– THIS IS A SELF-CATERING PROPERTY:  
  
Although we provide basic welcome amenities, we do recommend stopping by the nearest supermarket to purchase additional personal toiletries and desired meals.  
  
The home is non-smoking and absolutely no pets are allowed. Violation of this term will incur a charge against the guest responsible for the reservation.  
  
This home is under a pest control protocol applied by a professional company. But as this is a garden-style property, it means that its front and back doors have exit points to the outside, we ask all guests to please not leave any of the doors open as in Florida’s climate there are insects all year, so leaving doors and windows open will allow unwanted entry.  
  
– HOUSEKEEPING:  
  
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied.  
Clean sheets and towels will be available in the unit.  
  
Mid-stay cleaning services during your stay can be requested for an additional fee.  
  
– FOOD:  
  
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out.  
  
– TRASH DISPOSAL:  
  
The collection happens 7 days a week.  
  
The trash collection only happens when the trash is properly bagged and placed inside the trash bin without overflowing it. If there's excessive trash that won't fit the bin or if there's any garbage placed directly in the bins, the County will not collect it. In these cases, we will hire a private trash collection service and the cost of U$100.00 + taxes will be redirected to the guests.  
  
– POOL HEATER: Please note that pool heating is NOT included in the rental rate.  
  
Ordering the Pool Heating Service:  
  
Pool heating is available for $40 a day + taxes (minimum 4 days). If you would like the Spa to be heated, you will need to add the pool heat to your reservation. Pool heat is not recommended for short stays since it usually requires up to 24 hours to heat the swimming pool. Also, pool heating should be hired up to 48h before guest arrival. If it is ordered after that, a $30 connection fee will be charged. also, if the pool heater isn't hired for the whole stay a $30 connection/disconnection fee will apply.  
  
The spillover spa cannot be heated on its own. The spillover spa is attached to the pool, using the same water. There is no option to only heat the spa since it is the same water as the pool. When pool heating is chosen, the pool will be heated to a temperature of around 90-94 degrees Fahrenheit.  
  
In the coldest winter months heating the pool can be difficult as the water temperature drops overnight. Florida has a temperate climate, but cold fronts can bring overnight temperatures in the 30s and 40s that can last for several days. Unfortunately, under these circumstances, there is no way the pool heater will be able to keep the water at a temperature in the mid to high 80s. Please note that cold weather does NOT constitute a mechanical failure and no refunds will be given for problems that are due to cold weather.  
  
– BBQ GRILL:  
  
The use of the BBQ Grill is NOT included in the rental rate.  
  
The house has a grill available for rent. That will be provided for USD 130, and this fee will cover 1 gas refill. If interested, you need to notify us before arrival. A $30 connection fee will be charged if it is ordered after check-in.  
  
\- INTERNET / CABLE:  
  
We are not responsible for third-party services such as TV/Internet, if there may be an outage in the area, it is not refundable since they are complimentary services for our guests.  
  
– PARTIES:  
Parties at the house are not allowed. All homes that have a noise nuisance that ends up with the police being called to the house will result in a $500 FINE.  
  
TO AVOID ANY ADDITIONAL CHARGE, WE ASK THAT OUR HOME IS LEFT IN THE SAME CONDITION AS WHEN YOU ARRIVED.  
  
– ADDITIONAL CHARGES:  
  
If there is any damage caused by the guest and the Management Company has to send someone out to fix, repair, or do extra cleaning, additional charges will apply:  
  
\- Plugged toilet: $80.00  
\- Smoking inside the unit: $500.00  
\- Moved furniture and not returned to original placement: $100.00 per piece of furniture moved  
\- Excessive required clean or also considered a double clean: $200.00  
\- Frozen AC (this could happen if thermostat temperature is placed below 72F or if doors are left open): $200.00  
\- Check-out after 10am or late check-out is considered an extra charge.  
  
– STARTER SUPPLIES provided with the home include:  
  
\- 1 Kitchen Paper Towel  
\- 1 Small Bar of Soap Per Bath  
\- 1 Toilet Paper Roll Per Bath  
\- 1 Dish Washing Capsule in The Kitchen  
\- 1 Extra Trash Bag.

Good afternoon , first thing the the theater room was not working. we had to notify the host second when we get ready to go to bed linen was not clean It hair all over. the stove was not clean it had food chromes inside of it . also to top it off. The master bedroom downstairs We cannot take a shower because the water was backing up in the tub. the sink upstairs in the other master bedroom was backing up. the master bedroom downstairs did not have a fitted sheet on the bed they came out the next day with brand new sheet set for downstairsmasterbedroom. So that solidified that they know that in was no sheet for that bedroom.they came out the next day in fixed the issues. I wanted to leave, but I know that it was gonna be hard to find a place for my family to stay. TheyNeed to compensatin me some kind of way. i would have like to add more pictures, but this is all they will allow me put up. the be honest with you, none of the bedding was clean. it looks like. Someone had just left the house and they did no cleaning. They just did the lil touch up. i have a very ill wife and she cannot be around filth we had to get cleaning supplies

The house was very large with big bedrooms. It was better than I hoped for from the pictures. Overall it was very clean and in a nice gated community. We would absolutely stay there again!

#### Winter getaway

My husband and I vacationed with 6 kids in their 20’s. The layout of the house was perfect for this. We stayed in the bedroom downstairs and the kids stayed upstairs. There were enough beds and bathrooms for them and the common room with projection screen TV and couches was the perfect space to hang out. We all enjoyed the pool during the day and the pool table in the evenings. I have rented from VRBO for 15+ years. Every house we have rented has always had a collection of different things left behind by previous renters. Things such as spices, plastic wrap/foil, things like that. This house had nothing. There wasn’t any serving bowls or oven dishes or even oven mitts. As I have been doing this for years I had brought some of those things but if you didn’t there is a Dollar General just a few minutes away that has an aisle with a lot of the things you will need. Overall we all enjoyed our stay.

#### Appalled by Our Stay

My family and I have not only hosted but stayed in hundreds of rental properties - none of which had such a discrepancy between the price paid and the value received. First and foremost, the listing for this property states that there is a “Hot Tub,” which is also referred to as a “Spillover Spa” in the heating cost description. The heating costs state that to heat the hot tub, you must heat the pool as well, because they are attached through a spillover system. Given that we spent hundreds to heat this hot tub and pool system, you can imagine our upset when we opened the back door to see only a pool. We had paid extra to heat a hot tub that did not exist. After reading through and believing all of the positive cleanliness reviews left by other guests, I was sorely disappointed when my family and I arrived to an unsanitary home. Toilets were dirty, trash was found in closets, water was pooling under sinks, stains were found on pillows, the microwave was covered in food, and hair was tumbling over the floors, embedded within stained towels/linens. There were also price tags found on some of the home decorations, which signals to me that no attention is paid to the property. Further, we were endangered as guests, finding outlets that were hanging out of their place in the walls and posing a serious danger to any who used or touched them – I was shocked to see this in a family property with children’s bedrooms. \*Would NOT recommend this property.

We have thoroughly enjoyed our stay in Davenport. The villa was of really good proportion with plenty of space in both communal and bedroom areas. It was clean and well furnished, although bedside lights in the master bedroom would be a useful addition. The cinema room was great for both adults and kids alike, a really nice extra! The pool was nice and spacious although there was no spill over spa, as suggested in the listing. Communication with the property manager/owner was excellent and any queries were dealt with very quickly. I would definitely recommend this property and look at staying here again, should we visit in the future!

#### Clean and Spacious Home

Our family of 5 really enjoyed our stay. The house was very clean and had plenty of space for all of our kids to have their own rooms. The two queen rooms that shared a bathroom were perfect for our teenage daughters and we even had an additional king room for the days my in-laws joined us. The beds were all comfortable and the appliances seemed quite new and worked well. We also enjoyed the theater room upstairs-- with comfortable couches, a nice projection screen, and surround sound. We had some trouble with the pool heat the first week we were there, but by the second week they fixed it and it was 95 degrees (even when the weather was chilly overnight). Overall, we enjoyed the house and would stay there again in the future.

The house and pool are clean. Love the big beds in 4 of the bedrooms. 2 twins in the 5th. Plenty of room to spread out. Wi-fi works great. The price of the house doesn’t include the grill or heating the pool. i paid for both amenities. The grill was never unlocked and pool heat wasn’t turned on. i figured out the heater on the pool and received a refund for the grill. There are exactly enough towels for each person so plan on doing laundry while you are there if you are staying awhile. No kitchen towels. Ceiling fan in upstairs bedroom doesn’t work. A light socket plate in a bedroom is pulled away from the wall. Little things, but it just feels like the management company is doing the bare minimum on this house

#### Issues slow to resolve

The house was fine though the upstairs carpeting was old and stained. We did find a few cleaning issues like the microwave was filthy. The pool was not clean on arrival. There was an outlet behind the toaster oven hanging by the wires and the kitchen backsplash tile was never grouted. That being said the biggest issue was the a/c. The garage/game room a/c wasn’t working on arrival. After our first night the next day came home to the house at 83! Emailed property company and they cleaned the pool the next day but the a/c wasn’t serviced till day 3 of our stay. Not comfortable in Florida with a house at 83 degrees! Then they fixed it and that day was fine but the next day when we came home it was again 80\. Lastly they want to charge you for a tank of propane with the grill sitting out on the deck. I think this should automatically be included in a weeks rental. All other houses include the grill and a tank of gas!

We enjoyed the house. Property manager was available to help with our questions. The pool was heated upon arrival. House was clean and had what we needed. The only thing I wish there had been more linens and pool towels available. There were not enough pool towels for all 8 of us.
