Once you step foot into this nicely updated and luxury condo you will not have to leave, the kitchen provides everything you need to cook up a delicious vacation meal. Nikkini Beach Retreat offers unbeatable views from your own private balcony, perfect for enjoying your morning coffee or your afternoon cocktail. Spectacular gulf views from the living room, dining room, kitchen, and master bedroom.

Master Bedroom – The master bedroom boasts a king-size bed, en-suite bath, and. access to the balcony and a beautiful view of the beach and Gulf of Mexico. The Master bedroom also offers a large flat screen television and breathtaking gulf views. Second Bedroom – The guest bedroom sleeps additional 3 guests, as it includes a queen-size bed, 1 twin bed, and access to a full hall bath.

This gulf-front condo offers a unique and breathtaking view of the beautifully landscaped grounds and the sparkling waters of the Gulf of Mexico. Once you arrive inside the gated property you are surrounded by lush gardens, tropical pools, and white sand beaches that stretch for miles. Guests at Edgewater enjoy two huge swimming pools (one heated and the other with a waterfall!), toddler wading pool, adult hot tub, tiki bar (where you can have lunch poolside), professional putting green, shuffleboard, playground for children, basketball court, lots of open space to play soccer or football, fitness center, and underground parking.

Beach access: As a guest, you will have access to 420-linear feet of private beach. You can rent chairs and umbrellas from the onsite beach service company.

We had a nice stay with our family at the condo. Excellent communication with the property manager and anytime something happened they would check in. The Edgewater facility has made updates to make it nicer. A few things to note is I believe the owner might have a dog, there is dog hair in the cushions of the furniture so if you’re allergic be mindful.

Perfect Vacation

We enjoyed everything about our stay! The balcony was fantastic and provided a great view of the beach and ocean. The beach chairs and other items came in very handy and were used everyday. We enjoyed that the beach area was not as crowded as others in the area, it made for a more relaxing vacation. Will be back for sure!

Gorgeous & cozy beach bliss

We had a wonderful time on Spring break staying in this beautiful condo! Updated yet very cozy and perfect for families. Fully stocked kitchen plus fun stuff for the beach. Comfortable beds, a huge patio with 2 doors and plenty of comfortable seating out on the patio. I would absolutely stay here again and look forward to it!!! Thank you!

Beautiful/Relaxing Condo

This is our second time staying in this particular condo at Edgewater! It’s my favorite condo because of the beautiful updates and “feel” you have while you’re staying there! It has the most gorgeous views of the beach and close to the elevator! The resort has two large pools and is a short walk to the beach (one of few condos with these amenities)!

Great view & beach not crowded

Thew view from the condo is great. I love that the beach is private, it wasn't crowded at all which made the beach visits much more relaxing. I was a little frustrated I wasn't allowed to set up my own beach tent for my baby, but the chair service provided us an extra umbrella for free and that worked out well. The pool and hot tub were great too. I would definitely come back to this condo again. Only wish there wasn't an early check in fee, I've never been charged this at other condos if I got there an hour early, that's a little disappointing.

The condo is decorated adorable! The kitchen is stocked with everything you could possibly need. Pools are good, large hot tub. Private beach is a huge plus. Great location. The downside is a small master shower, mattresses are not the most comfortable and the on-site management company is not a fan of a 3rd party mgmt company, it was obvious!

It was beautifully decorated. Had every thing you need in the kitchen and for the beach!!! So nice to have beach chairs. We had a little maintenance issue we called and had a response within minutes and fixed with in the hour. Very professional. Would stay there again. Also the property pools and grounds are beautiful!! Well kept.

Nice getaway

The room was very nice. Condo association needs to repair things at the building. Down to one working elevator, out of three, I believe. Wires hanging for ceiling of elevator, broken air conditioner, I believe. Big pool was closed and had a broken pump for 2 weeks at least by talking to other guests. Looks like overall the grounds were nicely kept.

The condo was perfect! It literally has everything you need from a cooler to beach chairs and toys. It was very clean ,and the balcony is huge! The ocean view is perfect! The only complaint I have is the parking. We have a bigger SUV. There was parking marked High Top parking where smaller cars and smaller suvs parked. One night we had to park outside the gate due to no parking. Theres plenty of parking in garage but our vehicle wouldn't fit in the garage. Other than that, I would defiantly stay again!

Great place

Everything was as described online. I had read reviews that the front office people are rude to guests that rent from third parties and that is somewhat true. I could definitely tell they didn’t want to help us but I expected that. The property management for this unit was very responsive. The pool was excellent we were bummed the pump had just gone out on the pool with the waterfall so we couldn’t use it. Wasn’t a big deal tho. The beach wasn’t crowded at all. We had a great time.

Great Vacation

The property and unit are just as described in the pictures and descriptions. The unit is very modern and clean! The unit is stocked with everything you may need for a great vacation. The view is beautiful. The property could use a little work. The elevators are terrible. You will wait for quite a while for an elevator, however they are in the process of updating. The communication with the property manager is delayed when emailing and there is a difference in working with a third party property manager versus an owner when renting through VRBO if that’s important to you. There is absolutely no early check in without a fee- even 2 hours so keep that in mind. Overall it was a nice vacation.

Lovely Condo and beach

We had an amazing stay in this beautifully updated and decorated condo. The only complaint I have is the misinformation sent prior to arrival about what to expect with chairs and umbrellas. The management company sent information stating to bring your own umbrellas/cabanas when the Edgewater complex does not allow personal umbrellas but instead you must purchase from them for $40/day. After paying so much in rental fees, spending that money on something I can do myself is frustrating since I didn’t know ahead of time. Everything else was perfect.

Amazing view of the Gulf from private balcony!

This is our first time doing a Verbo rental. It was 100% accurate! From pictures to actually SEEING the property, was on point, with no exaggeration! Worth every penny. Loved the idea of waking up and walking straight to the beach, there was no need to drive, or the need to go see other beaches! Our 4 little girls were beyond over the moon happy to play at the beach, at the heated pool, or at the park. One stop shop! If I had only one “recommendation” not so much a complaint- the kitchen offered every gadget under the sun, it would’ve been nice to have had some simple spices and oil sprays for renters. As a family of 6, it’s not always easy to go out to eat, so having salt/pepper, maybe some basic herbs and oils to use as a staple, would’ve been nice to have to use in the kitchen. Also, maybe an extra set of towels to use while washing the used ones. Other than that, we can’t say enough about the location, the decor, the many options to eat indoor or outdoors, blankets to be cozy while watching tv, the overall comfort, we were speechless, and that says a lot coming from me because my standards are pretty tough! :) We are already planning our next stay at 901!!!

We did have a great time and the condo was great. I rated good. Because the front desk at Edgewater kept telling my husband we were third party renters and we weren't their guest and there was only one car tag left in the room and accused him of losing it. One lady in particular a red head. Otherwise all was good. Loved the view from the balcony and all the amenities.

My family had such a great time on our 2024 Spring Break vacation. We enjoyed the room and the edge water community. We enjoyed everyday even if it was a rain day and we spent the day shopping. We had something to do everyday! The pool/spa area was great and we enjoyed just relaxing poolside. We also thought the workout room was amazing with great equipment. All around great experience for us, would recommend to everyone.

NIkini Beach Retreat

The room itself was clean and would give it 5 stars; however, the property/common areas were not. Elevators were slow and dirty. For as much as we paid, the owners could leave more supplies, such as, toilet paper, garbage bags, dishwasher tabs, etc. The umbrella and chairs fees are ridiculous, especially, the way they are set up. They should come with the rental. Overall, it was a nice vacation.
