Welcome to TOPS'L Tides 1103, your beachfront place in the Florida sun! This beautifully decorated, 11th floor condo offers unbelievable views of the emerald waters of the Gulf of Mexico. Lounge outside on your furnished balcony where you can relax with a good book or dine in the warm Gulf breezes. Inside, this vacation rental features a gorgeous living area, a dining area with a large table and seating, and a modern, well-equipped kitchen with stainless steel appliances. Guests will also enjoy access to a variety of on-site amenities including shared pools, a fitness room, tennis courts, two restaurants, and easy beach access. You’ll also have exclusive access to the coveted Tides Pickleball courts.

Get your toes in the soft white sand of the adjacent beach. Challenge the fairways of several well-known golf courses in the area, especially those over in Destin, just 11 miles west. Wander through the Village of Baytowne Wharf, two miles north, where you'll find several shops, fantastic restaurants, and a fishing pier all right on the shores of Choctawhatchee Bay. Or make a reservation to explore the 210 beautiful acres of the fascinating Coffeen Nature Preserve.

Beautiful condo

The unit itself was very clean and inviting. A couple things made me only give 4 stars. Ceiling fan in master bedroom was loud when running and the kitchen hot water had very low pressure and took awhile to heat up. Also unfortunately the people above us sounded like they were moving furniture around every evening. The Tops’l resort was great. Definitely go back

Phenomenal….until the last night.

This was our first vacation in 3 years! We were so excited to get back to Florida for much needed rest and relaxation. We researched properties and fell in love with Tops’l Tides. The unit was even better than the images! Amazing ocean views, clean and modern. The grounds and pools were perfect. A short walk to the white sand and crystal clear ocean. We couldn’t believe how perfect it was. Until the last night when new guests checked in directly above us. They were yelling, screaming, cussing, blaring the radio, hanging over their railing and in general not being respectful of any other guests. The behavior started around 8:00 pm. We couldn’t even sit on our balcony or keep the door open to enjoy our last evening. We understand that it is everyone’s vacation but this behavior is unacceptable and this is a matter than should have been promptly addressed and it was not. We notified security for the first time around 10:15 and then again around 11. We considered calling the police but as a law enforcement family we realize they have so many other things to deal with. This went on until at least 2 am! We had an early flight and got about 3 hours of sleep. It is such a bummer. We had the best time, loved the property and every staff we encountered was so friendly and kind. We couldn’t wait to come back and were already looking at dates. While we understand this behavior can and does happen all the time, the inability or unwillingness of Vacasa security to handle this situation or take it seriously is unfortunately a dealbreaker for us.

Family Getaway

Location: great, easy to access, & close to restaurants, grocery stores, golf, etc. Resort itself: great. Check-in easy, plenty of parking, easy access to elevators, poolside restaurant delicious! We enjoyed the indoor pool & mini golf was fun! The unit itself appears to be recently updated, although a little banged up from guests. Spacious for our family of 3, with plenty of room to spare. Kitchen decently stocked with essentials to cook meals. Gas grills located on property. The balcony was perfect, with a table for enjoying meals overlooking the ocean or just relaxing on the loungers. Access to the beach was perfect! There is a little bit of a trek across the beach if you want front row access to the ocean, as the beach service sets up their chairs & umbrellas along the beach in front of the resort, but not terrible. A few suggestions & things that could use improving on (cleanliness would be our biggest complaint): -Floor very dirty upon arrival, to the point our feet were black. A LOT of sand. I understand being on the beach invites the sand in, but a clean floor upon arrival shouldn't be too much to ask. I would've gladly swept the floor myself; however, we couldn't find a broom until the last day when we discovered it hiding in the closet with the washer & dryer. -What appeared to be dried hashbrowns? on the rug in the living room. -Sand on the dining table, under the glass top. -Cabinet fronts in bathrooms very dirty & what appears to be makeup stains from hands. -Jacuzzi tub in master appeared dirty & jets appeared moldy. I was looking forward to soaking in it at 5 months pregnant, but was not about to soak in dirty water. -No hangers in the closets to hang clothes. -We pulled the pull out couch out one night to have a family movie night & the floor under it, as well as under the mattress was extremely dirty. Thankfully, we didn't need this for an extra bed because I would NOT want to sleep on it. -They only supply you with limited essentials & don't mention to bring your own. If you plan to stay longer or have a larger family, be prepared to bring or buy additional paper towels, toilet paper, & garbage bags. -No larger kitchen appliances like crockpot or griddle. Not the end of the world, but bring own if need. -Dishwasher not level. Racks come crashing out every time it's opened. -Pools were very cold until last day when it seems they turned heaters on. Given beach & ocean access, we'd stay here again! Hopefully cleanliness improves!

Lovely beachside condo

What a beautiful condo! The view is priceless! The decor in the condo is very updated, beachy and clean. Great beds, showers and sitting areas. We felt very much at home and did not want to leave! The complex heated pools are large and the food at the pool bar is great as well! As a family we also enjoyed the sport courts and mini gold on the back side of the condo as well.

This condo is absolutely stunning! It’s exactly as it is described. The views are spectacular and the condo is so beautiful, when you are inside, you still feel like you are at the beach! If you are looking for a beautiful condo steps to the beach and pool, this is it. I traveled with my family that included a toddler and the immediate beach access was a huge plus!! My only complaint is the entry door is very easy to open from the inside even when locked. Not a big deal, but something to pay attention to if you have small children. Would definitely stay here again!!

Relaxing getaway!

This condo was so clean and welcoming!! And the balcony view can’t be beat! We loved everything the condo and area had to offer, we only wish we’d have stayed longer!
