LIVING & DINING AREA: The open-concept living space features a large L-shaped sofa, streaming TV, and sliding glass doors that lead directly to the front patio. The adjacent dining area includes a table with seating for six, creating a comfortable space for gathering and entertaining.

OUTDOOR LIVING: The front patio offers seating for four, a propane gas BBQ grill, and an ocean view—perfect for enjoying coastal breezes just steps from the beach.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided.
Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: One space is provided in a shared double garage and accommodates smaller vehicles only. Trucks and SUVs will not fit, and the garage must remain closed when not in use. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

This is an excellent place to stay. Family of 6 stayed for 4 days. The condo is only feet from the beach, there’s a nice boardwalk all along the beach for walking, jogging, rollerblading or biking. Lots of close restaurants. The most important thing for me when I rent a VRBO is it’s cleanliness, and this place was immaculate. I would definitely recommend this place and look forward to staying here again!
We enjoyed our time here. The property was as the photos showed. It's nice to have the garage space. Great location. We rented bikes and biked all over. We struggled with the combination lock on the front door at times, but overall we had a great time.
This house was a perfect house for my family. The bunk beds were a huge hit with the kids too. The house was steps away from the beach. The property itself was clean and organized. We did have a small issue with the heater however the property management company was at the property within 30 mins. The beds/matresses and furniture were slightly on the cheaper side but they were sufficient enough for our stay. They definitely could use more towels and kitchen silver ware and plates. Will be returning to this property again!
The property was very plain, almost stark. It didn’t feel warm or welcoming in the least. A few decorating and hospitality touches would go far.
The area is fun and beachy but we didn’t feel 100% safe.
We had an amazing time at this Newport Beach House (I am not sure if it has an official name yet!). The accommodations were great, very clean, just felt like they finished refurbing it last month. They had all the essentials you would need for renting the house for a week or a month. It was nice to have a parking spot in the garage, for those times when street spots were at a premium. While there are quite a few rules and regulations from the local authority, the Beachview Team made them pretty easy to handle, while still ensuring compliance. We will definitely consider this place on a return trip to Newport Beach!
We just finished our 6 night stay, and it was great. The balboa peninsula is one of the coolest places i’ve ever seen. The people are wonderful. The house was perfect for us and had Almost everything we needed. The listing was very accurate. It was steps from the sand and one of the coolest experiences ever! Everything was easy, checking in/out. I do wish they had a high chair for our one year old. it would have been convenient, we managed. All said and done I will definitely use BeachView and their properties again in the future.
Nicely appointed house, everything as pictured. Awesome location a few houses down from the beach and close to the Newport pier. Front entry lock is tricky to open. Need better instruction but I was able to call and get someone to help me. Bedrooms are spacious but the WiFi only works in the main living room. It doesn't reach to the bedrooms for phones and the TV kn master bedroom doesn't get WiFi signal. Overall nice place and nice to have a garage.
We booked this house sort of last minute. It looked very clean and was closer to the pier than the last house we rented on 40 something street a few years ago. This location was perfect. Close to the store, food, bike rental, shopping, etc. The house was very clean. I’m not sure what the situation is with the top floor unit as there is a sign that says private residence. However, we experienced quite a bit of wind for three of the days we were there. Something on the upper level patio was rocking around and sounded like someone was running back and forth on the upper patio. We heard this constantly in the living room of our rental. In the bedrooms you couldn’t hear it so it wasn’t an issue for sleeping. I went up stairs to see what it was and saw quite a bit of patio furniture and a large umbrella that was rocking around. I’m assuming that’s what it was. Because it said private residence I didn’t bother calling Beachview. The beds weren’t great. The master bedroom mattress was not comfortable and the second bedroom beds had mattress covers for small children so it sounded like my 16 year old son was sleeping on a paper bag every time he moved during the night. Mattress type preferences are different for everyone. Some like a firm mattress and some like a softer mattress so I wouldn’t hold that against them but my wife and I just weren’t comfortable. Overall the place was in a great location, clean, bright and open. We liked it except for those small issues.
We had a wonderful stay here. The property is absolutely beautiful and so clean. The location of this home is perfect. So close to the water and easy to walk everywhere. Will definitely stay here again.
House was great. Very clean and newly remodeled. Lots of space for everyone. Was stocked with everything you need. Excellent location close to shops and restaurants. Great rental rates of bikes and beach gear through rental company. Only suggestion would be to add an umbrella on front patio as no shade from sun.

We booked this on short notice and was nervous since it only had one review. The location was perfect-literally steps to the beach. The entry is very tricky and only my husband could open the door from both the inside and outside-if there was an emergency this would be an issue. I think that needs to be looked at but otherwise it was clean, all items were new and location was great.
Exactly as described. 4 houses from the sand and in a cute neighborhood. Street parking is tough but the garage was a lifesaver. Kitchen stocked perfectly w everything you need. Keypad to enter the property is a pain as mentioned prior. But everything was fantastic - highly recommend.
Everything was great. Very clean and all new updates throughout the whole place. Only a couple of things I wish I had that the property did not. Full length mirrors, different shower heads or better water pressure. Really small things that don’t matter much but would have made a big difference for me. But that won’t keep me from renting this place again.

The unit worked perfectly for us. Very clean and closer to the beach than expected, not to mention was able to walk to the grocery store. We would definitely stay again.
