If you are looking for a FAMILY PET FRIENDLY - look no further! This home offers a stylish home with many extras, including an outdoor solar heated pool. Located on the Mornington Peninsula, this home is in a perfect location, just 1.2 km from Rye back beach.  
  
This ultimate entertainer is around the corner from the hot springs and golf courses and a 5 min drive to the back and bay beaches. Perfect for your summer or winter escape.  
  
Sleeping 15 guests, it is an excellent home for families.  
  
THE SPACE  
Not only does this stylish home offer an array of extras there is also plenty to do with your family, golf mates, or girlfriends for a spa and winery weekend. All the region’s attractions within easy reach – Sorrento, Main Ridge/Red Hill, Arthur's Seat all within 10-15mins. Seaesta Rye has a lot to offer where family and friends can unwind and relax. Neighbouring The Cups Estate winery, Peninsula Hot Springs and with 7 of Australia’s Top 50 golf courses within 10mins, this is a superb location for experiencing everything the Mornington Peninsula is famous for.  
  
The main residence unfolds with the seamless integration of two living spaces, complemented by two dining areas and an expansive open-plan kitchen.  
  
There are four bedrooms. The master is situated down one end of the home, and the other three bedrooms are close together on the side of the house.  
  
The home boasts not one but two spacious bathrooms. The main bathroom indulges with a bath and shower, while the ensuite is exquisitely equipped with a shower and toilet. There is an additional standalone toilet.  
  
A great size laundry room is available for guests with a washing machine and dryer.  
  
A generous 5th bedroom/games room is located in the outdoor bungalow area, which is great for entertaining. This remarkable space, an entertainment hub, encompasses a pool table, a television, and even a separate toilet, promising both young and old delightful moments.  
  
Step outdoors to bask in the sun-drenched pool and deck area, a private haven beckoning for leisurely afternoons. For those seeking a different kind of thrill, a game of table tennis awaits in the covered carport space. An ample room is also reserved for your vehicle within the welcoming embrace of the driveway.  
  
You will think you could be in a tropical location when you relax with a solar heated swimming pool (Note - the temperature of pool cannot be guaranteed - it is subject to the amount of sunlight).  
  
The house is in a residential street with surrounding permanent tenants so we only rent to mature guests that will remain respectful to our neighbours. The house is to be used for relaxation-style holidaying, loud parties are prohibited.

SECURITY CAMERAS: Your safety and privacy are our top priorities. External CCTV is in place, monitored only in the event of concerns or issues. The security cameras are located near the front of the home, driveway, and carport area.  
  
NOISE MONITORING DEVICES  
To ensure a comfortable experience for all guests and respect for our neighbours, we have installed noise monitoring devices both inside and outside the home. These devices do not record conversations but simply measure noise levels. We will only contact you if noise exceeds a reasonable level.  
  
GUEST ACCESS  
This home sleeps 15 guests across 5 bedrooms.

What to bring: fitted sheets, flat sheets, pillowcases, beach towels, bath towels, tea towels, hand towels and bathmats.  
  
Guests have the choice of:  
  
BYO Linen / Towels - Guests bring their own fitted sheets, flat sheets and pillowcases for each bed. Guests also bring their own beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations.  
  
Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.  
  
Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).  
  
Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.  
  
Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.  
  
If the stay is longer than 7 days, ask management for any additional pricing. For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible. Lost or damaged hired linen/towels may incur costs. Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.  
  
We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.  
  
NEIGHBOURHOOD  
The neighbourhood is safe and family friendly. Your guest guidebook/house manual (linked in your welcome message) also includes recommendations on things to do in the area, dining options, and local attractions. A QR code for the manual is also available at the property. If you need any guidance, reach out to our team, we are happy to help.  
  
GETTING AROUND  
There is parking available for your stay. We can provide parking information if required. Please ask us any questions.  
  
ADDITIONAL RULES  
Strictly no schoolies, parties, or events. Mature guests only. The property is patrolled by security. If neighbors complain or the police are called this could affect your bond and we have reserved the right to evict guests.  
  
Booking reservations can only be confirmed once the verification process has been successfully completed.  
  
Pets are welcome but must be cleaned up during/ after the stay.

3 generations fit easily in this large house. So homey and welcoming. Shame the weather wasn’t warm enough to use the pool but it was lovely to look at! Would definitely recommend and hope to return myself one day.

Stayed in Jan 2025, 12 guys on a golf weekend. Long driveway meant lots of off-street parking. Pre-check in communication with hosts was excellent. Good range of facilities for people to spread out. Table Tennis was a good side attraction. Pool is heated and was popular on warmer days. Rooms were spacious and beds were comfortable. Would recommend.

This was an extremely disappointing stay, particularly given the very high price and the importance of the occasion for our family.While the listing did note BYO linen, the lack of any linen or towels on arrival led to a prolonged and stressful attempt to resolve the situation through the management company. Despite assurances, the issue was not rectified in a timely way. As a result, my wife and I ended up sleeping without linen and drying ourselves after showering with an old beach towel found in our car.The time spent trying to resolve this significantly detracted from what should have been a special stay. We are experienced travellers and have never encountered anything like this.The property itself also fell short of expectations for the price. Only the main living area and one bedroom are serviced by split systems; the rear bedrooms were musty and uncomfortably hot.A very low-value offer was made to resolve the issue, which did not reflect the impact of the experience and is why the matter has been escalated to the platform.

#### Catered from two families well

Having the outside area with beds and a toilet was a great way to host several families. Lovely large family and dining space (there are two dining spaces which makes hosting more then one family fabulous!) Unfortunately the house and outside needs a little TLC and it would come back to life! Some ceiling fans would be well worth the investment too in bedrooms.Recommend to owners to purchase a clothes horse, would be handy.

#### The property needs maintenance 

The home was spacious, but the outdoor bedroom had noisy, squeaky roof sheets that needed maintenance, making it too unsettling for the kids to sleep in. The bath lacked a hose, making it difficult to bathe young children, the stove was faulty, the BBQ was rusty, and the above-ground pool lining needed a professional clean as well as all outdoor furniture (at least the tables) needed a good wipe to clean the dust. Overall, while this property may be an investment for the owner, it needs more upkeep to provide families with a comfortable and safe stay.Property management was attentive in communication but didn’t offer real solutions to the issues we raised, likely because the property needs improvements that simple aren’t a quick fix. The guest book had details about the issue with the oven timer but no other faults were advertised.We made the most of what was available, but unfortunately, we wouldn’t stay here again.

Stayed at this wonderful property. Very spacious. Plenty of room for my family 14 of us. The only problem we had was with the coffee machine we tried a couple of different pods but machine was not working properly. Would highly recommend staying.

We had a very relaxing long weekend. House was nice and clean. We had everything we needed. Pool is a solar heating and sadly was not hot enough to use. Other than that everything was really good! Perfect place for a large group.

A terrific layout makes this property perfect for multiple family groups, with plenty of room for everyone including at the dinner table. The hot water system is also great for large groups - there were 11 of us and nobody had a cold shower! The decor carries a fresh vibe and even though we stayed in Winter, the pool looked fantastic and would be excellent in the Summer.

#### Great house for a group get away in Rye

We had a great stay with friends. House was good size for a multi-family stay and the pool is great for kids as our 6 year olds could easily stand up. Kitchen is set up with all plates and utensils, you just need to bring food including pantry basics. Short drive to local beaches and shops in Rye. Solid value for money option and very clean and tidy.

First of all I would like to thank u guys on ur great customer service the team replied to my message within minutes. This house was on of the best houses that’s we stayed in for our yearly family gathering The house had everything we needed the entertainment area pool everything was great only one thing I did like about the house is the carpet in the bedroom was not that great which did ply with my asthma n allergies but overall excellent experience very happy 😊 Basma

#### Great house for large family or friends getaway

The large house had enough space for 5 couples & children, excellent entertainment with a pool, table tennis, pool table in huge bungalow to prevent waking babies at night, many roads to walk/run to back beach in quiet neighbourhood. The home itself has great wooden floors & space but bit run down & neglected upon our arrival. Pool was green and so low filter not working. We filled it in 4.5 hours & pool man arrived next day as public holiday. Floors in home quite dirty and dusty & bedrooms (not master suite) had a strong musty/dusty smell. Bathroom quite dusty, as though had been cleaned awhile prior and not just before our arrival. As beach houses go it was in good shape just needed easily fixed maintenance with aircon filters mouldy, fly screens and window sills need to be dusted and mattresses in bungalow and bunk room could use an update. The vacuum and mop were old so asked for clean & company responded immediately, offered to send cleaner, pool person, aircon person & everything to rectify. As to not interrupt holiday accepted floor clean & pool person fixed chlorine pool cleared in 2 days, PH levels fixed so safe for the young babies to swim as our main attraction to the property with 3 young kids. The company very helpful to try to rectify & friendly, even had bottle of wine on arrival and brought over tea & coffee. If paying usual rate okay but peak price with babies crawling on floors was expecting higher standard at arrival. Still had a fantastic holiday here!

Such a great house to celebrate an end of year team getaway , lots of space inside, the driveway fit 8 cars and not a bad area outside. Only one thing would be not enough toilet paper for the whole house that sleeps 15 (1 roll only for each toilet) otherwise would highly recommend!

All I wanted was to have the people that mean the most around me as I have terminal breast cancer and I wanted them to remember this birthday with smiles and laughter. This certainly happened. As a family we ate together, we drank together, we played card games together. The house was big enough for us to do this. It was clean and tidy.

The property is great for a large group. Lots parking space. Be aware if taking a dog the grassed area is not fenced/secure. The stay did not provide enough basic tea/coffee for the amount of guests booked, we got maybe 5 individual portions of tea/ coffee for 10 guests for two nights. Which felt very disappointing considering the price point of the property. The few coffee pods provided did not fit the machine!
