Both balconies are enclosed with windows and doors that open/close, so you can enjoy either space regardless of the weather outside or time of year. The unit is newly furnished, with modern, comfortable furnishings. High end mattresses and black out drapes, for a great night sleep. Fully equipped kitchen for all your cooking needs. Washer and dryer inside unit. Two dining areas, inside and on balcony. Air conditioning and heat, to ensure your comfort against the high humidity levels found indoors on the island. High speed internet and newest OLEG smart TV so you can access your streaming movie sites. The main floor of the building has shops, a grocery store, gym (paid) and 3 restaurants. 24 hour access and very secure building. The natural and man made pool are across the street for those who want to go for a swim or a sun bath. There is also a playground for anyone travelling with younger children. Ponta Delgada is located on the south side of the island which has the best weather. It's also central, so a 45 minute drive gets you to either side of the island for any day trips. Whale, dolphin tours, fishing expeditions or sailing are across the street at the marina. This apartment was perfect for our family of five, four adults and a teen. Spacious and clean, plenty of toilet paper, shampoo, etc. Bed was very hard, but finding a soft bed in Europe is next to impossible! Communication with host was difficult at times. Elevators are very small, we always needed two trips. But the stunning view of the city and the ocean from the balcony on the 18th floor was worth every trip! And Pink cafe on the ground floor was superb!! Try the pasteis da nata and ham and cheese sandwiches on sweet bread!The check-in process was quite complicated, although the host provided photos and instructions, parking and finding the correct keypad and door was challenging. (The building is not only apartments.) My phone died one day and my son had to share battery with me from his phone so I could open the apartment door with the app (fob did not work and there was no key).Overall, highly recommended!! The location is perfect for exploring the city and the island as a whole. The views from the balconies are some of the best on the island. (The apartment is in the tallest building on the island so you get 360 degree panoramic views with lots of privacy). Everything was thoughtfully appointed and very comfortable. The neighbors are pleasant and the building is safe and secure with 24 hour door attendants (in fact whole city is quite safe, but it’s still a nice touch) Parking in the garage below building is very convenient, but the cost can add up for longer stays. There is a rental car office located on the first floor of the building, so it could be more Economical to simply rent when you need a car. Free parking is available a short walk away, but is not always available. Communication with host was great and they provided helpful detailed instructions. ##### john c. The location is right in the heart of the city, on the beautiful Avenida. You can't find a more convenient location. Easy access to (paid) parking across the street. The unit was as described with an amazing view of the city from the enclosed balcony. A/C is not the best - we found it best to just open the windows and let the coast breeze cool the unit off, but that was fully disclosed by the owner. Owner was lovely to work with, tons of helpful communication.
