Elite in every way
beautiful, scenic, quiet, luxurious. Perfect pool and spa. Amazing access to hiking trails. Great mattresses. Close to shops and restaurants. Unparalleled views. Everything our family (including teenager and senior) wants from a desert vacation house. Run don’t walk!

Perfect spot for families who like to hike
Base Camp is at the foot of many hiking trails in Palm Desert, the location and the house are both amazing. The outdoor space is full of natural beauty. We stayed there for a few days and immediately booked a return stay. This house is our favourite.

Plenty of Space!
We stayed at Base Camp for 4 nights and had a blast! We had at least 1 person in each room and had plenty of space, it did not feel crowded at all. I believe that Parties planning on staying there at maximum occupancy could do so and be very comfortable. The back yard is also very spacious and the pool has plenty of chair and towels and umbrellas — it feels like you’re at a resort pool. The kitchen has all the necessary equipment, flatware, cutlery, etc. (unlike some vacation homes) and the bedrooms have plenty of towels and soaps — all the necessities Would definitely recommend!

Great Desert Getaway
We had a great time! Really enjoyed the beach volleyball court, that was a big highlight! The view from the jacuzzi is gorgeous, very peaceful. All mattresses were very comfortable, everyone was appreciative of that. Bathroom accessibility was a problem in the sense that only 4 of the 9 bedrooms had a bathroom connected to them. Overall, it was a great home and we had a wonderful trip.

Outstanding and gorgeous property. Beautiful and well appointed. Wonderul semi private setting. Its exactly as described and photographed.We had a great and fun time with all the outdoor pools and games. The Hammocks are a plus and so is the fire pit and the outdoor BBQ and dining area - so beautiful. Indoors well appointed with suble, calming, beautiful furnishings and great beds! One very slight issue - need more bath/toilets for the number of bedrooms they have as the present numbers not sufficient in my experience - although I wouldn't hesitate to book again.

Absolutely amazing home!
This is a dream property for any vacation. An absolutely gorgeous home that is spacious, clean, well stocked, well managed, has a great floor plan, great decor, and an amazing location. A few yards from the front gate is Cahuilla Hills Park with great hiking trails and gorgeous views. You are also a 5 minute drive from all of the amenities and shopping you could ever desire. Book it now for a dream get away!

Beautiful Property
Our office stayed here for our visioning retreat weekend, and it was perfect for what we needed! The bedrooms were spacious, the kitchen was perfect for hosting our team dinners, and everything was clean and nicely furnished. The outdoor space was an amazing backdrop and perfect for early morning yoga. I definitely recommend this place!

Totally AMAZING location and property!!
Base Camp is all it is said to be in the other reviews and more! The photos make it look great but don't do it justice because it is all at least as good as it looks in the photos. We all had a brilliant and meaningful time together staying there and would do so again in a heartbeat when visiting Palm Desert again!! Top marks all round!!!

Beautiful property with lots to do. Loved the fire pit, pool and the bocce ball. We had a blast.!
We will rent this again. We celebrated a birthday here and enjoyed every minute. The layout of the house is perfect for a large group and we enjoyed the amenities.

Loved our Thanksgiving in the Desert!
Our extended family (ages 3-65) had an amazing time at the Royale home. We had plenty of space to play, relax, and feast during our Thanksgiving vacation. The home is well stocked and decorated. We liked being able to move the flexible outdoor furniture around as we needed. The property manager was very responsive to questions and someone came out to help us figure out the lights and TV. We would definitely come again!

Great Vacation Home
The house is exactly as pictured. Beautiful in every way. Check in and Check out was easy. The management was responsive to all our requests. Each room was more beautiful then then next. The views in the backyard cannot be beat. We felt very secluded. You will see some hikers off in the distance but nothing intrusive and from doing the hike you cannot see much of the house as its covered by a lot of palm trees. Our whole experience was Amazing. One thing I would note. This is not a house of night owls. The house has VERY strict quiet hours at 9pm. The exterior speakers and lights all turn off at curfew. We received nightly texts reminding us to be inside....the fines start at $1,000K if these hours are not met. Ultimately, we just moved the party into the house at night.

Perfect for large groups who want to unplug and relax
My old college pals and I had a fantastic stay at Base Camp. The pools were wonderful, the landscaping was lovely, and all of the rooms were very comfortable. Jen, the host, was very responsive and gave very detailed check-in and check-out instructions. We stayed for a week and only left the property to get groceries, hike on the trails, and get date shakes because we enjoyed our time "at camp" so much. No one wanted to leave and we all agreed it was one of the best vacations we've taken in a long time. Pro tip: there are umbrella holders in the shallow "shelf" areas of the pool!

Amazing desert getaway
This property has it all. Our family loved the fire pit, pool, close proximity to hiking, shopping and markets. The volleyball court was especially fun. The house came equipped with everything we needed during our stay, was clean and beautifully decorated. The management was available and easy to communicate with. We can’t wait to go back!

Great family getaway!
We had a great time at this property. We were a group of 12 ranging from 10-70yrs old and the house was perfect for all ages. We loved the pools, the volleyball court, bocce and ping pong. The tween kids loved having their own private space (the converted garage). House was super clean and everything worked great. There are several great hiking trails you can access from the backyard so that was very fun. Tons of bedrooms. Jen The property manager and her team were amazing and super responsive. Was a great getaway and we would love to go back.

Can't wait to come back
This property exceeded our expectations. Definitely one of the most well maintained properties we have stayed at, and we rent VRBO's quite frequently. The two salt water pools were extremely relaxing, as the higher density water allows you to float effortlessly. Only complaint would be that the two volleyballs that came with the house were deflated, but we bought a hand pump from a nearby sporting goods store and were good to go. We are looking forward to returning soon.

Nice but not without issues
The house was beautiful, but we had a few issues during our stay. The fridge temperature hadn’t been lowered before our arrival so we had no ice and a lukewarm fridge for about 12hrs during 110 degree temperatures. The small kids in our group were excited to stay in the bunk beds, but upon arrival we discovered the bunk beds can only be accessed by going outside of the main house. Since the kids in our group were 7, 6, 4 and 3 year olds, it wasn’t feasible for them to stay in an area that wasn’t easily accessible to parents without potentially falling in the pool, etc. This ended up with us being short a bed for a child, so we ended up having to sleep with an extra child in our bed. Lastly, we found dead mice floating in our pool on almost every morning we were there. We then had to wait for someone to come over and fish it out and then wait for the chemical shock of the pool to wear off before we could use the pools again. The people that managed the property were mostly responsive, which was nice. We were charged just under $400 in damages for a spot on an interior rug that we very well may have stained by mistake and an exterior rug that we were perplexed about what we could have done to damage it. Overall it was a nice home, but there are a few kinks that need to be worked out.

We are so pleased to know that you had a nice stay at Base Camp and we would like to thank you for providing this valuable feedback and allowing us the opportunity to respond to the issues you experienced. This brand new property is nestled directly at the base of a mountain and desert critters tend to want to visit from time to time, especially with the new backyard installation. As the groundbreaking settles and with an increased focus on pest control – we have seen great improvement with no recent complaints. To address a few more items – we wish we were notified during the stay about the sleeping situation. We have a queen-sized air mattress at the property ready to go with additional bedding and pillows! For the refrigerator - we had housekeeping at the property the morning of the arrival, which is why it was a little warmer as it was left open to clean. We have addressed this with our team to make sure they are getting to that task earlier so that the refrigerator has time to cool back down before guest arrival.

Perfect Stay at Base Camp
Amazing stay in Palm Desert with close family friends and kids ages 11-15. When at the property -- a true oasis. Unique, secluded location right up against the foothills with beautiful views, great hiking trials and lots of indoor/outdoor space and activities to enjoy. Well appointed kitchen with all the amenities. At the same time, a 5 minute drive to great dining, shopping and everything one would need. Property manager was very communicative and checked in several times during our stay. We could not recommend Base Camp more highly, and look forward to our next stay.
