Home & Carriage House, River Access, 5 min from Downtown

Welcome to the Toccoa Luxury Lodge. The home sits inside the gated Toccoa Preserve Community on 2.64 acres. Private access to the Toccoa River. Built in 2020, this large home has over 3,000 sq' of heated/cooled space.The home is less than 4 miles to downtown Blue Ridge, 1.8 miles to Old Toccoa Farm Golf Course.

You will love the open floor plan and high ceilings in this beautiful home.
The 2 story main house has 5 bedrooms with 3.5 bathrooms. The master bedroom (king) is on one side of the main floor with another bedroom (queen) ensuite separated by the living room. There is an additional half bath on the main floor, off of the living room. On the 2nd floor a second living area separates the rooms. On one side you have two bedrooms, One with a set of full bunks and the other with a queen bed. The remaining bedroom with a queen bed is on the other side of the living room. There is a full bathroom on the 2nd floor. In the carriage house we have a king bed with a pull out sofa bed. There is also a full bathroom and kitchenette in the carriage house.

The gourmet kitchen has all the appliances you will need with dining for 10 inside. Go to the outside to find another full kitchen, bar seats, dining for 8 and lounge furniture.


-The property is NOT suitable for loud parties and immature guests.
-All Rentals must be GA and Fannin County Compliant.
-Monthly discounted rates are available for the winter months. Send us an inquiry to discuss rates.
-6 night minimum in peak season. Call in regards to requests for shorter stays.
-3 night minimum in the off-season.

Surprise Birthday Weekend

Beautiful cabin! Really was a perfect fit for our family. Great layout and the outside deck was amazing. The flat top grill was a plus to have cooking. Will definitely be back.

Perfect for our family

We have 12 people in our group and this cabin accommodates us perfectly. It is clean, close to town ,has everything we need in the kitchen and good outdoor space for family and pets. This is our second time renting this particular cabin and would get it more often if our schedule permitted.

Friends for 40 years trip

The house was amazing with lots of room for our group of ladies. The house was close to town but located in a quiet wooded area with beautiful views. Because we are all in our seventies, we did not know how to operate the You Tube TV. We all agreed that it would be nice to have a notebook for renters that included important information when checking in and checking out, restaurants, grocery stores, etc.

Blue Ridge Family Trip

Beautiful, Clean cabin! Check-in was seamless and Chris was amazing and was available anytime we had a question. If you are looking to visit the Blue Ridge area this is the cabin for your family. We had 11 people and it was the perfect size. The cabin is 5 minutes from downtown shopping & eating. 10 out of 10! Come visit, you won't be disappointed.

Summer Vacation

The cabin met all of our expectation, very well appointed, great park down by the river that is available for those in the neighborhood. We have been coming to Blue Ridge for 12 years, best location we've had for seeing the area. There is a smell now and again outside from the farm down the road but nothing that would prevent us from staying again. Owner was very responsive, a branch had fallen off a tree and punctured the roof on the carriage house. The had someone out within two hours. Overall great stay.

Fun family weekend

Our family rents a cabin every year. This was one of the easiest to get to and had great walking area and a lovely park for fishing. Very close to town also. There could have been clearer markings or address for our destination and better lighting at night around the cabin, especially to the carriage house. The kitchen was a little disorganized but had plenty of what we needed.

inside problems

Outside was spectacular. Inside well the furniture in Livingroom recliners were broken, under that furniture looked like it never got cleaned. Pillows in bedrooms need to be replaced they were all stained. No utensils for bbq. The rugs in kitchen area looks like they were never washed. Water left in the reserve coffee pot. trash bins were full because renters before us didn't use trash bags. Clincher there were baby cockroaches all over the counter and table this leads me to believe there were others being hatched. Our opinion how well do they check the cleaners.

Inside cleaning issues

The property is very nice and spacious both outside and inside the house. And the apartment above the garage is also quite spacious. However, the kitchen was not properly stocked with cooking pots and pans and the cabinets in the laundry room were a complete unorganized mess. The rug in front of the kitchen sink needs to be replaced or power washed. The sheets and comforters on the beds were old and not clean. The cleaning crew does not seem to be very attentive in caring for the inside of the house properly. The property manager Chris was excellent in communicating with us during our stay and when we addressed these issues, he was appreciative in knowing about them and wanted to make sure everything was corrected so future guests will not have these same problems. Despite these issues, all of us had a wonderful time during our weeklong stay.

This is a very nice and cute cabin!

It is like 5 mins away from food places. Zip lining was 2 mins away as well as mini golf. The property was very clean! I had no issues at all contacting the property manager. Chris was very nice! I loved the cabin! First cabin trip was a success!
