
Please observe our noise & night sky ordinance by having all our music & noise off by 9pm & having exterior lights on only when necessary.

*MAX CARS
The maximum number of cars permitted on the property is 8. All cars must be parked on the property or risk towing at your own expense. Should the house receive a citation due to parking on the street you will be responsible for payment of the citation.

*REFUND POLICY
Please note, we are not able to offer any refunds for weather or road conditions or any other reasons outside of our control. We strongly advise purchasing private travel insurance.

*LUGGAGE DROP OFF
We will gladly accommodate luggage and refrigerator item drop off etc when prearranged with a 48hr notice and a $60 prepaid fee.

*PHOTO/VIDEO & COMMERCIAL USE - APPROVAL REQUIRED PRIOR TO BOOKING.
Guests are welcome and encouraged to take photos for personal use (and feel free to tag us @TheJoshuaTreeResort). Drones are not permitted due to county restrictions. While we welcome professional media projects, all commercial, professional, promotional, or revenue-generating photography and videography are subject to production fees. Additionally, any filming on the property is permitted only upon receiving formal approval from the County of San Bernardino. For these activities, we require payment in advance along with a signed production agreement, production insurance, and a location release. IF THERE IS ANY DOUBT IF YOUR SHOOT IS COMMERCIAL, PLEASE INQUIRE FIRST. Any guests found to be doing a commercial shoot will have their reservation canceled without refund.
Any commercial shoots discovered during or after a stay will be responsible for the production fee.

*EXTRA GUEST FEE
The advertised price is for up to 8 overnight guests in the main house only. You may add up to 2 additional overnight guest to sleep in the game room for a fee of $100 per person per night. Fee starts at 6pm. The main house can accommodate up to 10 guests.
Up to 5 additional daytime guest may be added to any reservation for $50 per person. Fee applies to any extra person not part of the original reservation. Daytime guest may be on the property between the hours of 9am to 6pm.
If you're interested in hosting a larger group, you may do so by adding the ADU/Casita to your reservation for a fee. Here, you may host an additional 6 overnight guest. Please inquire if interested in adding this new addition to your reservation.

*SPECIAL EVENT / RETREAT FEE
All special events / retreats must be disclosed and approved prior to completing a reservation
An “event” is defined as an organized activity, celebration, or ceremony where several (3+) service providers such as a DJ, catering service or chef, an entertainer, a planner or decorator come onto the property.
All events must conclude by 9pm
All events must adhere to all San Bernardino County regulations including the night sky, and noise ordinances
Must rent out the entire property, main house & casita
All require an event fee starting at $1,000

*LATE CHECK OUT / EARLY CHECK IN
Is granted on a case by case basis. Generally one hour late checkout, and one hour early check-in, can be granted immediately. However, we cannot have both an early check-in and a late checkout back to back. Guest wanting more than 1hr early check in will need to wait until 2 days prior to check in for this to be granted. Guest wanting more than 1hr late check out will need to wait until the evening before check out for it this be granted. Guest wanting a guaranteed early in or late check out can have up to 6 hours for 50% of the nightly rate. Guest, wanting more than six hours. Will need to pay the entire night fee. When not prearranged the late check out fee is $300/hr as we are required to bring in a larger last minute cleaning team.

Pool Heating Terms & Conditions
Pool heating is not included in the nightly rental rate and is available only for an additional fee.
Guest acknowledges that, without pool heating, pool water temperatures may be unsuitable for swimming during winter, early spring, and late fall.
Pool heating is initiated at the property owner's discretion, typically 3–7 days prior to the scheduled guest arrival date. The guest's check-in date shall be deemed Day 1 of the pool heating period. Guests may not select, modify, or limit the dates on which pool heating is provided.
Once pool heating has been initiated, all associated fees are non-refundable. No refunds, credits, or adjustments will be issued for any propane or electricity consumed in preparation for or during the guest's stay, regardless of usage or outcome.
Guest acknowledges and agrees that pool temperature is subject to environmental and weather conditions beyond the control of the property owner, including but not limited to ambient temperature fluctuations, wind, and significant differences between daytime and nighttime temperatures. The pool heater may operate continuously; however, heat loss, particularly overnight, is expected and unavoidable.
The property owner makes no representations or warranties, express or implied, regarding the achieved or maintained pool water temperature at any time.
By electing to add pool heating, guest assumes all risk related to weather variability and resulting pool conditions. No refunds or compensation will be provided due to weather conditions, ambient temperatures, or dissatisfaction with pool water temperature.
Guests are solely responsible for reviewing seasonal conditions and monitoring weather forecasts prior to booking and arrival. No exceptions to this policy will be made.

Pool heating is not available December–February
Pool heat is greatly dependent upon current weather conditions and temperatures.
Guest may inquire about a pool heating fee estimate 10 days before arrival.
Pool heating fee must be paid at minimum 7 days before arrival.
The pool heat needs to be turned on 3-7 days before arrival.
As we use propane to heat the pool, once it is turned on, there will be no refund provided should you change your mind or cancel the reservation.

This place was amazing! It had everything you can possibly need! It had a game room with pool table with arcade games ,yoga area,cold plunge, sauna, lazy river with a pool in the middle and a spa. The place had stocked coffee with things to put in the coffee . There was so much detail and thought put into the house. We will definitely be going back! We created some great memories there.
