This lovely 168m² apartment is on the third floor and is accessible by stairs only.

The living room features a comfortable sitting area and is filled with natural light, making it perfect for relaxing or spending time with your group.

The kitchen is fully equipped with appliances, essential cookware, and crockery to meet all your culinary needs. A washer is also available for your laundry requirements.

Each of the four bedrooms includes a comfortable double bed with complimentary hotel-quality linens for a restful night’s sleep. They also offer ample storage space and a work desk with a chair, ideal for any work needs.

Both bathrooms come with all the essentials, including fresh towels and complimentary toiletries for your convenience.

The apartment is professionally cleaned before every stay to ensure your comfort and peace of mind.

To ensure peace of mind during your stay, all reservations require either a £500 refundable security deposit or a £20 non-refundable Damage Waiver, which covers accidental damage up to £200 (applicable to non-Airbnb bookings only). You can choose whichever option suits you best. Full terms and conditions are provided before purchase.

We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own.

Edinburgh, Scotland’s compact and hilly capital, is a city of striking contrasts. Its medieval Old Town and elegant Georgian New Town, with gardens and neoclassical architecture, create a unique historic charm. Dominating the skyline is Edinburgh Castle, home to Scotland’s Crown Jewels and the Stone of Destiny, traditionally used in the coronation of Scottish rulers. For breathtaking views, Arthur’s Seat rises majestically in Holyrood Park, while Calton Hill is crowned with iconic monuments and memorials.

The property is easily accessible by public transport and car.

The nearest tram station, Picardy Place, is just a 7-minute walk.

Edinburgh Airport is a 30-minute drive from the property.

A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards. This tax will be included in the accommodation price.

This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time of the day as long as you respect our standard check-in time (3 PM).

Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe.

There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee.

We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit. Local authorities may also be present (if required).
