### Beautiful walkout lakefront property - Location, Location, Location!!!

This home is perfectly located on the Chain of Lakes and is a great option for a family vacation, reunion, girls weekend, couples retreat, fishing escape or just a fun weekend getaway! The property is located at the south end of Budd Lake where you can enjoy beautiful sunset views from the patio or living room. There are so many activities and restaurants all within walking distance. Enjoy mini-golfing, swimming at the private sandy beach, walk over to the Channel Inn, and enjoy their famous “Channel Burger”, or play sand volleyball at the nearby Gomsrud Park. Whether you’re traveling with kids, family, or friends, this location has something for everyone.   
  
House details:  
This home is roughly 2,000 square ft. that offers a large family room with windows facing the lake that includes an electric fireplace. NEWLY RENOVATED.  
Renovations include: new appliances, new flooring, new siding and windows throughout the home, new countertop and backsplash, freshly painted kitchen cabinets, paneling removed with new sheetrock and fresh paint. You will love the new look!  
The sunken living room has a smart TV so you can stream Netflix, Hulu, etc. by logging into your accounts. We have cable and high-speed internet available! The sliding glass door off of the living room takes you onto the deck where you can sit at the patio table and enjoy some grilling on the propane grill. There is a pull-out Queen size sleeper sofa. Also on the main floor is the kitchen which is fully furnished to include all your basic needs. There is a laundry room with washer/dryer, vacuum, broom, and other basic cleaning needs. Off of the kitchen and laundry area is a coat closet that has a highchair, pack and play, and various board games for use. We have (3) kayaks available for guest use as well!  
The upstairs includes 3 large bedrooms all with new windows, new paint and carpet. Two rooms have lake views and the third bunk bedroom has a park view. All bedrooms have a box fan available (home also has central A/C). The upstairs bathroom is newly renovated with new flooring, tile, and vanity.   
There is a sunken lower-level bathroom that contains a newly tiled shower, toilet, and large vanity area for getting ready. There is a small single stall garage that is used by the owners for storage of lawn care items.  
There are multiple spacious grassy areas for kids and adults to play yard games, fly kites, sand volleyball, etc.

There are so many things to do and places to explore all within walking distance to our home.

\- Gomsrud Park with includes a brand new all-inclusive playground, built-in 2020  
\- Dairy Freeze (a favorite ice cream shop for locals)

\- Graffiti Corner (frozen yogurt, sandwiches, and coffee)  
\- Sommer Outdoors (check out free putters for mini-golf, purchase fishing bait, register for ice fishing tournaments, kayak rentals, firewood)

#### Perfect Lake Vacation

This is our second time staying here. We love the private beach, awesome park next door and ice cream shop within walking distance! The house is clean and comfy, with everything we needed. Owners respond quickly to any questions. We will be back next summer!

We had an amazing time! This house is located in a perfect location; short walk to a beautiful park, out the patio door to a nice beach. Short drive to free Mini Golf and the Aquatic Park for swimming if you want a day away from the beach. There was a Walmart, Hy-Vee and Fareway close by for any shopping needs. Dairy Freeze very close and walking distance for Ice Cream and some foods. Coffee shops close by too! House was as described, clean, cozy and big enough for my growing family! Had a nice dock, outside furniture and kayaks for use. Beach towels and a couple of floaties for the lake - we left a few extra for future guests too.Really the only downfall - the weather was not real cooperative; but that was out of the control of the host. We made the best of it by enjoying the outdoors when we could and playing games and watching tv with a little R&R when we couldn’t be outside and this house was the perfect location to do it! All in all - we would definitely stay again at this location! Thank you to our hosts for providing us with an amazing vacation and home away from home!

#### Girls' Weekend

Two college friends and our three girls ages 13-19 from Thursday to Sunday. The girls shared the bunk room and each mom had her own room. The kitchen was well stocked with everything we needed. Everything was clean and well cared for. We had a small issue with the dishwasher and someone was there very quickly to make sure it worked for us. Everything was as expected. Would definitely stay here again and recommend it to others. It was too cold to swim, but the house right on the lake would be absolutely perfect for a summer getaway too.

We were in town for a family reunion. Friends visited for one day, then our daughter and grandkids came and really enjoyed the beach!! So many fun activities close to this home. We will be back for sure!

#### Perfect Vacation!

Clean, spacious home! Our kids spent lots of time on the private beach and we used the kayaks daily. It was great to have the park next door and an ice cream shop so close! We had such an enjoyable trip and are planning to return next summer!

Lots of space and things to do within walking distance. Only complaint is we were wishing for more sunshine although we still enjoyed our stay :) Check in process was smooth and everything went as expected. Host was easy to reach if anything was needed.
