It was over all a good experience. The location was very good. Room was clean and spacious. The bathroom was small but served the purpose. Overall it was good value for money
Lovely stay and very comfortable bed, was nicely surprised how nice and spacious the room was. Great for the price and close to train station/ bus routes/ and city centre. Staff was lovely and attentive. Would happily stay again
While the room seemed like it had been cleaned, with fresh sheets and towels, looking at the general maintenance of the hotel and the rooms I wasn't filled with hope. The hotel smelled of cigarette smoke, which is ironic considering no smoking was very explicit and one of the many "rules" made clear.
While the bedroom was pretty well presented, the bathroom was the real shock, with a clearly stained bath mat (it was such poor quality anyway, just buy a new one for £5?) The sink and sides were unclean, and the towels had holes in them. And speaking of holes, we were in room 1, and there was a huge hole in the wall of the bathroom showing pipes and spiderwebs and god knows what else.
And finally after dealing with all of this after a long day, I laid down on the bed and 3 of the slats instantly broke and when I went to fix them, there was tape on them which must have been used to fix it previously.
Location wasn't bad, shower pressure was good.
Edinburgh Fringe or not, it is truly outrageous to charge over £100 for this room. £30 and I wouldn't have minded so much, but it seems like there's no reinvestment into the maintenance. Until this is sorted, I wouldn't waste your money and would go elsewhere.

Room was small and basic but comfortable enough for a base to explore the city. Plenty of eateries available nearby and regular buses into the centre for those who don’t fancy a twenty minute walk.
I had a really lovely stay here and would happily recommend it to other travellers. The location is excellent – everything you need is close by, with plenty of shops along the main street and easy access to public transport. Getting the bus was very convenient, which made exploring the area simple and stress-free.
The place itself met my expectations, and I was especially delighted with both the accommodation and my overall experience in Edinburgh.
A special thanks to the host, Ali, who met me on arrival and explained everything clearly – it made check-in very smooth and welcoming.
If I return to Edinburgh in the future, I would definitely choose to stay here again.

For the price point of the property you have to go in with certain expectations, I had these expectations altered during my stay, the room was clean, the bed was comfy and the host was very kind and helpful. I specifically stayed in the Double Room with King Bed and ensuite and cant fault anything.

Decent place to stay for a night or two. Great price. Great location with bus stops near by and walking distance from the train station. Easy check in and check out.
It’s slightly annoying you have to walk through a corridor to get to the toilet/bathroom & the facilities could be cleaner.
Staff were really helpful booking in, room was a good size, bedsheets were clean, TV was working.
The room itself was quite dark being a basement room, and the bathroom was quite small

Great location for exploring Edinburgh, city centre is easily walkable. Arrived late due to transport issues and host was very accommodating. Room was downstairs so no windows, but was clean and a nice place to stay in. Private bathroom wasn’t en suite which wasn’t an issue, but I feel like this could have been made clearer when booking. Other than that, great price for a very convenient location.
Convenient location, cheap price, get what pay for
Check in process not easy as time needs to be arranged and I then arrived 20 mins earlier than expected (takes proprietor about 5-10 mins to arrive from point of contact).
Room could do with some updating, felt like student digs with some mould on shower curtain, ikea furniture missing parts, doorhandle not working, crumbs under bed etc.
However, £90 per night at short notice when all other options (other than 10 person dorms) were >£300.
Location very convenient too.
Wallpaper was peeling on walls. Toilet far too narrow and bathroom a real state... Clean but clearly just painted over damp and painted over terrible wallpaper. Get rid of that wardrobe and hairdryer. Room too dark...needs ligteninhand a curtain to cover the scary window that is a window into a room. Dark and scary. Named the purple dungeon on reviews. Get rid of the purple and modernise it. positives are the host was lovely and beds comfy and clean. Needs re papering and re plastering . New bathroom sink etc.
The person who greeted me when I arrived was courteous and businesslike. The room was very small in area with the minimum of space and facility. It was not very clean with some areas very dirty. The room had a washbasin which was accessible only by clambering over the bed. The shared toilet and shower room were very cramped, basic and did not look very clean. I did not use the shower and the toilet as little as possible. I simply could not relax here and left as soon as I could in the morning. I was overall a sobering experience which I will never want to repeat.
I was met with a very warm welcome by a happy and friendly Manager when i arrived at the hotel.
The Manager took the time to show me to my room and to explain the facilities.
The room was very clean, the large bed in my chosen room was very comfortable. The ensuite bathroom was lovely, the shower was electric so there was plenty of hot water. The toilet was very clean with a washbasin which had a full liquid soap dispenser.
The room facilities included a comfortable chair to relax in plus Tea and Coffee making facilities with a good selection of tea's and coffee plus cream and sugar. Also a large bottle of Spring water and glasses was made available for my convenience.
The room itself was well cleaned and to note the room smelled clean, with no nasty odours. A credit to the cleaning staff at the hotel.
As a footnote on my very honest review here and to be very clear .... the room that i stayed in did have some tired furniture, but everything worked as it should and for the price that i payed i was more than pleasantly surprised....i was very happy.
The hotel is in a great location with many local takeaways and restaurants nearby, a selection of handy nearby small shops plus supermarkets including Sainsbury's and the Coop. Bus stops within 5 minutes walking distance of the hotel, with buses every 5 to 10 minutes into Edinburgh if you don't fancy the 25 minute walk.
All in all i was delighted with my stay in the hotel and would definitely recommend this to others.
